Render and Patio Soft Washing in Bicester
Render soft washing in Bicester: black algae lifted from a rendered wall and black spot from a porcelain patio, protected with Chiltern EverGuard™.
Soft Wash Treatment · Oxfordshire
Many Henley houses carry painted render, period brick and a later extension in another finish, all on one building. Our soft wash lets a low-pressure solution do the work on algae and staining, so each surface is cleaned without force.

The approach
Soft washing is a treatment-led method. A specialist solution goes on at low pressure, is given time to act on algae, mould and organic staining, and is then rinsed away. That distinction matters on the finishes found across Henley, where paint, older render and soft brick can all be marked by a jet held too close.

Henley properties
The historic centre sits close to the Thames, and many of its Georgian frontages were put onto buildings that are older than they look. Around the centre and along the residential roads beyond it, a single property can combine original brick, painted render, timber details and a modern extension finished in something different again.
Setting adds to the picture. River damp, the wooded Chiltern slopes around the town and mature gardens keep some walls wet long after rain, so a north-facing or tree-shaded side can turn green while the sunny front stays clean. Pale painted render shows that growth sooner than darker brick, which is usually why it is the first thing an owner notices.
Mixed façades
Where original brickwork meets later render, or a painted section has been recoated several times over, the materials do not behave alike. We treat a mixed elevation as a set of zones rather than one wall, and agree for each the strength of solution, how long it stays on and how it is rinsed.
Transitions get particular attention: the junction between old and new work, earlier repairs, and painted details around windows and doors. These are the places most likely to reveal a weakness, and we would rather point them out at the site visit than discover them halfway through the job.
Painted render
A painted wall raises a second question: the coating itself. Sound, well-bonded paint can usually be soft washed with good results. Paint that is already flaking, chalky or lifting is another matter, because taking the growth off the top can make that failure easier to see.
Soft washing removes contamination; it does not reattach failing paint. Identifying the condition first keeps an existing decorating issue from being mistaken for damage caused by cleaning, and it lets you decide whether the clean should come before or after redecoration.
Gardens and terraces
Plenty of gardens in the town are planted close against the house, with climbers, clipped hedges, planters and stone terraces directly beneath the walls being cleaned. Preparation is therefore a large share of the work, and it often takes longer than the application itself.
Character
The aim on an older building is not to strip away its character. We remove the green cast and the dark biological streaking, while ordinary weathering and the variation that comes with age are allowed to stay. On historic masonry, a clean but naturally aged surface usually suits the house better than an aggressively bright one.
Where a mark turns out to be mineral, paint bleed or a building residue rather than growth, we say so, because soft wash treatment is not the answer to every stain on a wall.
How it runs
Each job follows the same order of work. The detail inside every stage is set by what we found on your walls at the site visit.
We look at each elevation, identify the materials and what is growing on them, note cracks, coatings and earlier repairs, and consider access, drainage and the planting below.
Planting, lawns, glass and paintwork are covered or wetted down. On a mixed façade the treatment zones agreed at the visit are set out before any solution is mixed.
The solution is applied evenly at low pressure and left to work on the algae, mould and organic growth. That contact time is never cut short and made up for with pressure.
Once the treatment has done its work, the surface is rinsed down carefully, and the protected planting and paving beneath it are rinsed off at the same time.
The Chiltern EverGuard™ Treatment goes onto the clean surface to help reduce regrowth. We then walk the elevations with you and explain what to expect as the walls dry.
Worth knowing
Soft washing deals with biological growth and the staining it leaves, and it usually brings a significant improvement. It is not a repair, and it cannot put right a problem in the wall itself. Protection from Chiltern EverGuard™ typically lasts between 12 and 24 months, depending on location, surroundings, surface and upkeep.
Why us
We are based in Marlow and have already worked on properties in Henley, so its river damp, wooded setting and older buildings are familiar ground.
The solution does the cleaning. We keep pressure at the lowest that achieves the result on render, paint and older brick.
Where staining is set into the surface, or paint and render need attention first, you hear it at the site visit rather than after the work.
Fully insured operatives, protection for your garden built into every job, and a walk round the finished elevations with you before we leave.
Nearby
We also carry out Soft Wash Treatment in the villages close to the town, including Shiplake, Harpsden, Bix, Rotherfield Peppard, Sonning Common and Hambleden. Many of their houses share the same blend of brick, render and established gardens.

Questions
Yes, where the paint is sound. We check its adhesion and condition at the site visit. If the coating is already flaking or poorly bonded, we explain the limits before any treatment, because cleaning will not reattach failing paint.
No. Pressure washing relies mainly on the force of the water. Soft washing applies a specialist solution at low pressure, gives it time to act on the growth and then rinses the surface down gently.
Yes. If the staining sits on one elevation, the work can be scoped to that wall alone. We will tell you at the visit whether cleaning one side on its own is likely to leave the house looking uneven.
Not when it is prepared for properly. Planting is covered or thoroughly wetted before we start and rinsed off again afterwards. Climbers fixed to the wall itself need discussing at the site visit, as they change how that section can be treated.
Often. Many dark marks on render are biological and respond well to the treatment. Others are mineral, metallic or held within the coating, and may need a different process or remain. We identify which is which before you receive a quotation.
Typically between 12 and 24 months, depending on the location, the surroundings, the surface and how it is maintained. A wall shaded by trees close to the river tends to sit towards the shorter end of that range.
Yes, provided the coating and preparation are considered properly. Removing the growth gives the decorator a clean surface and a clearer view of any repairs that should be made before new paint goes on.
