The approach

One contractor, from survey to handover

Commercial properties rarely have one surface, one access requirement or one maintenance concern. A single site may include cladding, render, brickwork, roofing, gutters, paved entrances and service yards.

We survey the building and its surroundings before we price the work. The condition of each surface, the type of soiling or biological growth, access, drainage and the day-to-day use of the site all shape the specification of works.

Less management burden
One contractor takes responsibility for the survey, specification, mobilisation, delivery and handover, so the exterior becomes a problem you hand over rather than another task to manage. Chiltern Surface Co is owner-led, and you deal directly with the owner.
Reduced operational uncertainty
Access, working zones, site rules and programme are defined before mobilisation. Works are phased zone by zone behind agreed exclusion areas so access can be maintained wherever site conditions allow, and out-of-hours working is available where the site needs it.
A clear commercial decision
Property teams can review the project with confidence: there are no day rates and no overrun charges, and payment terms are set out in the proposal.
Asset and presentation control
Each affected area is treated with a defined method, and the proposal states a realistic outcome. Where complete removal of staining cannot be guaranteed, this is identified before works begin and the expected improvement is set out clearly.
A paper trail
The completion report reads as a property record rather than a gallery of pictures. The photography is part of that record: Chiltern Surface Co's founder, Jon McGrath, spent 15 years as a TV Director of Photography.
A route away from reactive work
Some sites need a one-off clean to deal with established dirt, staining or biological growth. Others are better served by planned preventative maintenance (PPM), which sets when each surface is inspected, cleaned or treated before its condition becomes harder and more costly to manage. For estates and multi-site portfolios, each property is specified on its own condition rather than forced into one schedule.

Safety and site control

Planned before we arrive

Roofs
We identify the roof covering before any work is proposed and request the asbestos register. Asbestos-cement and fragile roofs are never pressure-washed or walked on.
Wash water
We plan wash-water control and drain protection for every site.
Listed and conservation buildings
We use test areas and low-pressure methods on listed and conservation-area buildings.
Schools and care settings
We work in school holidays and INSET days, or behind exclusion zones away from pupils and residents.

Questions from property and facilities teams

Do you survey the site before quoting?

Yes. We visit the site and photograph the condition, and roofs and high-level areas are surveyed by drone before pricing, where airspace permits.

Is there a charge for the site survey?

No. There is no charge for the site survey.

Can you clean several exterior surfaces in one project?

Yes. Commercial sites often combine façades, cladding, roofs, gutters, paving and paths. All of them are specified together in one fixed-price proposal.

Do you use pressure washing on every surface?

No. Pressure washing suits some hard surfaces, but it is not the right method for every material. Soft washing is used on commercial render, and the pressure, temperature, products and equipment are chosen for the surface and its condition.

Do you undertake high-level work?

Yes. We survey the height, access points and working area first. High-level areas are reached from our dedicated tracked spider lift, owned and transported by Chiltern and operated by IPAF-accredited Chiltern Surface Co technicians.

What do we receive when the work is complete?

A completion report: the works completed against the specification, before-and-after photography, a defect schedule, any items outside the specification that need your attention, and sign-off. Where the asset warrants it, the report ends with a planned preventative maintenance (PPM) proposal and a suggested review cycle.
