Render and Patio Soft Washing in Bicester
Render soft washing in Bicester: black algae lifted from a rendered wall and black spot from a porcelain patio, protected with Chiltern EverGuard™.
Soft Wash Treatment · Oxfordshire
Oxford's homes run from stone cottages and Victorian terraces to suburban render, often with narrow side passages and close neighbours. Our soft wash treats the algae and staining at low pressure, with access and protection planned around those tight plots.

What it is
Soft washing uses a specialist solution applied at low pressure. It is left on the wall to act on algae, lichen and organic staining, then rinsed down. Across a city full of painted stucco, older brick and softer stone, that matters: the growth is dealt with while the finish underneath is not blasted.

Oxford homes
Beyond the historic centre, neighbourhoods such as Headington, Summertown, Iffley, Marston, Wolvercote and Cowley each have their own mix of building ages. Stone is part of the city's identity, and Headington Quarry supplied much of its limestone, while Victorian and Edwardian streets bring brick terraces, painted stucco fronts and rendered bays. Later suburbs add family houses in brick and render, and the city has many conservation areas.
Damp comes from the rivers and the trees. The Thames and Cherwell corridors, mature gardens and the shelter of close-set buildings leave rear walls and side returns slow to dry, and those are often where green, red or dark staining is worst.
Terraced houses
On a terrace or a closely spaced street, the walls that stain most are often the hardest to reach: the back return in a narrow yard, the passage between two houses, the gable above a neighbour's extension. Access is worked out at the site visit, not improvised on the day.
Working close to other people's property also changes the preparation. Adjoining walls, neighbouring windows and shared paths are protected and rinsed as carefully as your own.
Stone
Limestone and other softer building stones can be marked by pressure that brick would shrug off. Older stone may also have a weathered face that is part of the building's character, or surface decay that cleaning should not disturb.
Where stone is sound and the staining is biological, a gentle soft wash can lift the growth without scouring the face. Where the stone is crumbling, flaking or covered in deposits that are not organic, cleaning is not the answer, and we say so plainly rather than proceed. That conversation happens at the visit, before any quotation.
Painted fronts
Painted stucco and rendered bays show staining quickly, particularly cream and white finishes on shaded elevations. The coating is checked before anything else: sound paint usually cleans well at low pressure, while flaking or chalky paint may look worse once the growth on top of it has gone.
Hairline cracks, hollow sections and failed sealant around windows are noted too. Cleaning will not repair any of them, and it is better that you know before the work than after it.
Colours
Green film usually points to algae on a wall that stays damp. Red or orange patches on render are often a different kind of biological growth that favours similar conditions. Defined grey or black spots can be lichen, and soot-like dark marks may be atmospheric dirt sitting over all of them.
Most of these respond to a soft wash, though not all at the same pace, and established marks can keep fading after the treatment. Staining with another cause entirely is identified at the visit and explained separately.
The process
Access and protection take more planning on a tight urban plot, so the visit before the work is where most of the decisions are made.
We identify each surface and the staining on it, look at the condition of stone, stucco and render, and work out how every elevation will be reached safely.
Planting, glass and paintwork on your property and any adjoining walls, windows or paths are covered or wetted down before any solution is applied.
The solution is applied evenly at low pressure and given enough contact time to act on algae, lichen and organic growth before anything is rinsed.
The wall is rinsed down carefully once the treatment has worked, and protected areas on both sides of the boundary are rinsed through with clean water.
Chiltern EverGuard™ is applied to the clean surfaces, and we review the result with you, pointing out anything remaining that is a repair rather than a cleaning matter.
Be clear
A soft wash usually makes a significant improvement to walls stained by growth, and we aim to restore the original appearance where the condition allows. It will not fix decayed stone, cracked render or failing paint, and some long-standing discolouration can remain.
Afterwards, the Chiltern EverGuard™ Treatment helps reduce regrowth. Its protection typically lasts between 12 and 24 months, depending on the location, surroundings, surface and upkeep, with shaded rear walls near trees or water usually at the shorter end.
Why us
We have already worked on properties in Oxford and cover the city from our base in Marlow, so its mix of stone, brick and stucco is familiar.
Narrow passages, rear returns and walls above neighbouring roofs are assessed at the visit, so the work is safe and controlled.
Adjoining property is protected and rinsed with the same care as yours, because terraced work always involves the neighbours.
All work is carried out by fully insured operatives, with the scope and method set out in a clear quotation before anything is booked.
Nearby
Alongside central Oxford we cover the surrounding neighbourhoods and edges of the city, including Headington, Summertown, Iffley, Marston, Wolvercote and Littlemore. The building mix shifts from one to the next, so every house is assessed on its own surfaces.

Questions
Yes, where the paint is sound. We check for flaking, chalking and cracks first. Sound stucco usually cleans well at low pressure; if the coating is already failing, we explain that before any treatment so it is not mistaken for cleaning damage.
Sometimes. Sound limestone with biological staining can often be treated gently. Stone that is flaking, crumbling or carrying non-organic deposits is not a candidate for cleaning, and we will tell you so at the visit rather than risk the face.
Usually, yes. Most rear walls can be reached from a yard, passage or garden with the right equipment. Where access depends on a neighbour's side, we discuss that with you beforehand so it can be arranged.
Not if the preparation is done properly. Adjoining windows, walls, planting and paths are covered or wetted and then rinsed, and work on a party wall stops at the line agreed with you.
Often a form of biological growth that favours the same damp, shaded conditions as green algae. It usually responds to soft wash treatment, though established patches can keep fading after the clean. We confirm the cause at the site visit.
Mostly. Much of the improvement is visible once the wall is rinsed, but some deeply set biological staining continues to lighten after the treatment. We tell you what to expect for your particular walls.
Typically between 12 and 24 months. A rear wall in a shaded yard or near the river corridors tends to sit towards the shorter end, and an open, sunny elevation towards the longer.
