The problem

Darkened masonry, and the risk of the wrong method

Brickwork and natural stone are durable building materials, but years of exposure leave elevations darkened by atmospheric deposits, traffic film, organic staining and general weathering. On an office, hotel or high-street frontage, that is what occupiers, tenants and the public see of the building.

Bricks vary in hardness, porosity, age and finish, natural stone can react differently again, and mortar joints may be softer than the material around them. A process that works well on dense modern brick may be unsuitable for older brickwork or more delicate stone, and excessive pressure can mark brick faces, disturb vulnerable joints and leave the elevation uneven.

Large elevations rarely weather evenly. Upper sections differ from ground-level masonry, sheltered brickwork holds contamination that exposed areas lose, and extended or repaired buildings combine newer bricks, older sections and replacement mortar that respond differently once contamination is removed.

Atmospheric deposits
Airborne particles settle on textured masonry and make elevations appear darker.
Traffic film
Properties close to busy roads and vehicle areas develop visible environmental grime.
Organic discolouration
Damp or sheltered brickwork supports algae and other biological growth.
Water streaking
Rainwater travelling repeatedly across the same route leaves uneven marks, often below ledges and architectural details.
Weathering
Long-term exposure creates colour differences between protected and exposed parts of a façade.
Construction residue
Building or refurbishment work leaves dust, splashes and residue that differ from years of environmental weathering.

What we do

Specification of works

AreasBrick, natural stone and mixed masonry elevations on offices, schools, hotels, high-street premises, managed buildings and commercial units, from low-level walls to multi-storey façades. Stone surrounds, brick arches, columns, sills and decorative bands are scoped separately from the main wall. Façades after refurbishment are cleaned of construction residue, with fresh pointing, replacement bricks and new stone sections given additional care. Rendered sections are specified to their own method: see render and masonry cleaning. Restoration-led work on established weathering and deeper staining, and on listed or heritage façades, is covered by façade restoration.
MethodControlled pressure is used where brick hardness, joint condition and surface texture allow it, and the method is adjusted where pressure presents unnecessary risk: the objective is effective cleaning, not maximum force. Where organic growth is involved, a suitable treatment does more of the work, selected for the brick, stone, mortar and adjacent surfaces; extensive growth is covered by algae and biological growth removal. The method stays controlled where masonry meets glass, metal cladding, timber, painted surfaces, signage, doors and frames. Before work startsWe look at the brick or stone type and texture, the age of the elevation, the mortar joints, the depth and type of staining, previous repairs, existing coatings or treatments, water run-off patterns and nearby materials. Access is planned around building height, ground conditions, obstacles, pedestrian routes and the layout of the property. Where appropriate, a test area is cleaned before larger areas.
RecordedMortar erosion, cracking and loose sections revealed once contamination is removed are listed in the completion report's defect schedule.
ExclusionsMasonry repairs and repointing. Cleaning cannot reverse every change within the material, and the achievable result depends on the depth and nature of the staining within the substrate. Where complete removal cannot be guaranteed, this is identified before works begin and the expected improvement is set out clearly.

We use test areas and low-pressure methods on listed and conservation-area buildings.

We work in school holidays and INSET days, or behind exclusion zones away from pupils and residents.

Our normal lift wind limit is 20 mph. Weather rescheduling is free of charge.

Questions

Commercial brick and stonework cleaning FAQs

Can commercial brick cleaning damage mortar?

Yes, if the method is wrong. Inappropriate pressure or cleaning techniques can affect vulnerable mortar joints, so joint condition is part of the survey.

Can you clean natural stone commercial buildings?

Yes. Stone types vary significantly in density and porosity. Some are relatively robust and others are vulnerable to aggressive treatment, so we never clean stone as though it were ordinary concrete.

Can you remove black staining from masonry?

Yes, where it is surface contamination or biological growth. Darkening that is weathering within the material may remain; we establish the cause at the survey rather than over-cleaning in pursuit of a result the masonry cannot reasonably provide.

Do you carry out repointing or masonry repairs?

No. We clean the masonry. Mortar erosion, cracking, loose sections and other defects found during the works go into the completion report's defect schedule, so they can be addressed separately.

Why might you carry out a test clean?

A test area shows how the masonry and mortar respond, how much contamination can be removed and whether underlying colour variation or established staining remains. On larger or more sensitive façades, that is particularly valuable before extensive cleaning proceeds.

Can you work on an occupied commercial building?

Yes. Works are phased zone by zone behind agreed exclusion areas so that access can be maintained wherever the site conditions allow, and out-of-hours working is available where the site needs it.
