Patio Cleaning · Berkshire
Twyford grew in stages, from farming village to railway settlement to post-war estates, and its patios span every one of those eras. We match the method to the paving's material and age, treat black spot and finish with Chiltern EverGuard™.

Our approach
A concrete flag laid decades ago, a sandstone terrace from a later makeover and a porcelain patio laid last summer all respond differently to water, pressure and treatment. At a free site visit we identify both the material and its condition, then explain the method we would use and what result to expect.

Twyford homes
Twyford began as a farming settlement on the River Loddon. The railway brought growth around the station in the nineteenth century, and after the Second World War new residential estates spread to the north and south. Conservation areas now cover the old village centre and the station area, with listed buildings among them.
Each phase left its own kind of garden. Older homes may have natural stone or long-established concrete flags, post-war estates commonly have concrete paving slabs, and newer properties tend towards sandstone or porcelain. Mature planting and the damp of the river valley keep many of these patios slow to dry.
Concrete flags
Concrete paving is robust, but decades of weather wear away its top layer and expose the aggregate beneath. That rougher face holds dirt and algae more readily than it did when new, and the edges of older slabs can become fragile.
We clean concrete at a pressure its condition can take, not the maximum it could once have taken. Weathered faces are worked evenly so the result is consistent rather than striped, and chipped edges and failing joints are approached with care.
Natural stone
Natural stone varies in porosity, texture and weathering, so its condition is checked before any method is chosen. Riven sandstone is cleaned gently to keep its texture, and pale limestone is cleaned slowly at low pressure.
Both are prone to black spot, a lichen that grows into the pores of the stone. It is treated with a specialist application rather than pressure, then the Chiltern EverGuard™ Treatment works into the surface to target the live growth at its source. Heavily marked stone may need a second visit.
Porcelain
Porcelain is less porous than natural stone and cleans up readily, but it still collects dirt, algae and residue, particularly along joints and at shaded edges. Pressure is not needed just because the slab is hard.
The effort goes into the finish: an even appearance across every slab, joints that are clean and consistent, and neat edges where the patio meets walls and steps. Textured porcelain is given a little more time, because its surface holds fine dirt.
Between cleans
How quickly a patio dirties again depends on shade, nearby trees and planting, drainage, foot traffic and the material itself. The Chiltern EverGuard™ Treatment we apply after cleaning helps slow regrowth for a period, and a few habits make the most of it.
Our process
The same five stages apply to every patio we clean, whatever its age. Inside each stage, the method follows the paving.
We identify the material and its age, look at staining, growth, joints and drainage, and note anything, such as cracked slabs, that cleaning cannot put right.
Loose items are moved where practical, and doors, walls, garden features and planting are taken into account so the work stays controlled throughout.
The technique and pressure are chosen for that material in that condition. Higher pressure is not automatically better, and on weathered paving it is often worse.
Lichen is treated with a specialist application, and joints that have washed out or broken down are re-sanded where needed to keep the slabs stable.
The Chiltern EverGuard™ Treatment goes onto the clean surface, and we review the patio with you, pointing out any maintenance issues such as failed pointing.
Realistic results
Most patios improve markedly, but the result depends on the material and on the age and nature of each stain. Deep oil, rust, paint or mineral staining may not disappear entirely, and a long-weathered slab will not return to its factory finish.
Why us
We judge the paving by what it is and how it has weathered, so an old concrete flag is never cleaned as if it were fresh porcelain.
Where a stain, a worn joint or a weathered slab will limit the result, you hear it before the work starts, not after.
Applied once the patio is clean, it typically protects for between 12 and 24 months depending on shade, location, surface and upkeep.
Work is carried out by fully insured operatives who take care around doors, walls, planting and neighbouring surfaces.

We also clean patios in the villages that surround Twyford, including Charvil, Ruscombe, Hurst, Wargrave, Sonning and Hare Hatch. Each one is assessed on its own paving, garden and access before anything is agreed.

Questions
Yes, if the pressure suits their condition. Weathered concrete has a rougher, more fragile face than it once had, so it is cleaned evenly at a level it can take, with care around chipped edges and failing joints.
No. Pressure is set by the paving material and its condition, and some patios need a gentler or more targeted approach. Black spot, for example, is treated with a specialist application rather than force.
Yes, what is there at the time is removed, and joints that have washed out are re-sanded where needed. Seeds and spores keep arriving, though, so some regrowth over time is normal.
There is no fixed schedule. A shaded, tree-lined garden may need attention sooner than an open, sunny one, and the condition of the paving is a better guide than a calendar. Sweeping and clear drains help stretch the interval.
Yes. Porcelain is dense and cleans up readily, so the work is in an even finish and consistent joints. Sandstone is porous and riven, so it is cleaned gently to keep its texture and treated for black spot where it has taken hold.
Typically between 12 and 24 months, depending on location, surroundings, the paving and how it is maintained. It helps reduce regrowth; it does not stop new spores arriving, so some return is expected over time.
