The problem

What a weathered exterior does to a retail site

Dirt around entrances, weathered façades, marked paving and organic growth on walls or canopies can make a well-run retail property look neglected. On a retail park, inconsistent presentation between units also affects the appearance of the wider site.

For the property or facilities team, the burden is everything around the clean: arranging access around tenants and the public, confirming what is included and showing what was done. Chiltern Surface Co takes responsibility for the survey, specification, mobilisation, delivery and handover, so the exterior becomes a problem you hand over rather than another task to manage.

Customer and pedestrian movement
Entrances, paths and forecourts can stay busy all day. We define the work areas around how people move through the site. Works are phased zone by zone behind agreed exclusion areas, so access can be maintained wherever the site conditions allow.
Deliveries and service access
Loading points, service roads and rear access areas often run to different patterns from the public-facing frontage. Delivery times, tenant access and site rules are agreed before mobilisation.
Mixed materials
Retail properties can combine coated cladding, render, brick, masonry, canopies and different paving materials. A robust concrete service area may accept a method that would be unsuitable for coated cladding, delicate render or an older shopfront, and excessive pressure can damage finishes, joints and more vulnerable materials.

What we do

One specification from the frontage to the service areas

The combination of services depends on the property, the condition of its surfaces and the priorities identified at the survey. A single shop or retail unit may need only its frontage, entrance, walls and adjacent hard surfaces. On a retail park, one specification of works can bring several units, shared walkways, entrance zones, external walls and selected service areas to a consistent standard, starting with entrances, the busiest customer routes and the most visible elevations before lower-priority areas.

Safety and site control

Planned before we arrive

Roofs
We identify the roof covering before any work is proposed and request the asbestos register. Asbestos-cement and fragile roofs are never pressure-washed or walked on.
Wash water
We plan wash-water control and drain protection for every site.
Listed and conservation buildings
We use test areas and low-pressure methods on listed and conservation-area buildings.

Questions about retail sites

What can be included on a retail property?

Shopfronts, façades, render, cladding, roofs, gutters, entrances, paths, forecourts, and suitable car park or service areas. We confirm the exact areas in the specification of works after surveying the property.

Can the work go ahead while the site stays open?

Yes, wherever the site conditions allow. Out-of-hours working is available where an entrance, route or service area cannot close during the day, and the programme in the proposal shows which zones are worked and when.

Can you clean several retail units in one project?

Yes. On a retail park we survey the units and the shared external areas together and set out one specification of works based on condition, access and priority. Shops on separate sites each keep their own specification within one coordinated multi-site programme.

Which method do you use on a shopfront?

It depends on the frontage material and the type of contamination. We identify both at the survey, then specify the pressure, water flow, cleaning products and application technique: controlled pressure washing, soft washing on render or another suitable method. Where it helps, a test area is agreed at the survey.

What do we receive when the work is finished?

A completion report: the works completed against the specification, before-and-after photography, defects found during the works, items outside the specification that need your attention, and sign-off. Where it is justified, the report ends with a PPM recommendation and a suggested review cycle.
