The problem

What weathering does to a commercial façade

A building façade is exposed continuously to traffic film, airborne dirt, rainwater marks, algae, mould, bird fouling and other environmental deposits. Over time, these leave elevations looking uneven, neglected or older than the building itself, in full view of occupiers, tenants and the public.

Cleaning with the wrong method creates a second problem: aggressive pressure can mark or damage a delicate finish or leave it uneven.

The work itself has to fit around the site. Façades rise above entrances, pedestrian routes and vehicle access, and each site sets its own priorities: some need quiet, carefully phased work; others have large elevations, public access or busy operational areas.

Handover and lease events
A construction handover, reopening, lease event or refurbishment often calls for a one-off clean first, including post-build deposits on new façades.
Recurring growth
Buildings that repeatedly collect traffic film or organic growth benefit from planned preventative maintenance (PPM) rather than repeated one-off cleans.

What we do

Specification of works

Routine façade cleaning removes suitable surface contamination and restores a cleaner, more consistent appearance where the building fabric remains sound. Deeper staining and long-term weathering in stone, brick, masonry or render are specified through façade restoration. Where the distinction is not clear at enquiry stage, we recommend the appropriate route at the survey rather than specifying more work than the building needs.

AreasA single elevation, an entire property or several buildings within one managed site: offices and business parks, schools and colleges, hotels, managed residential blocks, dealerships and industrial buildings. Rendered, brick, stone, metal and composite, painted and mixed-material elevations, with entrances, frontage details and suitable signage. The detail by material is on the render and masonry, brick and stonework and cladding pages.
MethodLow-pressure cleaning and soft washing for delicate finishes and organic growth. Controlled pressure, with heated water where the material tolerates it, for established surface dirt on robust surfaces, adjusted to the surface rather than set at a fixed level. Targeted treatments for algae, mould and other biological growth, with controlled application and dwell time. We plan the method around adjoining surfaces as well as the elevation being cleaned. High elevations are reached from our dedicated tracked spider lift, operated by IPAF-accredited Chiltern Surface Co technicians: see high-level access cleaning.
Before work startsWhere useful, a representative test area confirms how the surface responds and sets a realistic expectation before the wider clean proceeds. We review the building height, elevation layout, ground conditions and surrounding activity at the survey, so the working zones and exclusion areas are agreed before mobilisation.
RecordedAnything found on the elevations during the works goes in the completion report's defect schedule, and any area that needs a restoration-led assessment is listed as outside the specification, for your attention.
ExclusionsCleaning does not repair the building fabric or its finishes. Where complete removal of deep staining cannot be guaranteed, this is identified before works begin and the expected improvement is set out clearly.

We work in school holidays and INSET days, or behind exclusion zones away from pupils and residents.

Our normal lift wind limit is 20 mph. Weather rescheduling is free of charge.

Questions

Façade cleaning FAQs

Do you pressure wash every commercial façade?

No. Pressure cleaning is suitable for some robust surfaces, but it is not appropriate for every façade, so the method for each material is set in the specification of works.

Can façade cleaning be completed around an occupied property?

Yes. The survey considers entrances, pedestrian areas, vehicle movements and normal operating requirements. Works are then phased zone by zone behind agreed exclusion areas so that access can be maintained wherever the site conditions allow, and out-of-hours working is available.

What do we receive when the work is complete?

A completion report: the works completed against the specification, before-and-after photography of the elevations, a defect schedule and sign-off.

Can you provide regular façade maintenance?

Yes. Where recurring contamination makes planned care worthwhile, the completion report includes a planned preventative maintenance (PPM) proposal, with a review cycle set by the façade material, orientation, surrounding trees, exposure and the rate at which contamination returns.

What do you need from us to arrange a survey?

The organisation name, property address, building type, approximate height or number of storeys, the affected elevations, any known access restrictions and your preferred timescale. Photographs are also helpful at enquiry stage.
