Patio Cleaningin Bracknell
Much of Bracknell was planned and built as a post-war New Town, with later estates growing around it. Its patios are commonly concrete flags, block paving or sandstone, often shaded along a fence line. We clean each to suit, then apply Chiltern EverGuard™.
- Fence-line algae lifted
- Joints re-sanded once dry
- Concrete and block paving

Our approach
Fences, lawns and paving laid to a plan each with its own weathering
On a planned estate, many gardens follow a similar layout: a patio by the back door, a lawn beyond and a fence line on each side. The detail still differs from house to house, in the paving chosen, how it was laid and how much shade it gets. At a free site visit we look at yours before recommending a method.

Bracknell homes
A New Town, its later estates and the green space between
Bracknell expanded as one of the post-war New Towns, built as planned neighbourhoods with housing, green spaces and community facilities designed together. Those original neighbourhoods now sit beside later estates and newer homes, while Easthampstead, Binfield and Warfield keep older buildings of their own.
The town's extensive green space and mature planting are a large part of its character, and they shade many gardens for some of the day. Close-boarded fences between neighbouring gardens add their own strip of shade along the patio edge, and that is usually where algae and moss appear first.
Fence lines
The shaded strip along every boundary
A tall fence casts shade across the paving at its foot for much of the day, and the slabs there may hardly dry between showers. The result is a green band along one or both sides of the patio while the middle stays relatively clean.
We give that band the extra treatment it needs and keep the jet angled away from the fence panels and gravel boards, so the timber is not soaked or marked while the paving is cleaned.
Concrete slabs
Original concrete flags and their weathered faces
Older patios here are often laid in pressed concrete flags. Decades of weather wear the smooth top layer away, exposing aggregate that holds dirt and algae, and older flags can crack or rock where their bedding has shifted.
We clean them at a pressure their condition can stand, working evenly to avoid a striped finish. Flags that rock or have cracked are pointed out at the site visit; cleaning will brighten them but cannot re-bed them.
Block paving
Block-paved patios and the sand between them
Block paving is common on newer patios as well as on drives. Its joints are filled with sand, and cleaning inevitably removes some of it along with the moss and weeds growing there.
Re-sanding has to wait until the surface has dried sufficiently, because sand brushed into wet joints clogs and does not settle. We re-sand where the joints need it, so the blocks stay locked together and stable underfoot.
Sandstone
Indian sandstone on the newer estates
Indian sandstone is a frequent choice on later homes. It is warm-toned and riven, and it is the paving most prone to black spot, the small dark lichen marks that a jet cannot shift.
We clean sandstone gently to keep its texture, then treat black spot with a specialist application. The Chiltern EverGuard™ Treatment follows, working into the stone to target the live growth at its source. Heavily marked slabs can need a second visit.
How it runs
Four stages from first look to finished patio
Each patio is taken through the same stages. The method inside them is set by the paving, its joints and how much shade it gets.
- 01
Site visit and assessment
We look at the paving type, joints, drainage, access and the fences, lawns and beds around it, and agree what is included before you receive a clear quotation.
- 02
Preparation and treatment
Movable items are cleared and planting is considered. Where black spot or heavy growth is present, a specialist treatment is applied, so pressure is not doing all the work.
- 03
Cleaning to suit the surface
Controlled pressure is used on sound, robust paving and gentler methods on weathered or softer material, with fence lines and edges given particular attention.
- 04
Re-sanding and protection
Once the surface has dried enough, joints are re-sanded where needed, and the Chiltern EverGuard™ Treatment is applied to help slow the return of algae and black spot.
Worth knowing
Limits of a patio clean
A clean restores colour and definition to tired paving and removes the film that makes it slippery in damp weather. Some things are outside its reach, and we tell you about them before the work, not after.
- Rocking or cracked flags need re-bedding
- Exposed aggregate on old concrete will stay visible
- Fence-line paving will green again sooner than the middle
- No outdoor paving is ever slip-free when wet or icy

Questions
Patio Cleaning in Bracknell: your questions
Why is my patio green along the fence but clean in the middle?
Shade. The strip at the foot of a fence gets little direct sun, so it stays damp after rain and algae establishes there first. The open middle dries quickly. We give the fence line the extra treatment it needs.
Can old concrete slabs be brought back?
Usually they can be cleaned up markedly. Weathered concrete has exposed aggregate that will stay visible, and cracked or rocking flags will still need re-bedding, but the dirt and growth that darken them can be removed.
Will you re-sand my block-paved patio?
Yes, where the joints need it. Cleaning removes some jointing sand along with the moss, so we re-sand once the surface has dried enough for the sand to settle, which keeps the blocks locked together.
Is a jet wash safe on Indian sandstone?
Only at controlled pressure. Sandstone is cleaned gently to keep its riven texture, and black spot on it is treated with a specialist application rather than force. Higher pressure scars the surface and still leaves the lichen behind.
Will my fence be marked during the clean?
No. The jet is angled away from fence panels and gravel boards, and the pressure is set for the paving rather than turned up to reach the edges. Planting along the fence is considered before we start.
How long does Chiltern EverGuard™ protection last?
Typically between 12 and 24 months. Paving along a shaded fence line or under trees will tend to the shorter end, and an open, sunny patio to the longer. Sweeping regularly helps it last.
