Render and Patio Soft Washing in Bicester
Render soft washing in Bicester: black algae lifted from a rendered wall and black spot from a porcelain patio, protected with Chiltern EverGuard™.
Soft Wash Treatment · Oxfordshire
Red brick, flint, render, weatherboarding and timber framing all turn up within a few streets of Watlington. Our soft wash treats the algae and organic staining on each at low pressure, with the method set by the material.

The principle
A soft wash uses a specialist solution applied at low pressure and left to act on the growth before rinsing. It suits many finishes, but not every one in the same way. On a house that pairs flint with brick, or render with weatherboarding, we set out which parts are treated how before any solution is mixed.

Watlington buildings
The compact conservation-area centre holds historic cottages, Georgian town houses and former farmhouses, with more modern homes towards the edges. Red brick is the most common walling, often combined with flint, and older buildings also show render, exposed timber framing, weatherboarding and local chalk, known as clunch.
The town sits at the foot of the Chiltern escarpment. Mature trees, sheltered plots and garden walls that see little sun let algae, mould and lichen settle on north-facing and shaded surfaces. Timber outbuildings, fences and decks in those same gardens tend to go green or black at the same rate as the walls beside them.
Brick and flint
Flint walls are made of hard, glassy stones set in a generous bed of mortar, framed by brick at the corners and openings. The flint itself shrugs off most cleaning, but the joints around it are the vulnerable part, and they are also where growth takes hold.
A jet held close enough to clear those joints can wash out mortar at the same time. Soft washing reaches the growth in the recesses without that risk, because the solution does the work and the rinse stays gentle. Pointing that is already loose or missing is noted at the site visit, since cleaning cannot replace it.
Softer materials
Clunch is a soft chalk stone, and like old lime mortar and handmade brick it can be fragile once it has weathered. These materials need restraint more than anything else.
We assess their condition closely before proposing any treatment. Where a surface is too soft or too far gone to clean safely, we say so and suggest it is looked at by someone who repairs historic masonry. Declining part of a job is better than damaging something that cannot be replaced.
Timber
Timber and composite surfaces are among those the method is made for. Weatherboarding, fencing, decking and the walls of sheds and stores collect green film and dark staining, particularly where they stand in shade or against damp ground.
These are treated with gentle application and a gentle rinse, so the grain is not raised or torn as it can be under a hard jet. Bare, painted and stained timber are each checked first, because a tired coating behaves differently from sound wood.
Under the hills
Walls and timber that face away from the sun, or sit beneath trees on the slopes behind town, dry slowly after rain. That lingering damp is what lets growth establish and come back. It is normal for one elevation, one fence line or one corner of a garden to need far more treatment than the rest, and we scope the job around where the growth actually is. Our quotation reflects that, rather than a flat rate per wall.
Step by step
On a building with several traditional materials, the assessment does most of the deciding. The remaining stages follow from it.
We identify every material involved, check the pointing, coatings and the condition of older stone and brick, and agree which surfaces will be soft washed and which will not.
Planting, lawns, windows and painted finishes are covered or wetted down before treatment, with extra care where climbers or borders grow against old walls.
The solution is applied evenly at a strength set for each surface and left to act on the growth. Softer materials receive the gentlest effective treatment.
The treated surfaces are rinsed down gently along with the protected areas, then checked for an even result across brick, flint and timber alike.
Chiltern EverGuard™ is applied once the surfaces are clean, and we explain what to expect next and how shade around the property affects regrowth.
Limits
The treatment removes organic growth and the staining it causes, often with a significant improvement. It does not restore failed pointing, perished timber, flaking paint or decayed stone, and some old discolouration is set into the surface. After cleaning, the Chiltern EverGuard™ Treatment helps reduce regrowth, with protection typically lasting between 12 and 24 months depending on shade, surroundings, surface and maintenance.
Why us
Brick, flint, clunch, render and timber are recognised and assessed separately, never cleaned at one setting across the whole house.
If a surface is too fragile to clean safely, we leave it alone and explain why rather than risk harm to it.
Fences, decks and timber outbuildings can be soft washed in the same visit as the house, so the whole plot looks cared for.
Our operatives are fully insured, and the access, protection and scope are all agreed with you before work begins.
Nearby
Beyond the town we cover nearby villages including Pyrton, Shirburn, Lewknor, Cuxham, Britwell Salome and Christmas Common. Many have the same brick, flint and timber buildings, set close against the hills.

Questions
Yes, in most cases. The solution reaches the growth in the deep joints around the flints without a jet being aimed at the mortar. We check the pointing first, and if it is loose we tell you before any treatment.
Sometimes. Clunch is a soft chalk stone, and its condition varies a great deal. Sound clunch may tolerate a very gentle treatment; weathered or crumbling clunch should be left for a historic masonry specialist. We will give you a straight answer at the site visit.
Yes. Timber and composite decking, fencing and garden buildings are among the surfaces soft washing suits. They are treated with a gentle application and rinse so the timber is not torn or furred up.
No, not with proper preparation. Planting is covered or thoroughly wetted before we start and rinsed afterwards. Climbers fixed to a wall are talked through at the visit, as they affect how that section can be reached and treated.
Shade and moisture. A wall beneath trees or facing away from the sun stays damp longer after rain, which gives spores a better chance to settle. Open, sunny elevations dry quickly and usually stay clear for longer.
Typically between 12 and 24 months. It depends on the property's position, what surrounds it, the surface and how it is maintained, so a sheltered garden wall under trees will generally sit towards the shorter end.
