Patio Cleaning · Oxfordshire
A riverside setting and walled town gardens leave a lot of paving in Wallingford slow to dry, and slow-drying paving turns green and slippery. We clean it at a pressure the material can take, treat what is growing and manage the water as we go.

Why it matters
Algae on a patio is not only a cosmetic problem. A thin green film turns a stone surface slick after rain, usually in the shaded spots people walk through most: by the back door, down the steps, along the path to the shed. Cleaning removes that film and what feeds it, and the treatment that follows slows its return. We explain at a free site visit how far your paving can come back.

Wallingford gardens
Wallingford sits on the west bank of the Thames, its historic centre gathered around the Market Place and the High Street. Damp air off the river and the shade of mature trees mean that paving in many gardens stays wet for hours after a shower, and every one of those hours helps algae, moss and lichen take hold.
Older properties near the centre often have enclosed gardens behind them, bounded by brick walls and outbuildings, where sunlight reaches the paving for only part of the day. Further out, established family homes and newer developments carry sandstone, porcelain and concrete patios that open onto lawns. The setting, as much as the material, decides how a patio here should be cleaned.
Algae and grip
Algae establishes first where paving dries slowest: under overhanging shrubs, in the lee of a wall, on slabs that hold a shallow puddle after rain. It spreads as a film that is hardly noticeable when dry and slick when wet. Moss follows in the joints, and lichen settles on the more porous stone.
A controlled clean removes the established film across the whole surface, not just the worst patch, and a treatment then works on what is left within the stone. Cleaning cannot change how much shade or damp a garden has, so the shadiest areas will always be the first to need attention again.
Water management
On an open patio, rinse water and loosened debris run off onto the lawn. In a walled garden they have fewer places to go, and on paving that falls towards the house they head for the back door. We look at the falls, the gullies and the drainage channels before cleaning and plan the order of work around them.
Black spot
Black spot is a lichen that grows within the pores of natural stone, which is why repeated washing lightens it without clearing it. We address the visible marks with a controlled clean and a specialist application, then apply the Chiltern EverGuard™ Treatment, which penetrates the porous surface and targets the live growth at its source.
On sandstone that has carried black spot for a long time, some tonal marking can remain, and very heavy cases may need a second visit. We say which applies to your patio before any work is booked.
Paving types
Each material sets its own limits. Indian sandstone is textured and porous, so it holds growth readily and is cleaned with control to keep its riven face. Limestone is softer and paler, and is cleaned slowly at low pressure. Porcelain is dense and releases dirt readily; the skill lies in an even finish and clean joints. Concrete slabs are robust when sound, but older ones can have worn faces and fragile edges, so their pressure is adjusted rather than assumed.
How we work
What changes from one garden to the next is the detail inside each stage, and that is decided at the visit.
We identify the material, check the joints, note what is growing and look at the falls, gullies and boundaries that will decide where the water goes during cleaning.
Pots and furniture are moved as agreed, loose debris is swept up, and nearby planting, glazing and painted surfaces are protected or set aside for rinsing.
The paving is cleaned at the lowest pressure that works on it, with the run-off directed and loosened debris gathered rather than left lying in channels.
Black spot and stubborn growth get a specialist application. Where jointing sand has washed out or broken down, the joints are refilled so the slabs are firm.
Chiltern EverGuard™ goes onto the clean surface. We check the low points, leave the area tidy and explain what to expect as the patio dries.
Honest limits
Cleaning makes a significant difference to colour and grip, but it works on the surface, not on the structure beneath it. Cracked slabs, loose units, failed bedding and cracked pointing are repairs, not cleaning. Some staining sunk deep into porous stone can remain, and old concrete will still look its age. We say all of this at the site visit, before any work is agreed.
Why us
Removing the algae film from the paths and steps you actually walk on is treated as part of the job, not an afterthought to the visible areas.
Falls, gullies and enclosed corners are planned for before cleaning, so dirty water and debris are not left sitting at the back door.
Sandstone, limestone, porcelain and concrete are never cleaned at one fixed setting. The paving itself decides the pressure and the products.
Fully insured operatives carry out every patio clean, and the site visit sets out plainly what is included before you commit to anything.
Nearby
We also clean patios across the river in Crowmarsh Gifford, and in Cholsey, Benson, Brightwell-cum-Sotwell, Shillingford and Moulsford. Many of these gardens lie on the same low, damp ground near the Thames, so the assessment starts in the same way.

Questions
Usually because of algae. It establishes where paving stays wet longest, and short winter days with low sun mean shaded areas hardly dry at all. Cleaning removes the film, and the treatment that follows slows its return.
Yes. Enclosed gardens need more planning, because rinse water and debris have fewer places to go. We look at the falls and drainage at the site visit and set the order of work around them.
No, not when it is managed. Loosened debris is gathered and taken away rather than flushed into gullies and channels, and we check the low points as the surface is rinsed. An existing drainage fault is reported to you rather than guessed at.
Not always. On most stone it can be reduced significantly, but marks that have been in the stone a long time can leave a faint trace. Heavy cases may need a second visit, which we mention at the site visit.
Typically between 12 and 24 months. Paving in a shaded garden near the river sits towards the shorter end, and an open, sunny patio towards the longer. The surface type and how the patio is looked after also play a part.
Yes, where it is needed. If jointing sand has washed out or broken down, the joints are refilled once the surface is ready. Mortar pointing that has cracked needs repair instead, and we tell you so.
No. Porcelain is dense and far less porous, so it needs a gentler, more even clean focused on the finish and the joints. Sandstone holds growth within it, which calls for treatment as well as cleaning.
