Render and Patio Soft Washing in Bicester
Render soft washing in Bicester: black algae lifted from a rendered wall and black spot from a porcelain patio, protected with Chiltern EverGuard™.
Soft Wash Treatment · Oxfordshire
Much of Didcot's housing is recent, finished in pale coloured render, fibre-cement cladding and white uPVC that show every green streak. Our soft wash cleans these modern finishes at low pressure, so the surface coating is preserved.

Modern finishes
Coloured render and factory-finished cladding carry their colour in the material or a thin coating, not in paint that can be refreshed. A strong jet can roughen that surface or expose the aggregate beneath it. Soft washing applies a specialist solution at low pressure, lets it act on the algae and staining, then rinses it away.

Didcot homes
The town has grown in distinct stages. Older houses remain around the original village and Northbourne, post-war estates followed, and Ladygrove and, more recently, Great Western Park added a great many newer homes. The later houses often combine brick with pale render panels, fibre-cement or composite cladding and white uPVC fascias and soffits.
Those light, smooth finishes look crisp when new but show algae and streaking quickly. Shaded side walls, panels beneath eaves and the strip below a gutter run hold moisture longer than an open front, and on a newer estate where houses stand close together, a side elevation may barely see the sun.
Coloured render
Many newer homes use through-coloured render, sometimes called monocouche, which carries its colour in the material itself. It is designed to look finished without masonry paint, so green film and dark staining on a cream or white panel are hard to disguise.
Concentrated pressure is the wrong tool for it. A jet can scour the textured face, leave visible lines or drive water towards cracks and junctions. A soft wash lets the solution do the work across the whole panel, so the colour comes back evenly. Any cracking or hollow sections are noted first, as cleaning is not a repair.
Cladding
Board cladding collects dirt and algae along the laps, under each overlap and at the lower edges, where water sits longest. Shaded sections can turn green across the whole width while sunnier areas stay pale.
The solution is applied gently over the boards and rinsed in the direction of the laps, so loosened growth runs off rather than being pushed up behind them. Trims, corner pieces and the joints around windows are treated with the same care. Damaged or loose boards are pointed out before cleaning.
The roofline
On a newer house, a streaked roofline can make a clean wall look neglected. Black marks down uPVC fascias and gutter faces, grime on soffits and green growth around shaded eaves are all treated with the correct solution as part of the same visit.
Including the roofline means the elevation reads as one clean exterior, rather than a bright wall under a dirty band.
Other marks
Newer brickwork often shows white efflorescence, salts drawn out of the brick and mortar as the wall dries. It looks like staining but is mineral rather than biological, so a soft wash aimed at algae is not the right treatment. Building residues, paint splashes and rust from fixings are similar.
We identify these at the site visit and explain them separately, so the quotation only covers what soft washing can actually improve.
How we work
Many newer homes can be cleaned from the ground with pole-fed equipment. Where they cannot, the access is decided during the site visit.
We identify the render, cladding and roofline materials, check their condition and the staining on them, and confirm soft washing is the right method before quoting.
Planting, lawns, glass and paintwork are covered or wetted down, and conservatory roofs and garden furniture below the work area are protected from run-off.
The solution is applied evenly across the render, cladding and roofline and given the contact time it needs. A second application is preferred to a harder first pass.
Each elevation is rinsed down from the top, following the lie of the cladding, and the protected areas beneath are rinsed through with clean water.
The Chiltern EverGuard™ Treatment is applied to the clean surfaces, and we check the elevation for an even finish and any defects worth noting.
Limits
On render, cladding and uPVC stained by growth, the improvement is usually significant. Cleaning cannot repair cracked render, loose boards or failed sealant, and it will not remove efflorescence or discolouration held within a coating.
Chiltern EverGuard™ protection typically lasts between 12 and 24 months, depending on location, surroundings, surface and ongoing care. A side wall in constant shade between two houses will need attention before a sunny front does.
Why us
Low-pressure application protects through-coloured render and factory-coated cladding, which cannot be put right with a coat of paint.
Walls, cladding, fascias and soffits are treated together, so no dirty band is left above a freshly cleaned wall.
White efflorescence and building residues are identified and explained, not charged for as if a soft wash would remove them.
Fully insured operatives working mostly from the ground, with planting, glass and conservatory roofs protected throughout.

We also cover the villages around Didcot, including Harwell, East Hagbourne, Blewbury, Chilton, Steventon and Sutton Courtenay. Their homes range from older cottages to newer developments, and each is assessed on its own surfaces.

Questions
Yes, where the render is in sound condition. Through-coloured render is one of the finishes soft washing suits best, because the solution cleans it without a jet scouring the coloured face. Cracks or hollow areas are checked first.
Yes. Fibre-cement, composite and timber cladding can all be soft washed with a gentle application and rinse that follows the laps. We check for loose or damaged boards before starting.
Yes. Black streaking on uPVC fascias, soffits and gutter faces is lifted with the correct solution rather than scrubbed, leaving an even finish along the run. It is usually done alongside the walls below.
No. White marks on newer brick are usually efflorescence, mineral salts rather than growth. A soft wash aimed at algae will not treat them, so we identify them at the visit and explain what they need.
No. Conservatory roofs are not built to take a person's weight, so we work from the ground or from suitable access equipment instead. Glass and polycarbonate roofs below the work area are protected and rinsed as part of the job.
Typically between 12 and 24 months. Shade, moisture, the surface and how the home is looked after all affect it, so a north-facing side wall between neighbouring houses is likely to sit at the shorter end.
