Roof Cleaning and Moss Removal in Great Missenden
Roof cleaning in Great Missenden — moss and lichen removed from a concrete tile roof from powered access at low pressure, plus Chiltern EverGuard™ protection.
Roof Cleaning · Buckinghamshire
Princes Risborough sits where the Chiltern escarpment meets the open Vale of Aylesbury, so one pitch of a roof can face the weather while the other stays in shade. We read both sides, lift the moss by hand and clean each to suit it.

Two sides of one roof
On the edge of the hills, the side of a house that faces the vale takes the wind and rain, while the side tucked towards the slope may barely see the winter sun. Growth follows those conditions, so a single roof can carry two quite different problems. We assess each pitch at a free site visit before suggesting a method.

Princes Risborough roofs
Princes Risborough lies on the north-western edge of the Chilterns, with the chalk escarpment rising steeply behind it and the flat farmland of the Vale of Aylesbury stretching away in front. That position gives the town two climates side by side. Homes near the foot of the hills sit in the lee of wooded slopes and lose the low winter sun early, while those further out face the open vale and whatever weather crosses it.
The housing reflects a long history. Older buildings around the town centre include brick and flint under clay tiles, and the town has since grown with inter-war, post-war and newer developments where concrete tiles are the norm. Mature gardens and hedges add shade on many plots, so the state of a roof often owes more to its aspect than to its age.
Exposure
Exposed pitches facing the vale tend to dry quickly after rain, so thick moss struggles to take hold there. What does thrive is lichen: flat, crusty patches in grey, yellow or white that grip the surface of the tile and spread slowly over the years. The sheltered pitch behind the same ridge can look entirely different, with soft green cushions packed along the tile edges and a dark film of algae between them.
These are different organisms and they respond to different handling. Moss can be lifted away. Lichen bonds to the surface and is better left to the treatment and to time than scraped, because scraping takes the face of the tile with it.
Old and new coverings
Clay plain tiles on older buildings vary in firing, finish and strength, and a few will have been swapped over the decades for tiles that do not quite match. They are cleaned with restraint, aiming to keep their natural colour variation rather than chase a uniform look. Concrete tiles on later homes are tougher but have an open, textured face that holds water, which is why moss roots into them so readily.
Natural and fibre-cement slate turns up as well, and needs close control without anyone standing on it. Whatever the covering, its condition is checked before a method is agreed, and a roof that needs repair is referred to a roofer first.
Method
The bulk of the moss comes off by hand before any water is used. With that done, the cleaning stage can be a low-pressure clean or a soft wash matched to the covering, rather than a jet trying to blast growth away from a distance.
How close we can work decides how gently we can work. Depending on the house, operatives use access towers, powered access platforms or pole systems so that they are near the surface and can see exactly what the water is doing, without walking on the tiles. That control matters most on older clay and slate, and around chimneys, verges and valleys where water could be pushed under the laps.
Protection
Every cleaned roof receives the Chiltern EverGuard™ Treatment once the surface is clean and the weather is settled and frost-free. It targets the spores and residual growth left in the texture of the tile and helps slow how soon moss, algae and lichen re-establish.
On a property tucked against the hills, the shaded pitch will usually be the first to show regrowth, and the open side the last. Protection typically lasts between 12 and 24 months, with location, exposure, the covering and ongoing maintenance all affecting where a roof falls in that range. We can reassess as the period comes to an end.
The order of work
The sequence is the same on every roof we clean. The detail inside each step is decided by the covering, the access and what is growing on it.
We look at both pitches from the ground and, where it helps, with a drone, sharing the images with you on the day. We note the covering, its condition and the safest working position.
You receive a written recommendation explaining the method we propose and why, with a defined statement of works so you know what is included before you commit.
Once you accept, a deposit secures the date. In the days before the work, you are told who will be carrying it out and what to expect when they arrive.
Moss is lifted by hand, the roof is cleaned at the pressure agreed for its covering, and the Chiltern EverGuard™ Treatment follows when the surface and the weather allow.
Moss that has fallen to the eaves is cleared from the gutters and the downpipes are checked. The project lead then explains what was done and gives aftercare advice.
Realistic results
Cleaning removes moss, algae and much of the lichen, and on most roofs the change is significant. It cannot add back surface that has eroded, recolour a faded concrete tile or mend anything that is broken, and some lichen marks fade gradually after treatment rather than on the day.
Why us
We judge each pitch separately, so the work on the sheltered side is not dictated by the exposed side, or the other way round.
Pressure is set for the covering and its condition once the moss is off, and never used to make up for skipping the hand removal.
Moss that comes down during the work is cleared from the gutters and the downpipes are checked, rather than being left to block them.
Fully insured operatives working from proper access equipment, and a project lead who takes you through the finished roof before we leave.
Nearby
We also clean roofs in the villages around the town, including Monks Risborough, Whiteleaf, Askett, Longwick, Lacey Green and Speen. Some sit right under the escarpment and others out towards the vale, so aspect matters there just as much.

Questions
Usually because one side dries faster. A pitch facing the open vale catches sun and wind, while the side towards the hills or under trees stays damp after rain, and moss and algae need moisture before anything else. Lichen often favours the more open side.
Yes. Loose moss is lifted by hand, but lichen is left to the treatment rather than scraped. It grips the surface closely, and forcing it off takes part of the tile face with it. Dead lichen usually fades gradually after treatment rather than all at once.
Yes, where their condition allows. Older clay plain tiles vary in strength and finish, so we check them closely at the site visit and set a gentle method. If tiles are already failing, we will say so and suggest a roofer first.
No. Operatives work from access towers, powered platforms and poles that bring them close to the surface without standing on it. Walking on clay tiles and slate risks cracking them, and working beside the roof rather than on it gives better control.
Usually somewhere between 12 and 24 months. On a shaded pitch close to the hills, expect the shorter end; an open, sunny roof tends to sit towards the longer end. Nearby trees and how the roof is maintained also play a part.
Yes. Moss removal can go ahead for most of the year. The Chiltern EverGuard™ Treatment needs settled, frost-free conditions, so in a cold spell we remove the moss and return to apply it once the weather allows.
Yes. Moss that comes off the roof collects at the eaves, so we clear the gutter runs and check the downpipes as part of every roof clean rather than leaving the debris to cause a blockage.
