Render and Patio Soft Washing in Bicester
Render soft washing in Bicester: black algae lifted from a rendered wall and black spot from a porcelain patio, protected with Chiltern EverGuard™.
Soft Wash Treatment · Oxfordshire
Flint with brick dressings, red brick, render and pale stone trims give Goring its character, and the damp of the Thames gap lets algae settle on all of them. We soft wash at low pressure so the joints and edges survive.

The method
Soft washing applies a specialist solution at low pressure, gives it time to break down algae, lichen and organic staining, and then rinses it away. On traditional flint and brick, that order matters. The growth is dealt with chemically, so nothing needs to be driven into the mortar, the brick faces or the joints between them.

Goring buildings
Goring lies on the east bank of the Thames where the river cuts through the hills at the Goring Gap, on the western edge of the Chilterns National Landscape. Much of the older village is a conservation area, and its buildings show the local tradition clearly: flint walls with brick dressings, red brick, rendered fronts and plain clay-tiled roofs, alongside larger riverside houses and newer homes.
Moisture comes from several directions. River damp, wooded slopes on both sides of the gap and shaded gardens leave walls slow to dry after rain. Lichen and algae settle first on the north faces, on garden walls under trees and on the pale trims that catch run-off from above.
Flint walls
In a flint wall, the stones themselves are hard and glassy, and most growth gathers in the mortar around them and in the shaded hollows between knapped faces. That is also the part of the wall most easily damaged. A strong jet aimed into those recesses can scour out pointing that may already be old and soft.
A soft wash reaches the recesses without that force. The solution is applied over the whole panel, left to act and rinsed lightly, so the joints keep their shape and colour. Brick quoins and window surrounds are treated as part of the same wall.
Trims and copings
Stone and reconstituted stone sills, copings, verges and lintels are often the first parts of a house to turn black. Water runs off the capping or roof above and across the same edge every time, and the pale surface makes any growth stand out.
These details respond well to a soft wash when the stone is sound. The solution is given time on the darkest areas, and the rinse is kept gentle so softer stone is not marked.
Render and paint
Some of the older cottages and later houses in the village are rendered or painted rather than left in bare brick and flint. Light finishes show green and dark staining quickly, especially on a wall facing the river or the woods.
Before any treatment, the render is checked for cracks and hollow areas and the paint for flaking or poor adhesion. A sound finish usually cleans well; one that is already failing needs repair or redecoration, and we explain that before quoting rather than after the work.
Our process
On traditional walls, the slowest stages are the protection beforehand and the rinse afterwards. Both are given the time they need.
We look closely at the flint, brick, stone trims and render, check the condition of the pointing and coatings, and talk through the areas that concern you most.
Planting, lawns, glass and painted joinery are covered or wetted down. Paths, terraces and anything at the foot of the wall are protected from run-off.
The specialist solution is applied evenly across each wall and left to act on algae, lichen and organic growth, with longer contact time where staining is heavy.
The surface is rinsed gently from the top once the treatment has worked, with the protected planting and paving below rinsed through at the same time.
Chiltern EverGuard™ is applied to the cleaned surfaces to help reduce regrowth, and we go over the finished walls with you before we leave.
Be realistic
A soft wash removes growth and the staining it causes. It will not repoint a wall, mend cracked render or make old brick and flint look newly built, and some long-standing discolouration in stone can remain. On a traditional house, a clean but naturally weathered finish is the right outcome.
Protection from Chiltern EverGuard™ typically lasts between 12 and 24 months, depending on the house's position, surroundings, surface and maintenance. Walls facing the river or the woods usually see growth return sooner.
Why us
Low-pressure application means the growth is treated without a jet being worked into the pointing around flint and brick.
Sills, copings, verges and dressings are cleaned along with the main walls, so the pale trims match the rest of the house.
If pointing, render or paint needs attention, you hear about it at the site visit, before any decision about cleaning is made.
Fully insured operatives, with access, protection and scope agreed with you in advance rather than worked out on the day.
Nearby
We also work in the neighbouring villages, including Streatley across the river, South Stoke, Woodcote, Whitchurch-on-Thames, Moulsford and Checkendon. Older houses in all of them share the flint, brick and damp riverside or woodland setting found in the village itself.

Questions
Yes, in most cases. The low-pressure method treats the growth without driving water into the joints. We check the pointing first, and where it is loose or missing we tell you, because no cleaning method can put back mortar that has gone.
Run-off. Water drips onto the same edge every time it rains, and the sill stays damp after the wall around it has dried. Algae and lichen grow there first, and the pale stone makes the staining obvious.
Not in itself. Conservation area status mainly governs alterations and demolition. Listed buildings are different: check with the local authority before any work, as consent can apply to work affecting a listed building's character. We use the gentlest effective method on historic fabric either way.
Not always. It depends on access to the walls, water supply and any gates or outbuildings. We agree what is needed when the visit is booked, so nothing is left to chance on the day.
Often, but not always straight away. Established lichen grips stone tightly, and some marks can continue to lighten after the treatment rather than vanishing during the clean. We tell you at the visit what is realistic for your walls.
It varies with shade and moisture. The Chiltern EverGuard™ Treatment applied after cleaning typically protects for between 12 and 24 months. A wall under trees by the river is likely to need attention sooner than an open, sunny one.
