The problem

Shared exteriors on occupied blocks and estates

Entrances, paths, façades and communal areas are part of residents' everyday surroundings, and they gradually collect traffic film, dirt, organic growth and weather-related staining. Where different blocks or shared spaces are cleaned to different standards, the whole development looks inconsistent, and the condition of the exterior reflects on how the property is managed.

For managing agents, block managers, housing associations, freeholders and retirement living operators, much of the burden sits around the work itself: planning for residents who stay in occupation, confirming what is included and showing what was done. Chiltern Surface Co takes responsibility for the survey, specification, mobilisation, delivery and handover, so the exterior becomes a problem you hand over rather than another task to manage.

Residents and shared access
Entrances, footpaths, parking areas and communal routes often stay in use throughout the day, alongside deliveries. We plan the sequence and working areas around those movements: works are phased zone by zone behind agreed exclusion areas, so access can be maintained wherever the site conditions allow.
Several blocks, several surfaces
A development may combine render, brickwork, cladding, roof coverings, paving and boundary features across more than one block. The survey records each of them, so one specification of works can prioritise the most visible or affected areas and work towards a consistent standard across the development. Larger developments can be phased, beginning with prominent entrances, heavily affected elevations or frequently used communal areas before lower-priority sections. A clear specification for stakeholders
Managing agents and residential management companies need to understand what is included before work is arranged. The fixed-price proposal sets out the areas, methods, programme and exclusions, with no day rates and no overrun charges, so it can be reviewed and shared before the works begin.
Housing association properties
Varied building types and communal surfaces, often across more than one location. Each location is surveyed, and its specification of works sets its own priorities.
Retirement living
Occupied buildings and frequently used shared routes. Exclusion areas are planned around the layout and day-to-day use of the site.

What we do

Buildings and communal outdoor areas

One development can involve several materials and access requirements. The survey decides which services the specification of works includes, and façades, cladding, roofs, gutters and communal hard surfaces can sit in one specification. A robust paving surface may tolerate a method that would be unsuitable for coated cladding, older masonry or delicate render, so we identify each surface, its condition and the source of the staining before we specify the pressure, water flow, cleaning products and application technique. Where useful, a test area is agreed at the survey.

Safety and site control

Planned before we arrive

Roofs
We identify the roof covering before any work is proposed and request the asbestos register. Asbestos-cement and fragile roofs are never pressure-washed or walked on.
Wash water
We plan wash-water control and drain protection for every site.
Listed and conservation buildings
We use test areas and low-pressure methods on listed and conservation-area buildings.
Schools and care settings
We work in school holidays and INSET days, or behind exclusion zones away from pupils and residents.

Managed residential FAQs

What can be included on a managed residential development?

Façades, render, cladding, roofs, gutters, entrances, paths, courtyards and other communal outdoor surfaces. Internal communal areas are not included. We confirm the exact external areas in the specification of works after surveying the development.

Can you work on an occupied apartment block?

Yes. Before mobilisation we agree the working zones with you, and how residents, visitors and deliveries will reach shared entrances, pedestrian routes and parking while the works run. Out-of-hours working is available where the development needs it.

Can you clean several blocks within one development?

Yes. We survey the buildings and shared areas together, then set out one specification of works based on condition, access and priority. The work can run as one project or in phases.

What do you need from us before the survey?

The development's address and anything you already hold on the site, such as plans, photographs or the site rules for contractors. For roof or gutter work we also ask for the asbestos register and drainage drawings.

What do we receive when the work is finished?

A completion report: the works completed against the specification, before-and-after photography, defects found during the works, items outside the specification that need your attention, and sign-off. Where it is justified, the report ends with a PPM recommendation and a suggested review cycle.
