The problem

Why the exterior becomes a management problem

The exterior of a managed property shapes first impressions for occupiers, tenants, residents and visitors. Weathered façades, organic growth, blocked gutters and marked entrance areas can make an otherwise well-run building look neglected and generate avoidable queries for the management team.

For a property or facilities team, much of the burden sits around the work: arranging access around occupiers, confirming what is included, holding the paperwork and showing what was done. Chiltern Surface Co takes responsibility for the survey, specification, mobilisation, delivery and handover, so you have a problem to hand over rather than another task to manage.

Occupied and operational sites
Entrances, pedestrian routes, parking, service access and deliveries shape how the work is sequenced. Works are phased zone by zone behind agreed exclusion areas, so access can be maintained wherever the site conditions allow.
Clear priorities and boundaries
Property teams need to know which areas are included and why. The specification of works sets out the surfaces and methods, so responsibilities and priorities are easy to review and to share internally. Phased work can begin with entrances, high-visibility elevations or the areas where staining and growth are most pronounced.

What we do

One specification across the exterior

A specification of works can deal with one immediate issue or bring the elevations, roofs, gutters and external hard surfaces together, separating urgent or high-visibility areas from lower priorities. Managed buildings often combine render, coated cladding, brickwork, roof coverings and robust hard surfaces, and excessive pressure can damage finishes, joints or vulnerable substrates. We identify each surface and its contamination before we specify the pressure, water flow, cleaning products and application technique. Where it helps, a test area can be discussed at the survey.

Safety and site control

Planned before we arrive

Roofs
We identify the roof covering before any work is proposed and request the asbestos register. Asbestos-cement and fragile roofs are never pressure-washed or walked on.
Wash water
We plan wash-water control and drain protection for every site.
Listed and conservation buildings
We use test areas and low-pressure methods on listed and conservation-area buildings.

What exterior services can be included?

Façades, render, cladding, roofs, gutters, entrances, paths, courtyards, and parking or service areas. We confirm the exact areas in the specification of works after surveying the property.

Can you survey several managed properties?

Yes. Each property is surveyed and receives its own specification of works. Several properties can be brought under one contact and one standard, with consolidated reporting.

Can the building stay occupied while you work?

Yes. Access, working zones, site rules and the programme are agreed with you before mobilisation, and out-of-hours working is available where the site needs it.

What do you need from us before the survey?

The address of each property and anything you already hold on the site: photographs, site plans or site rules. For roof or gutter work we also ask for the site's asbestos register and drainage drawings.

What do we receive when the work is finished?

A completion report that reads as a property record for your files: works completed against the specification, before-and-after photography, the defect schedule, items outside the specification that need your attention, and sign-off.
