Roof Cleaningin Bracknell
Bracknell's New Town neighbourhoods were built street by street to a plan, so whole rows of concrete-tiled roofs are now ageing together. We plan access around estate layouts, clean to suit the tile and apply Chiltern EverGuard™.
- Access planned for estates
- Concrete tiles cleaned to suit
- Chiltern EverGuard™ as standard

Our approach
Neighbouring roofs age at the same pace but rarely in the same way
On an estate, a row of houses may share the same tile, pitch and age, yet one roof is green and the next fairly clear. Orientation, a tree in one garden, a gap between houses that lets the wind through: small differences decide where moss settles. We judge each roof on what is actually growing on it, not on what the street looks like.

Bracknell roofs
A post-war New Town and the developments since
Bracknell expanded dramatically as a post-war New Town, laid out as planned neighbourhoods with their own green spaces and community facilities. Those original estates now sit alongside later housing and newer developments, while places such as Easthampstead, Binfield and Warfield keep older buildings with a character of their own.
Concrete tile is the most common roof covering across the town's estates, in a range of profiles from different decades. The town's generous green spaces and mature planting keep some streets shaded, and roofs facing north or backing onto trees and open land are usually the first to turn green.
Access
Planning access around estate layouts
Planned estates bring their own access questions. Houses may front onto footpaths rather than roads, parking can be shared or limited, garages often sit in separate courts, and open-plan front gardens leave little room to set up beside a neighbour's car. We look at all of this at the site visit.
Most roofs are reached from an access tower or with poles from the ground. Where a tower will not stand safely or the roof is out of reach, a mobile access platform may be the better option. Whatever the equipment, operatives work beside the roof rather than on it.
Concrete tiles
What decades of weather do to concrete tiles
Concrete tiles are hard-wearing, but their surface slowly loses its smooth finish and becomes more textured and absorbent with age. Moss roots into that texture, algae darkens it, and lichen spots form on the more exposed faces. On older estate roofs all three are commonly found together.
- Moss: lifted by hand before any water is used
- Algae and staining: low-pressure cleaning or a soft wash
- Lichen: treated and left to fade rather than scrubbed
- Weathered colour: part of the tile, not dirt
Newer homes
Why a young roof can already look tired
Homes on the more recent developments are not immune. Smooth concrete plain tiles often show dark streaks and speckled algae before any real moss appears, especially on north-facing slopes and where young trees are now growing up around the houses. It is far easier to deal with at this stage than after it has had time to establish.
A gentle soft wash and treatment is usually all a young roof needs, and it keeps the tile surface in good order for longer.
Protection
Chiltern EverGuard™ on every roof we clean
Once the roof is clean, it receives the Chiltern EverGuard™ Treatment, which is part of every roof clean we carry out. The treatment penetrates the tile to deal with spores and residual growth and helps reduce how quickly moss and algae come back.
Its protection typically lasts 12 to 24 months, depending on the roof's exposure, shade and covering. We apply it only in settled, frost-free weather and email to offer a free reassessment as that period ends.
How we work
The stages of a roof clean on an estate home
The order of work never changes. What we decide at the site visit is the access, the method for your tile and how the area around your home will be kept clear.
- 01
Free site visit and access check
We look at the roof, the approach to the house and where equipment can stand, using a drone where appropriate and showing you the live images.
- 02
Report and quotation
You receive our recommended method, the access plan and the reasoning behind both, set out in a defined statement of works with a clear quotation.
- 03
Moss off by hand
From a tower, a platform or poles, operatives get close to the tiles without standing on them and remove the bulk of the moss by hand.
- 04
Clean and Chiltern EverGuard™
The tiles are cleaned at the lowest pressure that works for their condition, or soft washed, and the treatment is applied once the weather is settled with no frost.
- 05
Clear-up and handover
Gutters and downpipes are cleared and checked, shared paths and parking areas are left tidy, and the project lead explains the result and the aftercare.
Be realistic
A cleaned roof still shows its decades
Cleaning removes growth and dirt and makes a marked difference, but an older concrete tile will not regain its factory finish. Faded colour and surface wear remain, and a few replacement tiles may stand out.
Cleaning also does not fix cracked tiles, loose ridges or failed verge mortar. If we see them, we tell you so a roofer can assess them.

Questions
Roof Cleaning in Bracknell: your questions
Can you get access if my house fronts onto a footpath?
Usually, yes. Many estate homes do, and we plan for it at the site visit: where the equipment can be carried, where it can stand and whether poles, a tower or a mobile platform is the right choice.
My roof is fairly new. Why is it going green?
Smooth concrete tiles on newer homes often show algae streaks early, especially on north-facing slopes or near trees. It is a surface growth that cleans off readily at this stage, before moss has had time to take hold.
Do you clean concrete tiles with high pressure?
No. Moss comes off by hand first, then the tiles are cleaned at the lowest pressure that achieves the result, or soft washed. Excessive pressure on weathered concrete strips its surface and makes it more absorbent.
Will my roof look the same colour as when it was built?
No. Concrete tiles fade and their surface wears over time. Cleaning removes growth and staining and makes a significant improvement, but the weathering itself is part of the tile and remains.
Do you need to go onto the roof?
No. Operatives work from access towers, mobile platforms or poles, close to the surface without standing on it. That keeps weight off the tiles and lets them work more precisely.
What about the gutters after the clean?
They are cleared as standard. Moss coming off the roof collects at the eaves, so we empty every gutter run below the work and check that the downpipes flow before we leave.
What does the Chiltern EverGuard™ Treatment do?
It works into the cleaned tile to target spores and residual growth, helping reduce how quickly moss and algae return. Protection typically lasts between 12 and 24 months, and we email as it nears its end to offer a free reassessment.
