Sandstone Patio Cleaning and Repointing in Princes Risborough
Indian sandstone patio cleaning in Princes Risborough: black spot and algae treated, back steps relaid and repointed, protected with Chiltern EverGuard™.
Patio Cleaning · Buckinghamshire
Chesham lies in the valley of the River Chess, and patios on the low ground near the water stay damp far longer than those up the slopes. We match the clean to the stone and its setting, then finish with Chiltern EverGuard™.

How we start
A terrace on the valley floor and one halfway up the hillside can be laid in the same stone and still need different handling. The first may carry a slick green film for much of the year; the second may only show tired joints and some weathering. We see both at a free site visit, identify the material and recommend the approach that suits it.

Chesham gardens
The town grew along the valley of the Chess, a chalk stream, and its lower streets sit close to the water. Damp air settles on that low ground and paving there dries slowly after rain, which is exactly what algae and moss need. Gardens a little further up the valley sides tend to dry faster, but they are often built on several levels, with steps and retaining walls linking one terrace to the next.
Period cottages, some in brick and flint, stand alongside larger detached homes and newer family developments. Their patios range from old sandstone flags set beside lime-pointed walls to porcelain laid behind a recent extension, so the method is chosen for each garden rather than carried over from the last one.
Changes of level
In a garden that climbs the hillside, the patio rarely ends at a neat edge. There may be a flight of steps to a lawn, a raised bed held by a low wall, or an upper terrace that drains onto the one below. Risers stay shaded and grow green sooner than the treads, and sediment loosened higher up will run down onto paving that has already been cleaned if the work is done in the wrong order.
We work from the top down, direct the rinse water deliberately and include the steps and edges, so the finished area reads as one space rather than a clean centre with tired margins.
Black spot
Those small black marks on sandstone are a lichen growing in the pores of the stone. A wash removes the dirt around them; the marks themselves usually stay. Pushing more pressure at them is how stone gets scarred.
Instead, we treat black spot with a specialist application and give it time to act. On heavily marked stone a second visit can be needed, and we say so before work begins so the expected result is clear from the outset.
Around the paving
Older patios here often meet garden walls built in brick and flint, held together with soft lime mortar. A lance turned on those joints would take the mortar out, so the clean stays on the paving and the walls are left alone. Borders, lawns, pots and painted doors close to the work are all considered before we start.
Everyday marks
Outdoor living leaves its own marks. Planters leave dark rings where moisture sat beneath them, table legs leave outlines, and a barbecue corner can carry grease that behaves quite differently from algae.
These are looked at one by one. Some lift with the main clean, some respond to a targeted treatment, and oil that has soaked into porous sandstone or concrete may fade rather than vanish. Knowing which is which before we start avoids repeated hard passes over a mark that sits within the stone.
Our method
Each stage is set at the site visit, so the pressure, the treatment and the order of work on the day already suit your paving and the slope of your garden.
We identify the stone or paving, check the joints, look at where the damp and the growth sit, and talk through what is realistic. A clear quotation follows the visit.
Pots and furniture are moved as agreed, nearby planting and lawn edges are considered, and loose leaves and debris are swept off before any water is used.
Working from the highest level downward, the paving is cleaned at the lowest pressure that lifts dirt and algae from that particular material.
Lichen is treated with a specialist application. Joints where the sand has washed out are refilled once the paving is ready, so the slabs sit firmly again.
The Chiltern EverGuard™ Treatment is applied to the clean surface to help slow the return of growth, and we take you through the finished patio before leaving.
Honest limits
Good restoration reveals the material rather than disguising it. Riven sandstone keeps its natural colour range, older concrete may still show its age, and earlier repairs do not disappear once the dirt has gone. Chiltern EverGuard™ protection typically lasts between 12 and 24 months; valley-floor gardens that stay damp tend towards the shorter end.
Why us
We identify the material before choosing a pressure or a product, because sandstone, limestone and porcelain each respond differently to the same clean.
Soft lime pointing and flint walls beside the paving are kept out of the line of the lance from start to finish.
You hear at the site visit what should lift, what may only fade and what would need a repair rather than a clean.
Fully insured operatives, travelling from our base in Marlow, carry out every job and walk you round the result at the end.
Nearby
Our patio work also reaches Chesham Bois, Ashley Green, Chartridge, Bellingdon, Ley Hill and Botley. Most of them sit higher and more exposed than the valley floor, which changes how quickly paving weathers more than it changes how we clean it.

Questions
Low ground beside a river holds damp air and gets less direct sun, so paving there stays wet after rain far longer than it would further up the valley. Algae and moss follow moisture. Cleaning followed by treatment slows the growth, but damp gardens will need attention more often.
Yes. The paving is cleaned at a pressure suited to the stone, and the lance is kept away from the soft lime mortar at the base of the wall. If the wall itself is stained, we will mention it rather than turn the patio lance on it.
It is a lichen, a living growth that roots into the pores of natural stone. That is why ordinary washing removes the dirt around it but leaves the dark marks. A specialist application treats it, and heavily affected stone may need a second visit.
Yes. Steps, risers and the edges of raised beds are included when they form part of the patio, and we work from the top level down so that loosened dirt does not settle on paving that has already been cleaned.
Not always completely. Sandstone and concrete are porous, and oil can soak below the surface. Fresher marks often respond well to treatment, while old, deep staining is more likely to fade than disappear. We will tell you which yours looks like before starting.
Yes, where the patio uses sand jointing that has washed out or broken down. Rigid mortar joints that have cracked are a different matter and need a repair; we point those out rather than wash them out further.
Typically between 12 and 24 months, depending on where the patio sits, the stone, the surroundings and how it is looked after. Shaded paving on low, damp ground tends to sit nearer the shorter end; open terraces nearer the longer.
