The problem
The exterior of an office is part of the visitor experience. Weathering, traffic film, organic growth and staining gradually leave façades, entrances and surrounding hard surfaces looking tired, even when the building itself is well managed.
On a business park, presentation has to be managed across more than one building, elevation and surface: entrances, cladding, paths, forecourts, gutters and roof areas. We survey the site as a whole, prioritise the areas that need attention and specify one-off work or planned preventative maintenance (PPM).
The work has to fit the day-to-day use of the property without becoming another task for the property team. Chiltern Surface Co takes responsibility for the survey, specification, mobilisation, delivery and handover, and plans the works to reduce avoidable disruption for occupiers, visitors, deliveries and on-site teams.
What we do
The combination of work depends on the materials, condition and priorities found at the survey. We identify each surface and the cause of the discolouration, then specify the pressure, water flow, cleaning products and application method for the material and its condition. Where a test area would help confirm the expected response, it is agreed at the survey. That gives facilities teams a clear basis for the proposed work and helps protect the finish of the building.

Yes. We take occupancy, entrances, pedestrian routes, deliveries and vehicle movements into account at the survey and sequence the works around them. Out-of-hours working is available where the site needs it.

A completion report: the works completed against the specification, before-and-after photography, defects found during the works, items outside the specification that need your attention, and sign-off. Where justified, it ends with a planned preventative maintenance (PPM) proposal and a suggested review cycle.
There is no single cycle for every building. Location, exposure, traffic, nearby vegetation, surface finish and presentation standards all affect how quickly soiling returns, so where planned preventative maintenance (PPM) is justified, the completion report suggests a review cycle for each area rather than one schedule for the whole site.
