Sandstone Patio Cleaning and Repointing in Princes Risborough
Indian sandstone patio cleaning in Princes Risborough: black spot and algae treated, back steps relaid and repointed, protected with Chiltern EverGuard™.
Patio Cleaning · Oxfordshire
Not every mark on a patio in Thame is growth. Algae and black spot sit alongside rings from pots, outlines of furniture and the odd barbecue spill. We work out which is which, then clean each at a level the paving can take.

Before we clean
A tired patio usually carries several kinds of marking at once. Green film in the shade, black spot on the stone, dark rings under pots and pale outlines where furniture stood all look like dirt, yet they respond differently. At a free site visit we identify what is there, explain which marks will lift and which may not, and recommend a method to suit the paving.

Thame homes
Thame grew up as a market town, and its centre still mixes medieval, Georgian and Victorian buildings. Around it are Victorian and Edwardian streets, established family homes and newer developments, so the patios behind them range from older stone paving to porcelain laid much more recently.
The land around the town is fairly low-lying in places, especially towards the River Thame, and after a wet spell shaded paving can stay damp for a long time. That is when algae, moss and lichen settle. Mature trees and sheltered corners add leaf litter and shade, and the patios used most for dining collect a second layer of everyday marks on top of the growth.
Growth or stain
Algae, moss, lichen and black spot are living growth, and they respond to cleaning and treatment. Other marks are not alive at all. Rust from metal furniture legs, oil and grease from a barbecue, spilt paint, and mineral marks from water dripping off a roof or out of a planter each behave in their own way, and some soak deep into porous stone. We look at them separately at the site visit.
Pots and furniture
Move a large planter that has stood in one place for a few seasons and you often find a dark ring, a damp patch or a square of paving cleaner than everything around it. Tables, storage boxes and barbecues do the same.
Those small micro-environments are why a patio can look patchy even when it is swept regularly. Cleaning the whole area as one surface helps blend the sheltered and exposed sections back together. Let us know about anything heavy or fragile before the visit so the working area can be cleared safely.
Natural stone
Sandstone has a textured face that holds fine dirt and growth, and it shows the difference between clean and dirty slabs very clearly. Black spot settles into its pores and is treated with a specialist application rather than chased with pressure.
Limestone tends to be smoother and softer, and an over-strong product or too much pressure can mark it, so it is cleaned slowly with products that suit it. Treating all natural stone as one material is how patios get damaged, so we name the stone before we agree the method.
Porcelain
Porcelain is dense and far less porous than natural stone, so dirt and algae sit on the surface and generally release well. The difficulty is evenness. Large-format slabs in a single colour make a missed strip, a dirty corner or a darker joint line obvious.
We work methodically across the whole area, paying attention to joint lines, thresholds and the edges where porcelain meets render or gravel, so the finished surface looks consistent from one side to the other.
The process
The stages are fixed; how much of each one a patio needs is decided at the visit.
We identify the paving and its jointing, separate living growth from other staining, and note planting, walls and doors close by before the method is agreed with you.
Furniture, pots and movable items are cleared as agreed, loose debris is swept away, and sensitive surfaces next to the patio are protected or set aside for rinsing.
The paving is cleaned at a setting suited to the material, worked evenly across the surface so that sheltered and exposed areas finish as one.
Black spot and stubborn growth receive a specialist application. Isolated non-organic stains are treated individually where that is appropriate, and joints that have lost their sand are refilled.
Chiltern EverGuard™ is applied once the patio is clean. We review the finish with you, point out anything cleaning could not change and explain the aftercare.
Realistic results
Cleaning can bring back colour, remove green growth, reduce black spot and tidy the joints. It cannot mend cracked slabs, stabilise a failed base or replace loose pointing, and it cannot reverse a stain that has soaked deep into porous stone.
Why us
We tell you which marks will lift, which will lighten and which are likely to stay, before the work is booked rather than after it.
The lowest effective pressure for each material, worked across the whole patio so the finish is consistent from the doors to the far edge.
Steps, edges and joint lines are part of the job. Washed-out joints are refilled, and defects are pointed out instead of hidden.
All work is carried out by fully insured operatives, and the scope is set out clearly at the site visit before anything is agreed.

Questions
Sometimes. Fresh grease on dense paving often lifts well, but oil that has soaked into porous sandstone may only lighten. We look at each stain at the site visit and tell you honestly what to expect before treating it.
Because the paving under and around the pot stayed damp and shaded while the rest dried. Growth and dirt collect there, and minerals in water draining from the compost can leave marks too. Cleaning the patio as one surface usually blends it back in.
Yes, it can usually be reduced substantially. It is a lichen in the pores of the stone, so it needs a specialist application as well as cleaning. How far it comes back depends on the stone and how established the growth is.
Usually, yes. Movable furniture, pots and smaller items should be cleared so the whole area can be cleaned evenly. Anything large or awkward can be discussed at the site visit.
No, not where the pointing is sound; it is worked carefully. Pointing that is already loose or failing can become more obvious once dirt and growth are gone, so we identify those areas before cleaning starts.
Typically between 12 and 24 months. Shade, nearby planting, the type of paving and how often the patio is swept and used all affect where in that range a particular patio sits.
Yes. Porcelain is dense with a manufactured finish, so cleaning concentrates on an even result and tidy joints. Sandstone is porous and textured, so it needs controlled cleaning and often a treatment for the growth within the stone.
