Sandstone patio cleaning and repointing in Oxford: progressive black spot removal, loose slab repairs, Chiltern EverGuard™ and a complete resin repoint.
Patio Cleaning · Oxfordshire
Oxford is a city of stone, and plenty of its gardens are too, from limestone paving behind older houses to sandstone and porcelain on newer terraces. We have cleaned patios in the city and match the method and products to the stone.

Our approach
Limestone, sandstone and porcelain can sit within a few streets of each other here, and they do not react to cleaning in the same way. The wrong product can etch softer stone, and too much pressure can roughen it. At a free site visit we identify exactly what your patio is made of before recommending how to clean it.

City gardens
Stone runs through the character of the city. Headington stands on Corallian limestone that once supplied much of Oxford's building stone, and older houses there and elsewhere still show it. Around that core sit Victorian terraces, established suburbs such as Summertown and Iffley, and modern developments, each with their own kind of garden and paving.
Many terraced houses have compact rear gardens enclosed by walls, where paving gets only a few hours of sun. Larger gardens often have mature trees, and the Thames and Cherwell corridors add damp air. In those conditions algae, moss and black spot find a foothold, especially on porous stone. We have cleaned patios here before, and the material and the shade always shape the job.
Limestone
Limestone is calcium-based, so acidic cleaners that suit some other surfaces can etch it, leaving a dull or pitted finish that cannot be reversed. It is also softer and paler than most patio stone, so heavy pressure leaves visible marks.
We clean it slowly at low pressure with products chosen to suit it, and give organic growth time to respond to treatment rather than relying on force. Older limestone paving that has worn smooth keeps that character after cleaning.
Sandstone
Indian sandstone is warm-toned and riven, and porous enough to hold growth within it. Black spot, the lichen behind those small dark marks, is the most persistent problem we see on it.
We treat it in two stages: a controlled clean with a specialist application for the visible marks, then the Chiltern EverGuard™ Treatment, which penetrates the stone and targets the live growth at its source. The aim is to bring back the stone's natural variation, not to flatten it into one colour.
Terrace gardens
A compact garden enclosed by walls brings its own considerations. Access may be tight, rinse water has little room to run off, and the paving sits close against walls, doors and neighbouring boundaries. We look at all of this at the site visit and plan the work around it.
Porcelain and concrete
Porcelain is dense and releases dirt readily, so harsh treatment is unnecessary; what matters is an even finish across large slabs and clean, consistent joints. Concrete and reconstituted stone are robust when sound, but older slabs can have worn faces and crumbling edges, so the pressure is set to their condition.
Both still collect algae in shade and are treated once clean. Where jointing sand has washed out, it is refilled once the surface is ready.
Step by step
The order of work is fixed. The products, pressure and time spent at each stage depend on the stone and the garden around it.
At a free site visit we confirm the material, check the joints and the type of growth, and look at access, drainage and the walls and planting nearby.
Movable items are cleared as agreed, debris is swept up, and planting, glazing and painted surfaces close to the patio are protected or set aside for rinsing.
The paving is cleaned at the lowest pressure that achieves the result, using products compatible with the stone, and worked evenly across the whole area.
Black spot and stubborn growth are treated with a specialist application. Joints that have washed out or broken down are re-sanded so the paving is stable.
Chiltern EverGuard™ is applied once the surface is clean. We review the result with you and explain what to expect as the stone dries and settles.
Before you book
A clean brings a significant improvement in colour and grip and can make a tired patio feel usable again. It cannot repair cracked or sunken slabs or failed pointing, and it will not remove wear that belongs to the stone. We aim to restore the original appearance where the condition allows.
Why us
We have worked on patios in Oxford, so the mix of limestone, sandstone and newer paving found here is familiar to us.
Products are chosen to suit the stone, so softer limestone is never treated with something that could etch or dull its surface.
Access, run-off and nearby walls are considered at the site visit, which matters in compact gardens behind terraced homes.
Fully insured operatives carry out the work, and a clear quotation sets out exactly what is included before you decide.
Across the city
We clean patios throughout the city, including Headington, Summertown, Iffley, Marston, Wolvercote and Cowley. Gardens in each have their own mix of stone, shade and space, so every patio is assessed on its own merits.

Questions
No. Limestone is calcium-based, and acidic products can etch it. We use products that are compatible with the stone and clean it at low pressure, giving organic growth time to respond to treatment.
Yes, in most cases it can be reduced significantly. It grows within the stone, so it needs a specialist application as well as controlled cleaning. Long-established marks may need a second visit.
Yes. Access, run-off and the walls around the patio are planned at the site visit. If access is difficult, we talk through the options with you then, before anything is agreed.
The lowest pressure that achieves the right result on that stone, decided once we have seen its type and condition. Softer limestone and older paving are cleaned more gently than robust concrete.
Typically between 12 and 24 months. In a shaded, walled garden or near trees it tends to sit towards the shorter end. The stone, the surroundings and ongoing care all affect it.
No. Etching from past acidic cleaning and wear to the face of the stone are changes to the surface itself, not dirt on it. Cleaning removes growth and grime around them, and we point them out at the visit.
Yes, where it is needed. If the jointing sand has washed out or broken down, the joints are refilled once the paving is clean. Mortar pointing that has cracked needs repair, which we will explain.
