Patio Cleaning · Oxfordshire
Goring sits in the Goring Gap, where the Thames cuts between wooded hills and gardens stay damp for long spells. Moss settles in patio joints and spreads across shaded slabs. We clear it, treat the paving and re-sand the joints where they need it.

Why it matters
On most patios the first green appears between the slabs, not on them. Moss roots into the jointing, holds water there and spreads onto the surrounding paving, while the joints underneath slowly break down. Cleaning the faces alone leaves half the problem in place. At a free site visit we look at the joints as closely as the slabs and explain what they need.

Goring gardens
Goring lies on the east bank of the Thames where the river passes through the Goring Gap, between the Chilterns and the Berkshire Downs, at the western edge of the Chilterns National Landscape. Wooded slopes, riverside moisture and mature garden trees mean that paving here can take a long time to dry after rain, and a damp patio is soon a mossy one.
Much of the older village falls within a conservation area, with flint and brick houses under plain clay-tiled roofs. Patios behind those houses often meet old brick and flint walls, while larger riverside homes and newer properties tend to have sandstone or porcelain terraces leading out from wide glazed doors. Leaf litter and grit from the trees collect against those doors and in every joint.
Joints
Moss and weeds in a joint do more than look untidy. Their roots open up the jointing sand, they hold water against the edges of the slabs and they trap grit that feeds the next growth. Over time the sand washes out and slabs can start to move.
A clean removes the growth from the joints as well as the faces. Where the sand has gone or broken down, the joints are re-sanded once the surface is ready, so the patio is firm underfoot again and the joints are less inviting to the next crop of moss.
At the house
The strip of patio next to the house is often the dampest. It sits in the shadow of the wall, collects leaves and grit blown against the door frames and drains slowly. That is where moss and algae spread first.
It is also where cleaning needs the most care, because glass, door seals, frames and brickwork are within reach. We reduce the pressure and change the angle close to the building, so the paving is cleaned and the doors are left alone.
Black spot
Scattered black dots on the slabs are black spot, a lichen that grows within the pores of the paving. It survives ordinary washing because it is not sitting on top.
We treat it with a specialist application alongside a controlled clean, then apply the Chiltern EverGuard™ Treatment, which penetrates the surface and targets the live growth. Heavily marked paving can need a second visit, and we say so at the outset rather than once the work is under way.
Surfaces
Older concrete flags, Indian sandstone and porcelain cover most of the patios we are asked to clean, and each behaves differently. We identify the material at the site visit before agreeing anything.
How we work
Every patio follows the same sequence, with the detail of each stage set by what we saw at the site visit.
We identify the paving, check how much jointing is left and how firm the slabs are, note the type of growth and look at the doors, walls and planting close by.
Leaves, grit and loose moss are swept and scraped from the surface and the joints first, so the cleaning stage works on the paving rather than on debris.
The slabs and joints are cleaned at the lowest pressure that works for the material, reduced further close to glazing, door frames and older brickwork.
Black spot and stubborn growth receive a specialist application. Joints that have lost their sand are refilled once the surface is ready, to firm up the paving.
Chiltern EverGuard™ is applied to the clean surface, and we explain how sweeping and keeping the joints clear will help the patio stay presentable for longer.
Know the limits
Re-sanding refills joints that have washed out; it does not re-lay slabs that have sunk or rock underfoot, and it is not a substitute for mortar pointing that has cracked. Cleaning brings back colour and grip, but old staining set into porous paving can remain. In a damp, wooded setting, moss will eventually return, and the treatment slows that rather than stopping it.
Why us
Moss and weeds are cleared from between the slabs, and washed-out jointing is re-sanded, so the clean holds up beyond the surface.
Pressure and angle are adjusted near glazed doors, frames and brickwork, where the dampest paving and the most delicate surroundings meet.
Black spot and lichen get a specialist application, followed by Chiltern EverGuard™ to slow how quickly growth comes back.
Fully insured operatives do the work, and you are told plainly at the site visit what to expect from the finished patio.
Nearby
We also clean patios across the river in Streatley and in South Stoke, Woodcote, Whitchurch-on-Thames, Checkendon and Pangbourne. Gardens near the river and the wooded hills share the same slow drying, so the joints get the same attention.

Questions
Joints hold moisture and collect grit and leaf litter, which gives moss a damp, sheltered place to root. In a shaded, wooded setting like this one the joints rarely dry fully, so moss establishes there before it spreads onto the slabs.
Yes, where they need it. If the jointing sand has washed out or broken down, we refill the joints once the surface is ready so the patio is stable underfoot. Cracked mortar pointing needs repair rather than sand, and we will tell you.
Only sand that is already loose. Sound joints are cleaned with care, but sand that has broken down will come out with the moss, which is why re-sanding is part of the job where it is needed.
Yes. We reduce the pressure and turn the lance away from the frames and seals as we get close to the building, so the strip by the doors is cleaned without water being driven at the glazing.
Usually it can be reduced significantly. It is a lichen within the paving, so it is treated with a specialist application rather than pressure. Very established black spot can need a second visit, and a faint trace may remain.
Typically between 12 and 24 months. Paving in a damp, shaded garden sits towards the shorter end and open paving towards the longer, with the surface type and upkeep also playing a part.
Yes, eventually. Spores keep arriving from nearby trees and lawns, and shaded paving stays damp. The Chiltern EverGuard™ Treatment slows the return, and regular sweeping of the joints helps.
