Every roof is different, so our recommendations and treatments are tailored to each property. We consider the results you would like to achieve alongside the roof's age, condition, construction and suitability for different cleaning methods.

Our approach

A Bespoke Approach to Roof Cleaning

Based on the information gathered during your free site assessment, we will advise you on the most appropriate approach for your roof. Options include:

  • Manual moss removal
  • Softwashing
  • Low-pressure cleaning
  • Heat-assisted cleaning

Our aim is to achieve the desired results while using the least amount of pressure and cleaning solution possible. We only use methods suitable for your specific roof and select the most appropriate access equipment to achieve the best results while protecting its condition and structural integrity.

With every roof clean, we recommend an application of Chiltern EverGuard™ due to its ability to protect against the regrowth of moss, black spot, algae and lichen for approximately 12–24 months. We will also provide recommendations for an ongoing preventative treatment plan to help keep your roof protected over the long term.

Following the assessment, we will explain our recommended approach and the reasoning behind it. We then provide a free bespoke quotation based on your property’s unique requirements.

What we do

The Right Approach for Every Roof

Of all the exterior surfaces we treat, roofs demand perhaps the greatest degree of care, knowledge and judgement.

No two roofs are quite the same. Material, age, condition, pitch, access and the type and extent of biological growth all influence how a roof should be cleaned. That's why we have a range of methods available to us rather than relying on one standard approach.

Our assessment starts from the ground and, where appropriate, includes a drone inspection, allowing us to get a much closer look at areas that simply can't be properly assessed from below. It helps us identify potential issues, understand the condition of the roof and determine its suitability for the different cleaning and treatment methods available to us.

We'll then talk you through the options, our recommendation and, importantly, why we're recommending it. Depending on the roof, that could involve manual moss removal, low-pressure surface cleaning, specialist softwashing, targeted biological treatments, or a carefully considered combination of methods.

Access is just as important as method. We use the most appropriate professional access equipment to get our operatives as close to the working surface as practicable. The closer and more controlled we can be, the more precisely we can work — using the lowest appropriate pressure, paying greater attention to detail and treating individual areas according to what they actually need.

What a Full Roof Clean Can Involve

Every roof is different, so not every roof needs every stage. This is what a full roof clean can involve — at your site assessment we select the methods and treatments your roof actually needs, and explain why we recommend them.

    Free site visit & assessment

    We visit your property to assess the roof, understand your expectations and establish the most appropriate cleaning and treatment method. Using a drone, we inspect the roof closely and share the live imagery with you on site. We also determine the safest and most effective access method. Our operatives work as physically close to the roof as possible without walking on it, helping us achieve better results while respecting the surface.

  2. 02

    Report, recommendations & quotation

    Following the assessment, we provide a detailed report and quotation setting out our recommendations and the reasoning behind them. This includes a clearly defined statement of works, so you understand exactly what is included, how the work will be carried out and why that approach has been recommended.

  3. 03

    Booking & deposit

    Once the quotation is accepted, a deposit is required to secure the date or dates for the work. You will always be offered our next available date. Where this is not convenient, we will arrange the next suitable date with you.

  4. 04

    Pre-work briefing

    In the days before the project begins, you will receive confirmation of the operators carrying out the work, along with a clear what-to-expect briefing. This will explain the planned process, any preparation required and give you the opportunity to ask questions before we arrive.

  5. 05

    Works undertaken

    On the agreed date, our operators carry out the work in accordance with the assessment and defined statement of works. The agreed access, cleaning and treatment methods are followed carefully to deliver the intended result while protecting the roof, the property and the surrounding areas.

  6. 06

    Project handover & recommendations

    Once the work is complete, the project lead will provide a full handover, explaining what has been carried out, which treatments have been applied and what you can expect following completion. They will also answer any remaining questions and provide relevant aftercare and future maintenance recommendations.

