The problem

Cleaning a yard that has to keep working

Service yards, loading bays and hard standings carry an industrial site's vehicle and loading activity. Traffic film, compacted and windblown dirt, algae, moss, tyre marks, staining and material transferred from loading operations build up across external concrete, paving and service areas. The build-up affects how the site presents, and it hides the condition of the surface underneath.

Operational yards need more than a powerful machine. The yard stays in use while it is cleaned, so we survey the surface, contamination, vehicle movements, loading schedule, access and drainage before we specify the work. That gives a clear plan for cleaning heavily used areas while respecting the way the site operates.

A one-off clean suits a handover, audit, inspection, lease event or resurfacing project. Sites with continual traffic, shaded areas, heavy dust or repeated loading activity build up again and may be better served by planned preventative maintenance (PPM).

Concentrated use at the bays
Loading bays concentrate vehicle activity, pallet movement, dirt and staining in a relatively small area, and each bay can be cleaned only when it is released.
Coordination
Distribution centres can have extensive yards, multiple loading faces and near-continuous vehicle movement, so the work depends on coordination as much as cleaning technique.
Mixed ownership
On an industrial estate, shared roads, forecourts and service areas serve several occupied units. Responsibility can vary across the site, so the areas included are identified precisely.
Production constraints
Around a factory, shift patterns, deliveries, external plant and pedestrian routes shape the plan, and contamination from industrial processes may need controls beyond routine yard cleaning.
Drainage
Channels, gullies, interceptors, surface falls and known restrictions sit inside the working area, so they form part of the survey.

What we do

Specification of works

This service covers exterior yards and hard surfaces. The specification of works separates loading aprons, turning areas, pedestrian routes and other hard surfaces into zones, so facilities and operations teams can review the sequence clearly.

AreasConcrete yards and hard standings, loading bay aprons and dock approaches, external service roads and turning areas, pedestrian routes and staff entrances, suitable block paving and paved forecourts, and external waste and service zones where appropriate. On a shared estate, the works can cover one building, several units or the common external areas, with clear boundaries for each stage.
MethodThe yard is cleaned by pressure washing: pressure, water flow, nozzle, working distance and any suitable pre-treatment are selected for the surface and the type of build-up, and adjusted where the surface or condition changes. Works are phased zone by zone behind agreed exclusion areas, bay by bay or in agreed time windows, so access can be maintained wherever the site conditions allow. Tyre marks, hydraulic residue and oil spots are pre-treated where suitable. Heavier staining is specified under oil stain and contamination removal, and loading-bay contamination under industrial and loading bay contamination removal.

Before work startsWe ask the site to identify known contaminants and any areas connected to specialist drainage systems, and agree delivery windows, loading priorities, vehicle routes and staff entrances in advance. Where the residue or drainage arrangement needs controls beyond normal exterior cleaning, we raise it before the proposal is agreed.
RecordedExisting cracks, failed joints, loose pointing, eroded concrete and damaged drainage covers are condition issues rather than dirt, and they can become more visible after cleaning. They are listed in the completion report's defect schedule.
ExclusionsInternal warehouse floors, racking, machinery and hygiene cleaning; dock equipment and electrical components; surface and drainage repairs. Active spills, hazardous substances and regulated waste need the appropriate specialist response and are not part of this service; only residual staining is treated, after the event.

Questions

Questions about yard cleaning

Do you clean loading bays and dock approaches?

Yes. Loading bay aprons, dock approaches and the hard surfaces around access points can be included, sequenced bay by bay or by zone as bays are released. Dock equipment, electrical components and internal areas are not included.

Can you clean the yard while the site stays operational?

Yes. The works are phased a zone or bay at a time, so access can be maintained wherever the site conditions allow. Some areas may need a temporary access restriction, agreed with the site in advance. Out-of-hours working is available where the site needs it.

Can you treat oil stains and tyre marks?

Yes. Tyre marks and oil spots are pre-treated where suitable as part of the yard clean. Heavier or deeply absorbed staining is specified as a separate oil stain treatment. It may not disappear completely, and the expected improvement is set out before works begin.

How is the work priced?

At a fixed price. The proposal reflects the area, surfaces, contamination, access, operational constraints and drainage, and sets out the specification of works, programme and exclusions. There are no day rates and no overrun charges.

How often should an industrial yard be cleaned?

It depends on vehicle traffic, loading activity, surface type, exposure, drainage and the rate at which build-up returns. The completion report ends with a PPM proposal and a suggested review cycle for the priority zones or the wider site.

What do you need from us before the survey?

The site address, approximate yard area, surface types, number of loading bays, operating hours, known stains, drainage information and access restrictions. Site plans and photographs help where available.
