The town
M4 distribution sites, business parks and the historic centre
Reading has a broad mix of distribution, industrial, office, retail and managed commercial property, including sites around the A33 corridor, Junction 11 of the M4 and other employment areas. These properties differ in scale, construction and daily use, so a busy warehouse yard needs different priorities from an office entrance or a customer-facing forecourt. Chiltern Surface Co is based in Marlow, Buckinghamshire, north-east of Reading and further down the Thames.
- M4 and A33 distribution sites
- Warehouses and distribution properties near the M4 and the A33 have active loading bays, HGV routes, parked trailers, security controls and limited windows for exterior work. The survey records priority elevations, service routes, drainage points and the busiest times of day, so the specification of works follows the way the site operates.
- Business parks
- Green Park, by Junction 11, has office buildings set around a lake. Suttons Business Park, in Earley, is made up largely of light industrial and warehouse units. Business estates combine reception areas, visitor parking, paths and landscaped boundaries shared with neighbouring occupiers, so the works are phased zone by zone behind agreed exclusion areas, and access to shared routes can be maintained wherever the site conditions allow.
- Town centre
- The Market Place/London Street conservation area is one of 15 in Reading. Its Victorian banks are built in natural stone; listed buildings and modest commercial premises stand beside them, many in the red, blue and buff brick of the town's own brickworks.
- Local conditions
- Vehicle traffic, loading activity, atmospheric deposits, shaded elevations and roof drainage all affect how a commercial exterior weathers. Tyre marks and grime build up on hard surfaces, while coated panels show water trails, algae and dirt beneath roof edges.

Safety and site control
Planned before we arrive
- Roofs
- We identify the roof covering before any work is proposed and request the asbestos register. Asbestos-cement and fragile roofs are never pressure-washed or walked on.
- Wash water
- We plan wash-water control and drain protection for every site.
- Listed and conservation buildings
- We use test areas and low-pressure methods on listed and conservation-area buildings.

Questions
Common questions
Can warehouse cladding and yards be cleaned together?
Yes, where the surfaces and access are suitable. One survey covers the elevations, gutters and the ground below, and the specification of works sets a top-down sequence around doors, loading bays and yards.
Can the work be planned around deliveries and loading?
Yes. Works are phased zone by zone behind agreed exclusion areas, around loading schedules, dock positions and vehicle routes, so access can be maintained wherever the site conditions allow. Out-of-hours working is available.
Is pressure washing suitable for every industrial surface?
No. It suits robust concrete and paving, but weak joints, weathered coatings and sensitive cladding need another approach. The survey decides whether pressure is appropriate.
What do you send after the survey?
A fixed-price proposal with a specification of works, programme and exclusions, and no day rates or overrun charges. After the works, a completion report with before-and-after photography, a defect schedule and a PPM proposal.
What information should I provide?
The full address or postcode, the property type, the surfaces involved, photographs if you have them, access restrictions and your preferred timeframe. For roof or gutter work, also the site's asbestos register and drainage drawings.
