Render and Patio Soft Washing in Bicester
Render soft washing in Bicester: black algae lifted from a rendered wall and black spot from a porcelain patio, protected with Chiltern EverGuard™.
Soft Wash Treatment · Oxfordshire
Green tracks below window sills, dark lines beside downpipes and a damp corner behind the planting all follow the path water takes down a wall. We read that pattern first, then soft wash at low pressure to suit the finish.

Where it starts
Few walls stain evenly. Water runs off a sill, drips from an overhang or lingers in the narrow strip behind a pipe, and that is where algae settles. By tracing where the marks sit and why, we can treat the growth properly with a low-pressure soft wash and point out anything feeding it that cleaning alone will not fix.

Thame homes
Medieval, Georgian and Victorian buildings stand side by side along the broad High Street and the lanes around it. Beyond the centre are Victorian and Edwardian houses, established family homes and newer developments, so brick, painted masonry, render and modern cladding all appear within a short walk of one another.
Much of the surrounding land is low-lying, particularly towards the River Thame, and after a wet spell shaded walls can be slow to dry. Older houses with mature gardens and newer ones overshadowed by neighbouring extensions both end up with sheltered corners, which explains why one elevation of a house so often needs attention long before the others.
Reading the marks
Details change how rain travels. A sill without a good drip sheds water down the same line every time, leaving a vertical track. A downpipe creates a sheltered strip where moisture hangs on. Roof overhangs throw water clear in some places and let it soak the wall in others.
Cleaning these areas well means following each mark back to its cause. If a stain looks linked to a fault, such as a gutter overflowing or a joint leaking above it, we flag what we can see so a recurring water mark is not mistaken for a treatment that has failed.
Telling stains apart
Soft washing is aimed at biological contamination: algae, mould and similar organic growth. Plenty of other marks look alike from the pavement but behave quite differently when treated.
We separate these at the site visit, so the method we propose matches what is actually on the surface rather than assuming every mark is green growth.
Brick walls
Boundary walls and retaining walls beside drives and steps often carry the heaviest growth on a property. They hold soil or moisture behind them, sit low among planting and rarely see full sun, so they stay damp through most of the year.
The solution is applied to the brick at low pressure and given time to act, rather than a jet being worked along the mortar. Joints, copings and the railings or planting above are considered as part of the same job.
Conditions
A soft wash depends on even, controlled application and enough contact time. Strong wind makes it harder to keep the solution where it belongs, and hot sun can dry it on the wall before it has done its work.
If conditions on the day are not suitable for a safe, even application, we would rather move the work to a better day than rush it. Giving the treatment the time it needs matters more to the finish than keeping to a fixed slot.
The sequence
The order of work stays the same from house to house. What changes is the detail within each stage, which depends on the surfaces and staining we found.
We identify each finish, what is staining it and where that staining is concentrated, and note defects, access and the planting and windows nearby before confirming the method.
Planting and lawns are covered or wetted down, and glass, doors and adjoining paintwork are protected so the solution only reaches the surfaces being cleaned.
The solution goes on evenly at low pressure, concentrated on the affected areas without unnecessary overspray, and is then left in contact with the growth.
When the treatment has finished acting, the wall and the protected areas around it are rinsed methodically, working from the top so nothing is left to run back over clean sections.
The Chiltern EverGuard™ Treatment is applied to the clean surface. We check the result with you and point out anything that remains which is a repair, not a cleaning, issue.
Realistic results
Where algae and organic staining cause the discolouration, the difference can be marked. An older coating may still show faded colour or patch repairs once the growth has gone, and render can keep natural variation where sections have weathered differently.
Chiltern EverGuard™ helps reduce how quickly growth returns, and protection typically lasts between 12 and 24 months depending on the surface, its surroundings and upkeep. A shaded corner will still see growth come back before an open wall does.
Why us
We work out why a wall has stained where it has, and tell you about anything feeding the growth that cleaning will not reach.
Organic growth is soft washed. Rust, salts and paint bleed are identified separately rather than treated as if they were algae.
Application is planned around wind and heat, so the solution stays where it should and has the time it needs on the wall.
Fully insured operatives who protect planting, glass and paintwork as a standard part of the job, not as an extra.

Questions
Because water leaves the sill along the same line each time it rains. That strip of wall stays damp longer than the rest, and algae establishes there first. Soft washing removes the growth, and we will mention it if the sill detail is making it worse.
No. Rust is not biological, so a soft wash aimed at algae and mould will not shift it. It may need a different specialist process, and older rust staining is often set into the surface. We identify it at the visit and explain what is realistic.
No. Soft washing relies on low-pressure application, with the solution doing the work on the growth. Concentrated pressure can mark a textured or coated render, which is exactly what the method is designed to avoid.
Yes, where the paint is sound. We look for flaking, chalking and loose areas first. Sound paint usually cleans well at low pressure, while a coating that is already failing may need decorating work rather than cleaning alone.
Rain during the work can wash the solution off before it has acted, and strong wind makes application hard to control. If the forecast or the conditions on the day are wrong for an even application, we rearrange for a better day rather than compromise the result.
No. Spores keep arriving on the wind and shaded walls stay damp. The Chiltern EverGuard™ Treatment applied after cleaning helps slow regrowth, and its protection typically lasts between 12 and 24 months, depending on shade, moisture and the surface.
No. Cleaning removes suitable contamination, but cracks, hollow areas and coating failure are repair work for a renderer. We note them at the site visit so you know what the clean will and will not address.
