Render and Patio Soft Washing in Bicester
Render soft washing in Bicester: black algae lifted from a rendered wall and black spot from a porcelain patio, protected with Chiltern EverGuard™.
Soft Wash Treatment · 8 towns
Our part of Oxfordshire follows the Thames from Henley-on-Thames to Goring and Wallingford, then reaches out to Thame, Didcot and Oxford. Its walls run from limestone and clunch to flint, Georgian render and modern cladding, and each is soft washed accordingly.

South Oxfordshire and beyond
Oxfordshire changes material as you cross it. Around Oxford, limestone has been the building stone for centuries; on the Chiltern side, brick and flint take over, with chalk clunch in older village walls. Between them sit Georgian town fronts, Victorian terraces and new estates. Soft washing works across all of them because it relies on dwell time rather than force, and porous stone in particular needs exactly that.
Stone and dwell time
Limestone and the soft chalk stone known as clunch take up water readily, and organic growth roots into the stone rather than sitting on top of it. A pressure jet can only shift that kind of stain by taking the face of the stone with it, leaving a rougher texture that soils again more quickly. That loss cannot be reversed.
A soft wash goes the other way. The solution is applied at low pressure and left long enough to reach the growth in the pores, then rinsed off with little more than running water. The stone keeps its crisp edges and weathered colour while the green, black and orange staining is lifted from within. Where stone is already eroded or patched with a harder repair, we show you before cleaning, because a clean wall makes old damage easier to see.
Market towns
Henley-on-Thames, Thame, Wallingford and Watlington each grew around a market, and their centres are conservation areas full of buildings that were refronted over the centuries. A timber frame may hide behind a brick face, and a plain wall may wear several layers of paint or limewash. On those streets we work to a few fixed rules:
River and escarpment
The Thames runs through the south of the county, cutting through the hills at the Goring Gap, and its floodplain stays damp well into the morning. To the east the Chiltern escarpment rises steeply, villages along its foot lose the sun early in winter, and beech woods cover the high ground around Nettlebed. Those settings keep walls wet, especially north-facing elevations, garden walls and anything beneath trees.
Further from the hills, around Didcot and the edges of Oxford, open sites and newer homes with pale render and white uPVC show streaking on the weather side rather than a general green cast. The solution strength and dwell time are chosen to match.
Where we work
The towns in our part of the county differ more than the distances between them suggest. Each page below looks at the walls particular to one of them.

Painted render, period brick and a later extension often share one house here, so the paint is checked and close planting protected before treatment.

Riverside damp greens one wall while the rest stay pale, so we treat the whole elevation, roofline included, for an even finish rather than a bright patch.

Staining here tends to follow water down from sills, pipes and overhangs, and tracing that route shows what cleaning will fix and what it will not.

Red brick, flint, clunch, weatherboarding and timber framing within a few streets, each given its own method, agreed before any solution is mixed.

Flint walls with pale brick and stone dressings in the damp Thames gap, soft washed so the growth lifts and the joints and edges stay intact.
Learn Moreabout Soft Wash Treatment in Goring
Handmade brick in a village ringed by beech woods and commons, where shaded walls need a light touch and realistic expectations about regrowth.

Rear returns, side passages, stucco and older stone in close-set streets, with access, protection and the colour of the staining all read carefully.

Newer estates finished in through-coloured render, fibre-cement cladding and white uPVC, cleaned at low pressure so the factory surface is kept.

Every soft wash follows the same sequence. What changes from house to house is the strength of the solution, the time it is left and how much water the rinse needs.
At a free site visit we identify whether a wall is stone, brick, render or painted, test any coating that looks tired, and recommend the most appropriate method after that assessment.
Planting, lawns, windows, ironwork and paintwork are covered or wetted down first, and in a tight town-centre street we also plan around pavements and the house next door.
The solution goes on at low pressure and is left to work. On porous stone, that waiting time does the job pressure would otherwise do, without taking the surface away.
The wall is rinsed with just enough water to carry the loosened growth away, keeping water out of open joints and old timber, and the planting is rinsed down again.
Applied once the surface is clean to help slow regrowth. Chiltern EverGuard™ protection typically lasts between 12 and 24 months, depending on location, environment, surface and maintenance.
Choosing us
Limestone, clunch and soft brick are cleaned with a solution and patience, so the face of the material is kept rather than worn away.
Painted and limewashed walls are tested before work starts, and you are told in advance if a coating is likely to show its age once clean.
Fully insured for work on homes of every age, from listed cottages in a conservation area to recently built family houses on new estates.
Our base is a short way down the Thames from Henley-on-Thames, so we know how river damp behaves on a wall and plan the rinse with it in mind.

Questions
Yes. They are among the surfaces that benefit most, because both are porous and hold staining inside the stone. A pressure jet would remove the stain only by removing stone. A soft wash lets the solution reach the growth and is rinsed off gently. Badly eroded stone is pointed out before we start.
Sometimes, if the paint itself is uneven. Growth can hide faded or thin areas of paint, and those show once the wall is clean. We test the coating first and tell you what to expect, so any decision about repainting is made before cleaning rather than after it.
Yes. Our low-pressure method suits historic fabric, and older properties make up much of what we see here. If you are unsure what a listing allows, check with the local authority first. Anything beyond cleaning, such as repointing or redecorating, is for you and the appropriate trade.
Orange and black marks on stone and render are usually lichens and certain algae, which grip harder than a green film. The soft wash solution treats them as well, but heavier lichen staining can continue to fade after the visit as the treated growth weathers away.
More often than one on open ground, as a rule. Chiltern EverGuard™ protection typically lasts between 12 and 24 months, and damp river air pushes a property towards the shorter end of that range. We suggest an interval at the site visit, based on what we see on your walls.
Yes. Both are listed here and have their own pages. Oxford sits at the outer edge of the area we serve from Marlow, so we confirm when you book that we can reach you properly before arranging the visit.
