Sandstone Patio Cleaning and Repointing in Princes Risborough
Indian sandstone patio cleaning in Princes Risborough: black spot and algae treated, back steps relaid and repointed, protected with Chiltern EverGuard™.
Patio Cleaning · Buckinghamshire
Aylesbury sits on the flat, open ground of the Vale, where many patios belong to newer homes and rain lingers on level paving. We clean each surface to suit its material, treat lasting growth and put the joints right.

How we start
Manufactured slabs, Indian sandstone, porcelain and small block-paved seating areas all turn up in local gardens, sometimes side by side. Each reacts differently to water, pressure and treatment. At a free site visit we identify what you have, check how it was laid and how it drains, and recommend a method before anything is agreed.

Aylesbury gardens
Unlike the hill towns to the south, Aylesbury lies on low, largely level land in the Vale below the Chiltern escarpment. Its historic core keeps older brick and slate-roofed streets, while much of the town is made up of later suburbs and newer developments such as Fairford Leys and Watermead, where gardens are often open and paving was laid as part of the build.
On level ground, the fall built into a patio matters more than usual. Where slabs were laid with too little slope, or the ground beneath has settled, water sits in shallow pools after rain. Those damp patches, together with shaded strips along fences and walls, are where algae, moss and black spot get going first, even in an otherwise sunny garden.
Standing water
If you look closely at a patio that has started to discolour, the growth rarely spreads evenly. It gathers where water sits longest: low spots, the foot of a wall, the shady side of a fence, and the joints, where silt and organic debris collect.
Cleaning removes the growth, but it cannot change the levels. Where pooling is clearly feeding the problem, we point it out at the site visit, because a dip that holds water will turn green sooner than the rest of the patio after any clean. Correcting falls is a job for a landscaper rather than a cleaning firm.
Newer gardens
Gardens built with a house in recent decades usually share a short list of materials, and each has its own care point.
Black spot
People are often surprised to find black spot on a patio that gets plenty of sun. It is a lichen, and it tolerates far more light and dryness than algae does, rooting into the pores of sandstone and other natural stone wherever it lands.
A firm wash leaves it largely untouched, so we treat it with a specialist application as well as controlled cleaning. Once the patio is clean, the Chiltern EverGuard™ Treatment is applied to target the live growth that remains in the stone and help slow its return.
Step by step
The stages below apply to most patios. On a block-paved area or a patio with drainage problems, we explain at the site visit what changes.
We identify the material, inspect joints, edges and any damage, and note where water sits. You then receive a clear quotation describing exactly what we recommend.
Garden furniture and pots are moved aside, and nearby planting, lawn edges, doors and walls are considered before cleaning water or treatment is used.
The surface is cleaned at the lowest pressure that works on its material, lifting dirt, algae and loose growth without scouring slabs or emptying the joints.
Black spot and stubborn lichen get a specialist application. Once the surface has dried enough, joints that have lost their sand are refilled so the paving is firm.
The Chiltern EverGuard™ Treatment is applied to the clean surface. We then talk you through the result and the simple upkeep that helps it last.
Clear expectations
A professional clean makes a significant difference to most patios, and we aim to restore the original appearance where the condition allows. It is still a clean, not a rebuild.
Why us
Pooling, settled slabs and failing joints are noted at the site visit, so you understand why the patio discoloured as well as how it will be cleaned.
Block-paved areas are refilled with kiln-dried sand once dry enough, rather than left with half-empty joints that invite weeds back in.
Lichen and black spot are treated with a specialist application and Chiltern EverGuard™ instead of being worked at with ever higher pressure.
Our operatives are fully insured, and the work carried out matches the clear quotation you agreed after the site visit.
Nearby
We also clean patios in the neighbourhoods and villages around the town, including Bierton, Bedgrove, Stoke Mandeville, Weston Turville, Aston Clinton and Stone. Many of those gardens share the same open, level setting.

Questions
Usually because the slabs were laid with too little fall, or the ground beneath has settled in places. Cleaning does not change the levels, so pooled areas tend to turn green again first. If it is significant, a landscaper can relay the affected section.
Yes. Block paving is cleaned carefully so the joints are not stripped more than necessary. Once the surface has dried enough, the joints are refilled with kiln-dried sand so the blocks stay locked together and weeds have less room.
Black spot is a lichen rather than an algae, and it copes well with sun and dry spells. It roots into porous stone wherever spores land, which is why open patios in exposed gardens can still be covered in it.
Yes. Porcelain is dense and responds well to a gentle clean. Streaks usually come from uneven work or residue left behind, so we keep the cleaning consistent and rinse thoroughly across every slab.
Not always. Cleaning lifts dirt and growth and usually makes a significant improvement, but weathered concrete can show worn texture and exposed aggregate that a clean reveals rather than hides. We tell you at the site visit what to expect.
No. It helps slow the return of the algae that makes paving slippery, typically for between 12 and 24 months, but no treatment makes outdoor paving slip-free. Sweeping and keeping water from pooling both help.
