Soft Wash Treatment

Gentle on Surfaces. Tough on Growth.

Soft washing is low-pressure application with a specialist treatment, and it is what we use on render, brickwork, cladding and the roofline. It removes algae, black streaking and organic growth from surfaces that would not suit a higher pressure.

What the job involves

Preparation, Application, Rinse

Planting, lawns, glass and paintwork are covered or wetted down, the solution is applied evenly at low pressure, it is given the time it needs to work, and then the surface is rinsed down.

Most of the time on site goes into the preparation and the rinse rather than into the application, and we build that into the job.

How we work

Our working principle

Use the lowest possible pressure and the least amount of chemical necessary to achieve the right result. This may sometimes require additional applications or a more considered process, but we believe that is always preferable to taking the quickest or most aggressive approach. Our priority is to achieve the best possible result while protecting the surface and surrounding environment.

  • Render

    Render is what soft washing is for. Low-pressure application, given time to work, then rinsed down.

  • Brick & Masonry

    Organic staining and efflorescence are lifted with the solution rather than with pressure, so the mortar joints are left alone.

  • Cladding & Timber

    Composite, timber and fibre-cement boards are treated gently — gentle application, gentle rinse.

  • Roofline & uPVC

    The black streaking down fascias, soffits and gutters comes off with the right solution, leaving an even finish along the whole run.

Surface-Specific Soft Wash Treatments

Render, brick, cladding and the roofline are the surfaces we soft wash. The treatment is applied at low pressure and given the time it needs to work.

Planting and paintwork are protected first, the solution is applied and left to act, the surface is rinsed down, and Chiltern EverGuard™ is applied at the end.

How we do it, step by step

Every property is different. We start with a free site visit, assess the surfaces, then choose the method and the pressure that suit them.

    We assess the surface, its condition and its detailing to confirm soft washing is the right approach before anything is applied.

    Property protected

    Planting, lawns, glass and paintwork are covered or wetted down before anything is applied.

    Low-pressure application

    A specialist solution is applied at low pressure and given time to work on the algae, mould and organic growth.

    Gentle rinse

    The surface is rinsed down carefully once the treatment has done its work, and the planting is rinsed off with it.

    Chiltern EverGuard™ treatment

    Chiltern EverGuard™ is applied once the surface is clean. Protection typically lasts between 12 and 24 months, depending on the property's location, surrounding environment, surface type and ongoing maintenance.

The result

An Even Finish Across The Whole Elevation

The treatment is applied evenly across the whole elevation, so the finish comes back evenly.

That includes the parts nobody cleans: the gable you only see from the garden, the run of fascia above the conservatory, the shaded north wall. We quote the whole elevation rather than the easy part of it.

What is soft washing?

Soft washing is the low-pressure application of a specialist treatment, rather than cleaning with high-pressure water. We use it on render, brickwork, cladding, and gutters, soffits and fascias.

Do you soft wash render?

Yes — render is one of the surfaces soft washing is meant for. We'll check the condition of yours at the site visit before anything is applied.

Can you remove black streaks from gutters and fascias?

Yes. Black streaking on uPVC gutters, soffits and fascias is removed with the correct cleaning solution, restoring a clean, uniform finish along the roofline.

How long does a soft wash last?

Chiltern EverGuard™ protection typically lasts between 12 and 24 months, depending on the property's location, surrounding environment, surface type and ongoing maintenance. We'll advise on a maintenance interval for your property.

Will the treatment harm my plants or lawn?

Planting is covered or thoroughly wetted down before we start and rinsed off afterwards. We build the time for that into every job.

My render is cracked. Can you still clean it?

Usually. We'll look at it at the site visit, keep the pressure low, and point out anything we think wants a renderer's attention rather than washing over it.