Roof types

Roof types we clean and treat

From traditional clay tiles and natural slate to modern flat and metal roofing systems, we clean and treat almost every common type of roof covering. The only roof type we do not work on is thatch. Every roof is assessed individually. Its material, age, condition and construction all influence the access equipment, cleaning method and treatment programme we recommend.

  • Clay tile roofs

    Clay tiles can vary significantly in age, profile, finish and porosity. We assess the roof carefully before selecting a method that removes moss, algae and lichen while respecting the tiles and preserving their natural character.

  • Concrete tile roofs

    The textured, porous surface of concrete tiles can retain moisture and provide ideal conditions for organic growth. Depending on the condition of the roof, we may combine manual moss removal, controlled cleaning and specialist treatment to restore its appearance and help slow future regrowth.

  • Natural and fibre-cement slate roofs

    Slate roofs require a particularly controlled approach. We assess the slates, fixings and overall condition before recommending any work, using suitable access equipment and carefully selected methods without walking directly on the roof.

  • Flat roofs

    We work on a range of flat roofing systems, including felt, EPDM rubber and GRP fibreglass. Cleaning is carefully controlled to remove organic buildup without damaging the membrane, joints, edges or drainage outlets.

  • Metal and sheeted roofs

    Metal roofs and profiled roofing sheets can accumulate algae, atmospheric dirt and staining over time. We select an appropriate low-impact cleaning process for the coating and condition of the surface, paying particular attention to fixings, laps and drainage channels.

  • Other specialist roof coverings

    We also assess less common and mixed roofing systems on an individual basis. Where a roof is suitable for cleaning, we will explain the available options and recommend an approach specifically designed for that surface.

Low-Pressure Surface Cleaning

Where the roof is suitable and a more immediate visual transformation is required, low-pressure surface cleaning may form part of our recommended approach.

Working from the best available access position allows us to clean with greater control and precision, using the lowest effective pressure for the particular surface and its condition. Wherever possible, we work from specialist access equipment and poles rather than placing unnecessary weight on the roof itself.

Low-pressure surface cleaning isn't automatically right for every roof. Its suitability is determined during our assessment, and we'll explain exactly why we do — or don't — recommend it for yours.

As the final stage of every roof restoration, we apply Chiltern EverGuard™ as part of our standard procedure.

The treatment penetrates the roof surface, targeting moss, algae, lichen, black spot and residual spores that cleaning alone cannot always reach. It also creates an extremely inhospitable environment for organic growth, helping prevent it from becoming re-established.

Protection typically lasts for 12 to 24 months, depending on the roof covering, surrounding environment and exposure. As this period approaches, we will contact you by email and offer another free assessment to establish whether a further treatment is required.

Ongoing treatment requires significantly less investment than the initial restoration and, when maintained at the recommended intervals, can protect your roof against recurring organic growth indefinitely.

Roof Cleaning FAQs

Do you clean every type of tile the same way?

No. We look at the roof at the site visit and set the method and the pressure to suit the material. Clay, concrete and slate are all handled differently.

Do you remove moss before treating the roof?

Yes. The moss is taken off by hand first, and Chiltern EverGuard™ is applied to the cleaned roof afterwards.

How long do the results last?

Chiltern EverGuard™ protection typically lasts between 12 and 24 months, depending on the property's location, surrounding environment, surface type and ongoing maintenance. We'll give you our view of your roof at the site visit.

What pressure do you use on a roof?

The lowest pressure that will achieve the right result on that roof, decided at the site visit once we have looked at the tiles and their condition.

Do you clear the gutters afterwards?

Yes, as standard. Everything we take off the roof washes into the gutters, so leaving them full would simply move the problem. We clear the run and check the downpipes before we finish.

Can a roof be cleaned in winter?

Moss removal can be carried out through the year. We apply Chiltern EverGuard™ in settled, frost-free conditions, so in hard weather we'll carry out the removal and come back to treat.
