Render and Patio Soft Washing in Bicester
Render soft washing in Bicester: black algae lifted from a rendered wall and black spot from a porcelain patio, protected with Chiltern EverGuard™.
Soft Wash Treatment · Oxfordshire
In a riverside town with sheltered gardens, one wall often goes green while the rest stay pale. We soft wash the whole elevation at low pressure, roofline included, so the finish comes back evenly rather than in patches.

The aim
Clean only the darkest square of a stained wall and it stands out against the weathered area around it. Soft washing treats the full elevation in one controlled pass: a specialist solution applied at low pressure, left to act on the algae and organic staining, then rinsed down. The result reads as one wall again.

Wallingford homes
Wallingford grew up beside a crossing of the Thames, and the river still runs along the eastern edge of the town. Around the Market Place and the High Street, period buildings in brick and painted render stand close together, while established family homes and more recent developments fill the streets further out.
Damp is the common thread. Air off the river, mature gardens and walls that face away from the sun mean some elevations stay wet for hours after a shower. Those are the walls where algae and dark streaking take hold first, and on a house with light render or white fascias they are hard to miss.
Planning the work
Growth rarely stops at a neat edge. A stained section shades off into areas that look acceptable until the worst part is cleaned beside them, and then the difference becomes obvious. Working across the relevant elevation keeps treatment and rinsing consistent from corner to corner.
That includes the awkward parts: a gable that can only be seen from the garden, the wall above a single-storey extension, a shaded return beside the neighbouring house. If the staining genuinely sits on one wall only, we scope the job to that wall and tell you whether it will still look balanced.
The roofline
A freshly cleaned wall beneath a streaked roofline still looks unfinished. The black marks running down uPVC fascias and the faces of gutters come off with the correct solution rather than with scrubbing, and soffits are treated in the same pass.
Because much of this sits above conservatories, extensions and planted borders, the protection below is planned before the application starts.
Older masonry
Some of the older brick around the town centre has softened faces, worn pointing or patches of later repair. Algae settles into that texture readily, but concentrated force aimed at it can open the joints and scar the brick.
With soft washing, the solution lifts the organic staining and the mortar is left alone. White salt deposits, known as efflorescence, are a different matter because they are mineral rather than biological. We identify them at the visit and explain separately what they need.
Patience
The treatment needs contact time to act on the growth before it is rinsed away. How long depends on the surface, the weather and how heavy the staining is, and a shaded wall carrying years of growth behaves differently from a lightly green one in the sun.
Our working rule is the lowest effective pressure and the least solution needed for the result. Where a heavily stained wall needs more, a second application is preferred to a stronger or harder first pass.
On the day
Most of the time on site goes into preparation and rinsing rather than the application itself, and the visit is planned with that in mind.
We check the surface, its finish and any visible defects, identify what is growing and look at access, so we can confirm soft washing is the right method before agreeing anything.
Plants, lawns, glazing and painted joinery are covered or soaked with clean water, paying particular attention to borders and garden rooms sitting directly against the walls.
The specialist solution is spread evenly across the whole elevation at low pressure, then left to act on the algae, mould and organic staining for as long as it needs.
The wall and roofline are rinsed carefully once the treatment has worked, and everything that was protected below is rinsed through again with clean water.
The Chiltern EverGuard™ Treatment is applied to the cleaned surfaces to help slow the return of growth, and we look over the finish with you before leaving.
Set expectations
A soft wash takes off algae, organic staining and grime, and on most walls the change is considerable. It does not mend cracking, peeling paint, failed render or damaged cladding. If the finish underneath is already breaking down, repair may need to come first, and we will say so at the visit.
Chiltern EverGuard™ protection typically lasts between 12 and 24 months. A sheltered wall beside mature planting near the river is likely to need attention sooner than an open, sunny one.
Why us
We plan the job across the full elevation, gables and shaded returns included, so the finish does not end at an awkward line.
Low-pressure application leaves weathered pointing and softer brick faces alone while the solution deals with the growth.
Protection and rinsing are built into the time we allow, especially where borders and climbers grow right up to the house.
Work is carried out by fully insured operatives, with access and protection agreed at the site visit rather than improvised on the day.
Nearby
From Wallingford we also cover the surrounding villages, including Crowmarsh Gifford across the river, Cholsey, Benson, Brightwell-cum-Sotwell, Shillingford and Dorchester-on-Thames. Their older cottages and newer homes face much the same river damp and garden shade as the town.

Questions
Yes. Render is one of the main surfaces the method is made for. We check its condition at the site visit first, so existing cracks, loose areas or failing coatings are identified before any solution is applied.
Usually because that side dries more slowly. Walls facing away from the sun, or sheltered by trees and neighbouring buildings, hold moisture after rain, and algae establishes where a surface stays damp. The sunnier elevations dry quickly and stay clearer.
Yes. Black streaking on uPVC fascias, soffits and the faces of gutters is lifted with the correct solution, giving an even finish along the roofline. It is normally done in the same visit as the walls below.
No, not when the pointing is sound. The low-pressure method avoids driving water at the joints. Where pointing is already loose or missing, we point that out beforehand, because cleaning cannot replace mortar that has gone.
No, not in every case. Soft washing suits render, painted and coated walls and roofline plastics, where force can do harm. Some harder surfaces suit controlled pressure instead. The material decides, and we will recommend whichever fits.
Protection typically lasts between 12 and 24 months, depending on where the house is, its surroundings, the surface and how it is looked after. Shade and moisture shorten it; open, airy walls tend to hold it longer.
