Soft Wash Treatment · Berkshire
Twyford grew in stages, from farming village to railway stop to post-war estates, and its walls show it. Painted render, older brick and later finishes sit street by street. We check each coating before soft washing it at low pressure.

Paint first
Plenty of exterior walls are painted, and paint changes what cleaning can safely do. A well-bonded coating takes a low-pressure treatment and a gentle rinse without trouble. A chalky, flaking or poorly bonded one can lift even at low pressure. That is why the first thing we look at on a painted wall is the paint, not the green on it.

Twyford homes
Before the railway came in the nineteenth century, Twyford was mainly an agricultural settlement. The line brought growth around the station, and after the Second World War new residential estates spread to the north and south. Conservation areas cover parts of the village and the station area, and there are a number of listed buildings.
Each stage left its own kind of wall. Older village properties and station-era houses are mostly brick; post-war and later homes add render, painted finishes and other modern materials. Mature gardens and hedges keep many of those walls shaded, so green and dark staining builds up wherever they dry slowly.
Checking paint
At the site visit we look closely at any painted surface before agreeing to treat it. The questions are simple, and the answers decide whether a soft wash is suitable, how gently it has to be rinsed, or whether the wall really needs a decorator first.
After the clean
Growth hides a lot. Once it has gone, the true condition of the paint is on show: areas faded by the sun, patches touched up over the years and spots where the coat has thinned. Those differences were there all along; the film of algae simply evened them out to the eye.
We explain this before the work, not after it. For some owners the soft wash is the first step before repainting, and a clean wall makes it far easier to judge what the decorator will need to do.
Older buildings
Cleaning an older wall carefully is routine for us: low pressure, a suitable solution and attention to soft brick and old pointing. Where a building is listed or sits in a conservation area, though, anything beyond cleaning is a matter for the owner and the local authority.
We keep to cleaning. If something we notice would need repair or alteration to put right, we tell you, and leave the decision and any permissions where they belong.
Render and brick
Rendered walls on later homes tend to show green, red or black staining on elevations that see little sun or sit close to hedges. Where the render is sound, a controlled soft wash brings back an even colour without the force that would mark it. Loose, cracked or hollow render is pointed out first and may need repairing before any clean.
On older brick, the approach is chosen with the face of the brick and the state of the mortar in mind. Weathered pointing calls for a gentler hand than modern, harder materials.
The work
Every job follows the same order. The care taken inside each stage depends on the coatings and materials we found.
We review each wall's material, coating, contamination, height and access, and check painted areas for chalking, flaking and adhesion before recommending anything.
Windows, adjoining surfaces, garden features and planting are covered or wetted down, with the precautions set by the layout of your property.
The treatment is applied at low pressure, its rate and contact time adjusted to the surface and how established the growth is, rather than following a fixed formula.
Painted and rendered walls are rinsed down carefully, at a pressure the coating can comfortably take, and the planting is rinsed off along with them.
Once the surface is clean we apply the Chiltern EverGuard™ Treatment, then go over the result with you, including anything the paint check showed up.
Plain facts
A soft wash removes algae, moss, lichen and surface deposits. It cannot reverse fading, re-bond loose paint, mend cracked render or cure damp caused by drainage or building defects. Where any of those are present, cleaning works best as one part of a wider maintenance plan rather than as a substitute for it.
Why us
Every painted wall is checked for chalking, flaking and adhesion before we agree to treat it, so nothing lifts that should have stayed put.
Soft brick, old pointing and conservation-area properties get a gentle, low-pressure approach and a clear line between cleaning and repair.
If a wall really needs a decorator or a renderer before it needs us, we say so plainly at the site visit.
Fully insured operatives who protect planting, glass and paintwork first and leave the garden tidy afterwards.

Questions
Yes, if the paint is sound. We check for chalking, flaking and poor adhesion first. A well-bonded coating cleans up well at low pressure; a failing one is better repainted than washed.
Because the growth was hiding differences already in the paint: sun-faded areas, touch-ups and thinner patches. Cleaning reveals them rather than causing them, which is why we point them out at the site visit.
Usually, yes, when the render is sound and the method is chosen carefully. Cracked, hollow, loose or failing render is assessed first, and some finishes call for a different approach or a repair before cleaning.
Yes, in the sense of careful, low-pressure cleaning. Any work beyond cleaning on a listed building is for the owner and the local authority to agree, and we will say so rather than press on.
Yes, on suitable surfaces. Algae usually clears readily, while long-established lichen can continue to lighten after the visit. Results also depend on whether staining has altered the surface underneath.
There is no fixed period; shade, hedges, orientation and exposure all play a part. The Chiltern EverGuard™ Treatment applied after cleaning helps slow regrowth, with protection typically lasting between 12 and 24 months.
