Patio Cleaningin Wokingham
Wokingham pairs a historic market-town centre with a great deal of newer housing, so many of its patios are only a few seasons old. We clean young and long-established paving alike to suit its material, then apply Chiltern EverGuard™.
- First cleans on newer patios
- Porcelain and sandstone
- Older paving handled gently

Our approach
A patio's first clean sets the pattern for how it is cared for after
On a newer patio, the first green film and the first lichen spots usually appear within a few seasons, often along the shaded edges. Cleaning at that stage is gentler and more effective than waiting until growth is established. At a free site visit we identify the paving, check the maker's care guidance where it applies and explain the method we would use.

Wokingham homes
An old market centre ringed by newer neighbourhoods
Wokingham's historic core grew around the Market Place, where early timber-framed buildings, many later faced in brick, sit close to the Victorian Gothic Town Hall. The town centre is a conservation area, and older gardens nearby can hold long-established brick or stone paving.
Around that core the town has expanded through established neighbourhoods such as Woosehill and Emmbrook and a good deal of recent development, including new homes in the regenerated town centre. Newer gardens are typically finished in porcelain, sandstone or concrete slabs, and green space and mature planting keep many of them shaded and slow to dry.
Newer patios
Caring for a patio that is only a few seasons old
A recently laid patio is not immune to growth. Within its first seasons, algae can green the shaded edges, moss can settle into the joints and lichen can start to spot natural stone, sometimes as pale marks and sometimes dark.
Catching that early means a gentler clean and less work for the treatment that follows. It also lets us check the joints before they have had a chance to wash out or fill with soil.
Manufacturer guidance
Porcelain, sealed stone and the maker's advice
Some newer paving comes with care guidance from its manufacturer or installer, particularly porcelain and stone that has been sealed. Certain products and pressures can dull a finish or affect a sealer, so where guidance exists we follow it.
Porcelain itself cleans up readily; the work is in an even finish across large slabs and clean, consistent joints. If a sealer has worn unevenly, we explain the options, as resealing changes the look of the paving and does not suit every stone.
Lichen spots
Pale and dark spots on natural stone
Lichen can show on sandstone and limestone as small dark spots, known as black spot, or as paler grey-white blotches. Either way it is living growth bonded into the surface, which is why a single pass with a jet leaves it behind.
We treat it with a specialist application rather than more pressure, then apply the Chiltern EverGuard™ Treatment, which works into the porous stone to target the live growth at its source. Long-established spotting can take a second visit.
Town-centre gardens
Older paving near the historic centre
Gardens close to the old centre can include brick paving, worn natural stone and walls of soft, old brickwork. These materials will not take the pressure that new concrete shrugs off, and their joints may be soft or long weathered.
We start with the gentlest method that will do the job and work up only as far as the surface allows, keeping water away from the base of old walls. Some patina is part of the character of these gardens and is left alone.
Our method
Five steps, adjusted to the age of the paving
A newly laid porcelain terrace and an old brick yard go through the same stages. What changes is how gently each one is handled.
- 01
Free site visit
We identify the paving, check its age and any care guidance, look at the joints, edges and drainage, and note where growth has started to take hold.
- 02
Preparing the patio
Loose items and debris are cleared, and nearby walls, planting and adjoining surfaces are considered so displaced dirt and water stay under control.
- 03
Gentle, material-led cleaning
The patio is cleaned at the lowest pressure that works on that material, keeping within the maker's guidance on newer paving and well clear of soft joints on older paving.
- 04
Treating lichen and joints
Pale or dark lichen spotting receives a specialist application, and joints that have lost sand during cleaning are re-sanded where needed.
- 05

The Chiltern EverGuard™ Treatment is applied to the clean surface to help slow regrowth, and we review the finished patio with you before we leave.
Before you book
What cleaning does, and what it leaves
Cleaning removes surface contamination and restores appearance. It is not a repair, and it cannot reset weathering that has already set into the surface.
- Cracked slabs and failed pointing need separate repair
- A worn sealer may need attention after the clean
- Historic staining on older paving may remain
- Shaded edges will show growth again first

Questions
Patio Cleaning in Wokingham: your questions
Does a new patio need cleaning already?
Often, yes, sooner than people expect. Shaded edges can green and natural stone can start to spot within its first seasons. An early clean is gentler and easier than waiting for growth to become established.
Will cleaning affect the sealer on my paving?
Not if the right method is used, which is why we check for a sealer and any care guidance at the site visit. Where a sealer has worn unevenly, we explain the options before any work is agreed.
What are the pale spots on my sandstone?
Usually lichen. It can grow as grey-white blotches as well as the dark marks known as black spot. Both are living growth bonded into the stone, so they are treated with a specialist application rather than removed with pressure.
Can you clean old brick paving near the town centre?
Yes, with care. Older brick and stone will not take the pressure that modern concrete can, so we start with the gentlest method that works and keep water away from soft joints and the base of old walls.
Do you repair cracked slabs or failed pointing?
No. Cleaning removes contamination and improves appearance, but cracked or loose slabs and failed pointing need separate repair. We point them out at the site visit so you know which parts of the result depend on them.
How long does Chiltern EverGuard™ protect a new patio?
Typically between 12 and 24 months, depending on location, surroundings, the paving and how it is looked after. Starting with a clean, young surface helps, but shaded edges will still show growth again first.
