Patio Cleaning · Berkshire
Reading's Victorian terraces, inter-war suburbs and newer estates give it every size of patio, from walled yards to wide suburban terraces. We plan access, protect the brickwork around the paving and clean each surface to suit it.

Our approach
A narrow walled yard behind a terrace and a broad terrace behind a suburban semi share little beyond being paved. One is shaded by brick on three sides and may be reached through the house; the other is open and reached by a side gate. At a free site visit we look at the paving, how we will reach it and what is growing on it.

Reading homes
Reading expanded rapidly in the Victorian period, and street after street of red and patterned brick terraces still define much of the town, many of them within its conservation areas. Edwardian homes, inter-war suburbs and modern developments fill out the rest, out towards Caversham, Tilehurst and Earley.
The town sits where the Kennet meets the Thames, and gardens close to either river, or under mature trees, dry slowly. In a terrace yard, high boundary walls add their own shade, so the paving at their foot can stay damp for most of the day, which is exactly where algae and black spot settle.
Getting there
Many terraced houses have no side gate, and some rear gardens open only onto a shared alley. That changes how equipment, hoses and water reach the patio, and it is the first thing we check at the site visit rather than something to discover on the day.
Where hoses must pass through the house, floors and doorways are protected and runs are kept tidy. Where there is rear access, we confirm it is clear and usable before the clean is booked.
Brick boundaries
A walled yard puts the paving right against brickwork that may be well over a century old, with soft mortar and, in places, the patterned brick the town is known for. Uncontrolled spray along that base can wash out pointing and mark the wall.
We clean the paving up to the wall with the jet angled away from the masonry and the pressure set for both surfaces. The green band that forms where wall meets paving is lifted without turning the clean into an attack on the wall.
Black spot
Black spot is a living lichen that grows within the pores of natural stone, and in shaded yards it can spread across most of a patio. Pressure alone takes the top off and leaves the growth behind.
Our treatment works in two stages: a controlled combination of pressure and specialist application deals with the visible marks, then the Chiltern EverGuard™ Treatment works into the stone to target the live growth at its source. Heavily marked paving can take a second visit to clear.
Before a sale
A green or blackened patio can make an otherwise well-kept garden look neglected in listing photographs. A professional clean ahead of a sale restores the paving's colour and definition and makes the space feel usable again.
We are clear at the site visit about what will lift and what will remain, so you are not relying on a result the paving cannot give. Allow the paving to dry fully after the clean before the photographs are taken.
Step by step
The stages are the same for a terrace yard and a large suburban patio. What changes is the access, the method and the effort each stage needs.
We identify the paving, its joints and the growth on it, and confirm how equipment and water will reach the garden, whether by side gate, rear alley or through the house.
Furniture and pots are moved where practical, floors and doorways along any hose route are protected, and walls and planting are considered before cleaning starts.
The paving is cleaned at the lowest effective pressure for its material, with the jet kept off old brickwork and away from joints that are already weak.
Lichen receives a specialist application, and washed-out joints are re-sanded where needed so the slabs stay stable and the patio is firm underfoot.
After a final rinse and review, the Chiltern EverGuard™ Treatment is applied to slow regrowth, and anything that needs a separate repair is pointed out.
Before you book
Cleaning restores colour, removes growth and makes paving safer underfoot. It does not rebuild what has failed, and in a shaded yard growth will return sooner than on an open terrace.
Why us
Tight terraces, rear alleys and hose routes through the house are planned at the site visit, not improvised on the morning.
Paving is cleaned right up to boundary walls without driving water into soft mortar or marking patterned brick.
Every cleaned patio receives the treatment. Protection typically lasts between 12 and 24 months, depending on shade, moisture, the surface and upkeep.
Our operatives are fully insured, and we leave floors, doorways and gardens as we found them, apart from the cleaner patio.
Nearby
Our patio work covers the neighbouring areas too, including Caversham across the Thames, Tilehurst and Calcot to the west, and Earley, Woodley and Sonning to the east. Each is assessed on its own paving and access.

Questions
Yes. We check access at the site visit. Where hoses and equipment must come through the house, floors and doorways along the route are protected; where there is a rear alley, we confirm it is clear before booking.
No, provided the jet is controlled. We angle it away from the masonry and set the pressure for both the paving and the wall, so soft mortar and older brick are not washed out or marked.
Usually, yes. Black spot is a lichen, so it is treated with a specialist application and the Chiltern EverGuard™ Treatment rather than with extra pressure. Heavily marked paving can need a second visit, and shaded yards may see it return sooner.
Only where it is practical. Clearing pots, furniture and small items lets us clean the full area, including the footprints under them. If something is heavy or awkward, tell us when you book and we will plan for it.
Often, yes. Paving that has gone green or black can make a garden look neglected in photographs, and a clean restores its colour and definition. We will tell you at the site visit what will lift and what may remain.
Typically between 12 and 24 months. A walled, shaded yard tends to sit towards the shorter end because the paving stays damp, while an open suburban terrace usually holds up for longer.
