The problem

What blocked gutters do to a commercial building

Commercial gutters can hold large volumes of leaves, moss, roof debris and windblown material without the blockage being visible from ground level. Industrial buildings often have long channels, large roof areas and a heavy build-up of silt.

Clearing only what is within easy reach does not clear the blockage. We survey the roofline, the access and the drainage route before we price the work, and specify the full run, the outlets and the accessible downpipes together, so water has a clear route away from the building.

Overflowing water
Rainwater that should leave through outlets and downpipes repeatedly wets walls, cladding, fascias and the areas below.
Staining and growth
Persistent overflow leaves tide marks, green staining and biological growth across the roofline and adjoining elevations.
Weight and strain
Silt and leaves hold water in the channel, adding strain on joints, brackets and long industrial runs.
Hidden restrictions
A gutter can look clear in one place while an outlet, hopper or downpipe stays restricted. We treat the drainage route as one system.
Operational disruption
Overflow above entrances, walkways and loading areas creates avoidable maintenance work and disruption for occupiers.

What we do

Specification of works

The specification is set by the roofline, the gutter type, the level of debris and the access available, and by how the site operates. Industrial and logistics buildings bring long runs, operational areas and larger drainage systems. At schools and colleges and in care settings, the work area and sequence are planned around occupied buildings and site access. Business parks and managed estates may need phased work across more than one roofline or block. A one-off clearance suits visible overflow, prolonged neglect or the end of roof work; sites surrounded by trees or served by extensive roof drainage are better suited to planned preventative maintenance (PPM).

MethodLeaves, moss, silt and roof debris are removed first; gutters and outlets are then flushed with our van-mounted flushing system, and accessible downpipes cleared or flushed where appropriate. High runs are reached from our dedicated tracked spider lift, operated by IPAF-accredited Chiltern Surface Co technicians, with the access planned around ground conditions, roof overhangs, pedestrian routes and vehicle movements rather than improvised on the day. Cleaning fascias, soffits and other surfaces at height beyond the gutters is covered by high-level access cleaning.

RecordedVisible loose or separated joints, dropped brackets, corrosion and damaged sections, listed in the completion report's defect schedule rather than overlooked.
ExclusionsCleaning does not replace gutter repairs, drainage repairs or renewal. Where standing water, damaged sections or a blockage in underground drainage fall outside gutter cleaning, we record them so the property team can bring in the right specialist.

Safety and site control

Planned before we arrive

Roofs
We identify the roof covering before any work is proposed and request the asbestos register. Asbestos-cement and fragile roofs are never pressure-washed or walked on.
Wash water
We plan wash-water control and drain protection for every site.
Schools and care settings
We work in school holidays and INSET days, or behind exclusion zones away from pupils and residents.
Weather
Our normal lift wind limit is 20 mph. Weather rescheduling is free of charge.

Questions

Questions about gutter clearance

Do you clear downpipes as well as gutters?

Yes. Outlets, hoppers and accessible downpipes are checked, and cleared or flushed, as part of the specification of works. If a blockage extends into underground drainage, we record it for a drainage specialist.

Can you clean gutters on tall commercial buildings?

Yes, within the reach of our own tracked spider lift. We survey the roofline by drone before we price it, where airspace permits, and the proposal sets out the access for each run.

Can you work around an occupied building?

Yes. The survey takes in entrances, pedestrian routes, vehicle movements and how the site operates. Works are phased zone by zone behind agreed exclusion areas, so access can be maintained wherever the site conditions allow, and out-of-hours working is available where the site needs it. We hold £10 million public liability cover.

Are gutter repairs included?

No. Gutter cleaning does not include repairs or renewal. The defects we find are recorded, so the property team can decide what action is required.

How often should commercial gutters be cleaned?

There is no universal schedule. It depends on the roof, the gutter capacity, nearby trees, exposure and how quickly debris returns. The completion report ends with a PPM proposal, with a suggested review cycle where the site warrants one.

What do you need from us before the survey?

The site address, the building type, the approximate height, the number of blocks or gutter runs, known problem areas and any access restrictions. Photographs and site plans help.
