Roof Cleaning · Oxfordshire
Thame's roofs span medieval, Georgian and Victorian buildings in the centre and newer homes beyond it. We separate genuine age from moss and lichen, lift the growth by hand and clean only as firmly as each covering allows.

Our view
Colour that has softened over a century is part of an old roof. Moss holding water along the laps, a green film on a shaded slope and crusts of lichen are not. A good clean takes away the growth and leaves the age, and the site visit is where we agree with you which is which.

Thame homes
Thame is an old Oxfordshire market town. Medieval, Georgian and Victorian buildings line its centre, while Victorian and Edwardian streets, established family homes and newer developments surround it, so clay tiles, concrete tiles and older traditional coverings all appear within a short walk of one another.
Parts of the surrounding land sit low near the River Thame, and after wet spells shaded roofs can stay damp for a long time. Mature trees in established gardens add leaf litter and shade, chimneys and dormers cast smaller damp pockets of their own, and those are the places where moss gathers first and lichen spreads most.
Telling them apart
Standing in the garden, it can all look like dirt. Up close it is usually four different things, and each calls for a different response. Knowing which is which is what stops a clean becoming harsher than it needs to be.
Clay and concrete
Clay matures. Its surface can mellow into a patina worth keeping, but older clay may also turn brittle, so its condition is checked before anything else happens.
Concrete roughens. As its surface wears it becomes more textured and absorbent, gives moss and algae more to hold on to and can show a marked colour change once cleaned, though old surface wear does not disappear. In both cases the method follows the condition of the covering, not how dirty it looks from below.
Roof details
Growth is rarely spread evenly. Valleys collect debris from two slopes, ridges create sheltered edges, and dormers and roof windows interrupt the run of rainwater so moss builds up around them.
These details are worked deliberately, by hand where possible, and loosened material is controlled so it is not pushed behind flashings or onto lower roofs. A tidy result depends as much on the junctions as on the open tile faces.
Aftercare
Once the clean is complete we apply the Chiltern EverGuard™ Treatment as part of the standard procedure. It penetrates the surface to target lingering spores, algae and lichen, and helps slow how fast growth re-establishes.
Expect protection of typically between 12 and 24 months, depending on shade, surroundings, the covering and how the roof is maintained. Application waits for settled weather without frost, and near the end of that period we email to offer a free assessment.
The stages
Five stages, in the same order on every roof. The detail inside them is decided by what the visit showed.
We assess the roof from the ground and, where appropriate, by drone, sharing live images with you. Covering, condition, growth and the safest access are all noted.
A report and clear quotation follow, with a defined statement of works describing what will be done, how it will be done and why we recommend that approach.
Operatives work from access equipment close to the tiles, removing the bulk of the moss by hand and paying attention to laps, valleys and dormer edges.
The surface is cleaned at the lowest pressure that achieves the agreed result, or soft washed, before the treatment goes on in settled, frost-free weather.
Gutters and downpipes are cleared of displaced moss, surrounding surfaces are left tidy, and the project lead explains what was applied and what happens next.
Honest limits
A professionally cleaned roof should look substantially better. It will not look factory-fresh if the tiles are old, and it will not be repaired by cleaning. Loose ridge tiles, damaged flashing, cracked tiles or failing mortar remain roofing work, and clearing thick moss sometimes makes them easier to see. If we spot an obvious concern, we flag it so you can arrange the right repair.
Why us
We distinguish genuine weathering from growth, so an older roof keeps the colour that suits it while the moss and lichen go.
Hand removal comes first. Water follows only at the lowest pressure that works on that covering, or as a soft wash where that suits better.
Every cleaned roof receives Chiltern EverGuard™ as standard, with an email offering a free reassessment as the protection period draws to a close.
Fully insured operatives carry out the work from proper access equipment, and nothing is left in your gutters when we go.
Around Thame
Our roof cleaning extends to the villages around the town, among them Towersey, Tetsworth, Sydenham, Chinnor, Lewknor and Milton Common. Wherever the roof is, the assessment and the method follow the same careful pattern.

Questions
Growth sits on the surface: raised moss, a green or dark film, or flat crusts of lichen. Weathering is colour change in the tile itself, often an even softening of tone across older clay. We show you both on the drone images at the site visit.
No. Operatives work from platforms, towers and poles placed as close to the surface as practical. Walking on older clay or slate risks cracking it, and a steady working position gives far better control over the cleaning.
It is collected and controlled as the work moves down the roof, so it does not end up behind flashings, on lower roofs or across paths. Gutters are cleared and downpipes checked before we finish, as standard on every roof clean.
It is the treatment we apply to every roof after cleaning. It works into the surface to target spores and residual algae, moss and lichen, and helps slow regrowth. Protection typically lasts between 12 and 24 months, depending on the roof and its surroundings.
Often, yes. Moss and debris coming off a roof can mark freshly painted surfaces below, so cleaning the roof first keeps the order of work sensible. We are happy to discuss timing with you at the site visit.
Usually, yes, though age alone does not decide it. We check the tiles, previous repairs and vulnerable details at the visit. If the roof needs repair before it can be cleaned safely, we tell you rather than going ahead.
Yes, eventually. Cleaning and treatment reduce regrowth and slow it, but spores keep arriving and the shade and damp around the house do not change. Roofs beside mature trees or on sheltered slopes tend to show it first.
