The city

Georgian and timber-framed fronts, and working estates beyond

St Albans lies about 33 miles from our base in Marlow, by the M40 and the M25, which passes the city at junctions 21A and 22. Its commercial property runs from shops, restaurants, hotels and offices in the historic centre to light-industrial and trade units, schools, care settings and managed residential blocks.

City centre
The centre became a conservation area in 1969, among the first in the country. Georgian frontages line St Peter's Street, often with older timber frames behind them, and red brick, clay tile, slate, render and stucco are all common. A test area comes first on any listed front.
Cathedral and Clock Tower
The cathedral's Norman tower is built partly of Roman brick from Verulamium, and the Clock Tower is England's only surviving medieval town belfry. Premises around them trade onto busy footways and market streets, and each frontage is worked in its own zone.
Employment areas
Alban Park, Acrewood Way and Lyon Way off Hatfield Road, Porters Wood off Valley Road and the North Orbital Trading Estate hold offices, light-industrial units, warehouses and trade counters, with yards, loading doors and parking that stay in use.
Local conditions
Mature trees in the conservation area and around Verulamium Park shade older elevations, and traffic on the A414, A5183 and A1081 marks the roadside fronts.
Around St Albans
Harpenden, Redbourn, Wheathampstead, London Colney, Park Street, How Wood, Bricket Wood, Chiswell Green and Colney Heath.

Safety and site control

Planned before we arrive

Roofs
We identify the roof covering before any work is proposed and request the asbestos register. Asbestos-cement and fragile roofs are never pressure-washed or walked on.
Wash water
We plan wash-water control and drain protection for every site.
Listed and conservation buildings
We use test areas and low-pressure methods on listed and conservation-area buildings.
Schools and care settings
We work in school holidays and INSET days, or behind exclusion zones away from pupils and residents.

Questions

Common questions

Can you clean listed frontages in the city centre?

Yes. Each elevation is surveyed for its material, joints and earlier repairs, and a test area is approved before low-pressure methods are used on the rest.

Can a shop or restaurant on St Peter's Street keep trading?

Yes. Working areas are set up one at a time behind cordons, with the entrance kept open wherever possible, and early-morning or out-of-hours working where the footway is busy.

Do you cover the industrial estates as well as the centre?

Yes. Units at Alban Park, Porters Wood and the North Orbital Trading Estate are surveyed for cladding, roofs, gutters and yards, and priced in one fixed-price proposal.

Is the survey charged for?

No. The site survey is free, and we visit within five working days.

What should I include in the request?

Send the address, what the property is used for and whether it is listed, the surfaces involved, any access restrictions and your timing. Photographs help. Roof and gutter work also needs the asbestos register and drainage drawings.
