Render and Patio Soft Washing in Bicester
Render soft washing in Bicester: black algae lifted from a rendered wall and black spot from a porcelain patio, protected with Chiltern EverGuard™.
Soft Wash Treatment · Oxfordshire
Set high among beech woods and commons, Nettlebed's houses and garden walls spend much of the day in shade. Our soft wash treats the algae and lichen that thrive there at low pressure, then Chiltern EverGuard™ helps slow its return.

The method
Rinse a green wall with water alone and the colour may lift for a while, but the growth underneath is largely untouched. A soft wash applies a specialist solution at low pressure, gives it time to act on algae, lichen and moss, then rinses it away. On a shaded wall in a wooded village, that difference shows.

Nettlebed
Nettlebed sits high in the wooded Chilterns between Henley-on-Thames and Wallingford, with its centre a conservation area and many of its dwellings listed. For centuries it was one of the most important places in the Chilterns for making brick and tile, a trade that carried on into the twentieth century, and an old brick kiln still stands in the village.
The surroundings are what shape the cleaning. Beech woods, mature trees and large areas of common land press close to many properties, so walls, paths and outbuildings get little direct sun and dry slowly. Leaf fall settles at the foot of walls and holds moisture there, giving algae, lichen and moss conditions they like all year.
Older brickwork
Older brick tends to vary from one course to the next. Some faces are hard and well fired, others are softer, and the lime mortar between them is often weaker than modern cement. Lichen and algae root into that texture, and a high-pressure jet chasing them can roughen soft faces and open up joints.
Soft washing lets the solution reach into the texture instead. We look at how the brick and pointing have weathered before agreeing a treatment, and keep the rinse gentle so the surface keeps its age and colour while the growth comes away.
Boundary walls
Walls running along a garden boundary or beside a wooded lane often carry more growth than the house. They are shaded on both faces, catch drips from overhanging branches and have soil and leaf litter banked against their base.
We treat them as part of the property rather than an afterthought, and agree beforehand which faces can be reached and from where.
Listed homes
With many listed buildings in and around the conservation area, it is worth knowing your home's status before any exterior work. Where a building is listed, check with the local authority before cleaning, because consent can be needed for work that affects its character, and that can include some cleaning.
On historic fabric we use the gentlest approach that works and record what we find, including earlier repairs, cracked render or loose pointing, so you have a clear picture before deciding.
Regrowth
In surroundings this green, spores never stop arriving. Cleaning removes the growth that is there, and the Chiltern EverGuard™ Treatment applied afterwards helps reduce how quickly it returns. Protection typically lasts between 12 and 24 months, and walls close to trees or in deep shade will usually sit towards the shorter end.
We would rather tell you that plainly at the site visit than leave you expecting a wall under beech trees to stay as clear as one in open sun.
Stage by stage
The same sequence applies whether we are cleaning a cottage front or a long garden wall; only the detail within each stage changes.
We check the material, the type and spread of growth and the condition of brick, pointing and render, then confirm whether a soft wash is the right approach.
Leaf litter is cleared from the foot of the walls, and nearby planting, windows and decorative finishes are covered or wetted down before anything is applied.
The solution is applied evenly at low pressure and left in contact with the algae, lichen and moss long enough to work, rather than being rinsed off straight away.
Once it has acted, the surface is rinsed down gently and checked for consistency. Established lichen can keep lightening after the visit as the remaining growth breaks down.
Chiltern EverGuard™ goes onto the cleaned surfaces, and we explain how the shade around your property is likely to affect regrowth from here.
Plain facts
A soft wash makes a significant improvement where growth causes the staining, and restores the original appearance where the condition allows. Some things are outside what any cleaning can change.
Why us
The solution does the work, so soft brick faces and lime pointing are not exposed to a hard jet.
In a wooded setting, we tell you honestly how soon growth is likely to return, rather than promising walls that stay clear indefinitely.
House walls, garden walls and outbuildings can be treated in one visit, so the property looks cared for throughout.
Fully insured operatives who clear, protect and rinse the areas around each wall as a normal part of the work.
Nearby
We also carry out soft washing in the villages and hamlets around the woods, including Highmoor, Nuffield, Stoke Row, Russell's Water, Crocker End and Bix. Their houses face the same shade and leaf fall, so the same careful approach applies.

Questions
Yes, in most cases. Soft washing suits older brick because the solution, not water pressure, deals with the growth. We check how the brick faces and pointing have weathered first, and leave any section alone that would not tolerate treatment.
Yes, though established lichen grips tightly and may not disappear completely during the clean. It often continues to lighten afterwards as the dead growth breaks down. We explain what to expect for your walls at the site visit.
Shade and moisture. Being surrounded by woodland and common land means less sun, slower drying and a constant supply of spores. Walls in that setting usually need attention more often than those on open, sunny plots.
Yes, where both faces can be reached. If the far side borders a neighbour, a lane or woodland, we agree access with you beforehand. Copings and pier tops are treated at the same time.
Sometimes, so check with the local authority first. Listed building consent covers work that affects a building's character, and some cleaning can fall within that. We will explain the method we propose in plain terms so you can describe it to them.
Yes. Timber cladding, fencing and decking are among the surfaces soft washing suits. Sheds and outbuildings under trees are often the greenest things in a woodland garden, and they can be included in the same visit as the house.
