Gutter Cleaningin Wokingham
A newer house in Wokingham can still have blocked gutters, from leftover building debris, boundary trees or a run with very little fall. We clear new and old systems alike, flush the downpipes and explain what was holding the water back.
- Newer homes and older houses
- Leftover site debris removed
- Slow runs checked and flushed

A common surprise
New gutters block too often sooner than people expect
It is easy to assume a recently built house will not need its gutters cleared for years. In practice, newer homes collect debris from the day the scaffolding comes down: crumbs of mortar, sand and packaging from the build, leaves from the trees and hedges kept on the site boundary, and silt that settles in runs laid with only a slight fall. A first clear often finds more than the owner imagined.

Wokingham homes
A market town with a great deal of newer housing
Wokingham's historic centre grew up around the Market Place, where early timber-framed buildings were later faced in brick and the Victorian Gothic Town Hall adds red brick and slate. The centre is a conservation area. Around it, established neighbourhoods have been joined by a large amount of newer housing, including the regenerated streets around Peach Place, Elms Field and Carnival Place.
The town has also kept plenty of green space and mature planting. Many newer homes sit beside retained trees, hedgerows and landscaped areas, so even a house with a young garden can have established trees within reach of its roof. That mix of old and new means we see almost every kind of guttering here.
After the build
Leftovers from construction and later work
Gutters on a new house are fitted before the roof and walls are finished, and they catch whatever falls during the rest of the build. Mortar, sand, sealant, offcuts and wrapping can sit in the channel or jam an outlet. The same happens after later work, such as a loft conversion, roofing repairs or a new extension.
Because the material is heavy and often hard, it does not wash through. We take it out with the rest of the debris and mention anything unusual we find.
Long, level runs
When water sits in the gutter after rain
Modern houses often have long, simple rooflines with a single gutter running the full width. Fitted to a very gentle fall, they work well while clean, but silt and leaves settle wherever the water slows. You may see a line of standing water or a slight sag in the middle of the run after a shower.
We clear the full length and run water along it so we can see whether it drains to the outlet or lingers. A run that holds water even when empty needs adjusting by a specialist, and we tell you if that is the case.
Boundary trees
Young gardens beside established trees
Developments are often laid out around existing hedgerows and tree belts, which soften the new streets but also overhang the newest roofs. Oak, birch and other broadleaved trees on a boundary can drop leaves, seed and catkins into gutters several metres away when the wind carries them.
Homes on the edge of a development or facing open space tend to collect the most, while those in the middle of a street may stay clearer for longer.
The older centre
Period houses in and around the conservation area
Older properties near the centre may have cast iron gutters and hoppers, slate or clay roofs and fixings that have been in place a very long time. These are cleared carefully, without levering at joints, and anything rusting, cracked or loose is described in our report so you can decide on repairs with the right specialist.
Smooth slate tends to hold less moss than textured concrete tile, but nearby trees and years of silt still find their way into the channel and the hopper heads below.
How we work
A clear sequence for every house
Whether the house is two years old or two hundred, the work follows the same order. Access for anything unusual is agreed at the site visit.
- 01
Inspect from the ground
We look along each gutter, outlet and downpipe, and at the roof edge above, noting sags, standing water, split joints and fixings that have worked loose.
- 02
Remove every kind of debris
The pole-fed vacuum, worked from the ground wherever it reaches, takes out leaves, silt and leftover building material. A properly footed ladder is used where the pole cannot reach.
- 03
Watch the water run
Each run is flushed along its length and down every pipe, so we can see whether water drains away or sits in the channel.
- 04
Re-seat loose fittings
Brackets and joints that have shifted are put back where that will hold. A run that needs re-hanging or a cracked length is recorded for a specialist.
- 05
Report what was found
You receive a short, plain summary of the gutters and roof edge, including anything left over from building work that we removed.
The fine print
What a clear gutter will and will not do
Once cleared, a gutter in good order carries water to the downpipe again. Cleaning does not change the fall a gutter was hung at, reseal a joint that leaks, or repair a defect from installation, and it cannot reach blockages in underground drainage.
- Standing water in an empty gutter points to a fall problem
- Boundary trees mean gutters will fill again each autumn
- Faults found once the channel is empty are reported clearly

Questions
Gutter Cleaning in Wokingham: your questions
My house is only a few years old. Do the gutters really need clearing?
Often, yes. New gutters catch mortar, sand and packaging during the build, and boundary trees start filling them from the first autumn. A first clear is a good way to find out what is in there and how quickly it builds up.
Why is there standing water in my gutter after rain?
Usually because the run has very little fall or has dropped slightly between brackets, so water and silt settle in the low point. We clear it and test the flow. If it still holds water once empty, the run needs adjusting.
Can you adjust the fall of my gutter?
Only in a minor way. We re-seat a bracket that has slipped, which can bring a run back into line. Re-hanging a gutter to a new fall is installation work for a specialist, and we will tell you if it is needed.
Do you clean older cast iron gutters in the town centre?
Yes. They are cleared carefully, from the ground where possible, without levering at old joints. Rust, cracks and failed seals are reported rather than disturbed.
Do you flush the downpipes?
Yes. Every downpipe on the agreed runs is flushed once the gutter is clear. If water backs up in the underground drainage, we explain what that suggests so it can be investigated separately.
When is the best time to have gutters cleared?
Late autumn, once most leaves are down, suits most homes. Houses beside boundary trees that drop seed and catkins in spring may benefit from a second visit. We suggest timing after the first clear.
