Patio Cleaning · Berkshire
Around Windsor, period houses, Thames-side homes and newer streets sit close together, and many gardens are a patchwork of sun and shade. We clean each part of the patio to suit the stone, treat black spot and apply Chiltern EverGuard™.

Our approach
Most patios have a bright centre, a shaded strip beside the house and a damp margin near the planting. Each needs a different amount of attention, and treating the whole area as one surface leaves either the edges green or the open slabs overworked. We look at those zones together at a free site visit and explain the plan for each.

Windsor gardens
Windsor grew outward from the Castle over many centuries, absorbed Clewer as it expanded, and gained whole new streets after the railways arrived in the nineteenth century. The result is a close mix of period brick homes, established suburban roads and newer housing, and the gardens behind them range from compact walled plots to broad lawned terraces.
Where a patio is overshadowed by a garden wall, a neighbouring building or mature trees, it may see direct sun for only part of the day. Add the damp air of the Thames along the town's northern edge and you have paving that dries slowly: ideal ground for algae, moss and the black spot lichen that marks sandstone.
Black spot
Black spot is a lichen, not dirt. It grows into the pores of natural stone, particularly sandstone and limestone, which is why it is still there after the algae and loose grime have rinsed away. Turning the pressure up only scars the stone around it.
We treat it in two stages. The visible marks are dealt with through a controlled combination of pressure and a specialist application. The Chiltern EverGuard™ Treatment then works into the porous surface to target the live growth at its source. Heavily marked stone can need a second visit, and we say so at the outset.
Steps and levels
Garden steps have flat treads, upright risers and exposed nosings, and each collects growth in its own way. Algae on a tread matters more than anywhere else on the patio, because that is where a wet foot lands.
Where steps are included, we clean all three faces with pressure set for their material and keep the jet out of the joints. The top step is finished into the terrace so the two read as one surface rather than as separate jobs.
Beds and borders
Patios edged by raised beds tend to carry a darker band where soil, fallen leaves and moisture meet the paving. That strip can hold algae, leaf tannin and fine soil all at once.
We separate what will lift from what has stained into the stone, so the paving is not worked harder than it can bear in pursuit of every mark. Movable pots are cleared first, where you are happy for us to move them, so their footprints are cleaned along with everything else.
Run-off
Patios fall towards a lawn, a border, a drain or a lower level, and loosened dirt follows that fall. We manage the working area so it is not simply washed into planting or left in a band at the lowest edge, and any accessible drainage points are cleared of material from the clean before we leave.
In a small walled garden there may be only one way out for the water, and that shapes the whole order of work.
Step by step
We follow one sequence on every patio. The methods inside it are set by what we found at the site visit.
We identify the paving, map the shaded and sunny zones, and check for black spot, failing joints, steps and drainage. You hear our recommendation and the result to expect before anything is agreed.
Movable pots and furniture are set aside where you are happy for us to move them, and planting, doors and adjoining walls are considered before any water reaches the paving.
Open slabs, shaded margins and steps are each given the attention their condition needs, at the lowest pressure that achieves a clean result on that stone.
Lichen marks receive a specialist application rather than more pressure. Joints that have washed out are re-sanded where needed so the slabs stay firm.
The Chiltern EverGuard™ Treatment is applied to the clean surface, and we walk the patio with you, explaining what was done and what to expect over the coming months.
Honest limits
The aim is a clean, safer patio that still looks like its own stone. A few things sit outside what cleaning can do, and we point them out at the site visit rather than after the work.
Why us
Sunny, shaded and damp parts of the patio each get the treatment they need, rather than one pressure applied from end to end.
A specialist application and the Chiltern EverGuard™ Treatment target the lichen within the stone, instead of scarring the surface trying to blast it off.
Treads, risers, thresholds and borders are part of the job, so the patio does not look clean only through the middle.
Every job is carried out by fully insured operatives, with planting, doors and neighbouring surfaces considered before the work begins.
Nearby
Our patio work extends to the neighbourhoods and villages around the town, including Clewer and Dedworth to the west, Old Windsor and Datchet downstream, and Eton and Eton Wick across the river. The same assessment-first approach applies to each.

Questions
Yes, in most cases, though not always in one visit. Black spot is a lichen rooted in the stone, so we treat it with a specialist application and then the Chiltern EverGuard™ Treatment rather than with more pressure. Heavily marked slabs can need a second visit, and we will tell you if yours are likely to.
Yes, where they are part of the agreed area. Treads, risers and nosings are cleaned with pressure suited to their material, and edges that are already chipped or loosely jointed are handled with extra care.
Algae needs moisture and does best where paving stays wet longest. A strip beside a wall or under trees may get little direct sun, so it dries slowly after rain while the open centre dries quickly. That is why we plan the clean by zone.
Usually, yes, because the slippery film is mostly algae and we remove it. No outdoor paving is ever free of slip risk in wet or icy weather, though, and growth will gradually return, faster in shade.
Sometimes. Sealing suits some stone and not others, and it changes how the paving looks. We will tell you honestly at the site visit whether yours is a good candidate, and why.
Typically between 12 and 24 months. Paving in a walled, shaded garden near the river will usually sit nearer the shorter end; an open terrace that dries quickly, nearer the longer. It helps reduce regrowth rather than stopping it altogether.
