Sandstone Patio Cleaning and Repointing in Princes Risborough
Indian sandstone patio cleaning in Princes Risborough: black spot and algae treated, back steps relaid and repointed, protected with Chiltern EverGuard™.
Patio Cleaning · Buckinghamshire
Under the Chiltern escarpment, the way a patio faces often decides how it ages more than its years do. We identify the paving, clean at the lowest pressure that works, treat black spot as the lichen it is and finish with Chiltern EverGuard™.

Our approach
Two patios laid in the same stone can look completely different a few years later. One faces open country and dries within an hour of rain; the other sits in the shadow of a hedge or the house and stays damp until evening. At a free site visit we look at the paving, its joints and where the light falls, then explain which method we would use and why.

Local conditions
Princes Risborough sits where the wooded Chiltern scarp drops to the flatter, more open ground of the Vale of Aylesbury. Gardens on the hill side of town can spend much of a winter day in shadow, while those looking out over the vale catch more light and more wind. The paving shows the difference: sheltered terraces turn green and slippery, open ones gather wind-blown dust and seed in their joints.
The housing is just as mixed. Older brick and flint buildings stand near the town centre, and the newer developments around the edges often have porcelain or concrete slabs laid in recent years. Each surface weathers in its own way, so we look at the material and its setting together before anything is agreed.
Aspect
Algae and moss need a surface that stays wet. A patio on the north side of a house, or one tucked beneath a hedge or the rise of the garden, can hold rainwater for most of the day, and that is where a green film settles first and where the slabs become slick underfoot. A south-facing terrace in the same garden may show little more than grime in its joints.
We clean to that pattern. The shaded sections receive the attention they need, and the open paving is not worked harder simply because one corner is worse. The finish should be even across the whole space without overcleaning parts that were never badly affected.
Black spot
Black spot is a lichen. It roots into the pores of sandstone and other natural stone, so a wash can lift the dirt and algae around it and still leave the patio peppered with small dark marks. Turning the pressure up to chase them tends to scar the stone before it moves the growth.
We use a specialist application instead and let the treatment do the work. Heavily affected stone can need a second visit, and we tell you at the assessment if we expect that, along with how far the marks are likely to fade.
Paving types
Patios around town range from weathered sandstone laid decades ago to large porcelain slabs behind recently built homes. The method changes with the material, and so does the pressure.
Finishing
Sand joints that have eroded are refilled, which steadies the slabs and leaves weeds fewer gaps to exploit. Cracked mortar between flags is a matter for a repair, so we flag it up instead of washing the gaps wider.
With the cleaning finished, we apply the Chiltern EverGuard™ Treatment. It soaks into the paving to reach the growth that washing alone leaves behind and helps reduce how quickly it returns. Protection typically lasts between 12 and 24 months; a shaded terrace below the hill will usually sit nearer the shorter end.
How it runs
Every job runs in this sequence. The settings, the products and the time spent on each part of the terrace are decided once we have seen it.
Our first job is working out what the paving is, how sound the joints and edges are, and where growth is worst. You hear what is realistic, and a clear quotation follows.
The patio is cleaned at the lowest pressure that will lift dirt, algae and weathering from that material, with the shaded sections given the time they need.
Where black spot is present, it is treated with a specialist application rather than pressure, so the lichen is dealt with without stripping the face of the stone.
Sand joints that have washed out or broken down are refilled once the paving is ready, leaving the slabs firm underfoot and the lines between them crisp again.
Chiltern EverGuard™ is applied to the clean patio. Before leaving, we go round the terrace together and talk through simple ways to keep it clearer.
Before you book
Most paving responds with a significant improvement, and where its condition allows we bring back the look it had when laid. Cleaning removes growth and grime; it does not rebuild the stone or the base beneath it.
Why us
Each kind of paving gets its own pressure and treatment, chosen after we have seen the slabs in person rather than guessed from a photograph.
The lichen is treated rather than blasted, so the stone keeps its face and the dark marks fade as far as that slab allows.
We tell you at the site visit what is likely to lift, what may only fade and what needs a repair instead of a clean.
Work is carried out by fully insured operatives from our base in Marlow, and the finished patio is walked through with you before we leave.
Nearby
Beyond the town we also clean patios in Monks Risborough, Longwick, Bledlow, Saunderton, Lacey Green and Speen. Some sit higher on the hills and some out on the open vale, so each garden is judged on its own aspect.

Questions
Usually shade. Paving beside a wall, fence or hedge, or on the side of the house that faces the hill, stays wet long after the open part has dried, and algae needs that moisture. We treat those sections more thoroughly so the finish evens out across the whole terrace.
Yes, usually to a marked degree. Because black spot is a lichen rooted in the stone, a specialist application deals with it far better than pressure does. Where the marks are dense and old, a further visit may be needed, and that is discussed beforehand.
Not when it is chosen for the material. We use the lowest pressure that achieves the result on that stone, and we treat black spot rather than chase it with force. Soft or weathered stone is where careless pressure does the most harm.
Yes. Porcelain lets go of dirt easily because it absorbs so little. The skill lies in leaving every slab the same shade and every joint equally clean, since streaks and residue stand out clearly on such a dense surface.
Typically between 12 and 24 months. Setting, paving type and upkeep all affect it, and a terrace shaded by the escarpment generally needs attention again sooner than one facing the open vale.
Only in some cases. A sealer alters the colour and sheen of the slabs, and plenty of stone is better left breathing as it is. We give a straight view on whether yours would benefit once we have seen it, and never treat sealing as a routine extra.
