Soft Wash Treatmentin Wokingham
Wokingham pairs a historic market-town centre with a great deal of newer housing, and newer homes often bring pale modern render, timber fencing and composite decking. We soft wash all of them at low pressure, with each finish left intact.
- Modern render cleaned gently
- Fencing and decking too
- Chiltern EverGuard™ applied

Newer homes
Modern render greens sooner than most owners expect
Smooth, pale render looks crisp when a house is finished, and that is exactly why the first green film shows so clearly, usually on a north wall or beneath a tree. Because the colour of many modern renders runs through the material rather than sitting in a coat of paint, careful cleaning rather than redecoration is how it is kept looking right.

Wokingham homes
A market-town core ringed by newer neighbourhoods
The historic centre grew around the Market Place, where some early timber-framed buildings were later faced in brick, and the town centre is protected as a conservation area. The Victorian Gothic Town Hall adds red brick and slate, and regeneration has since brought new homes around Peach Place, Elms Field and Carnival Place.
Beyond the centre, established neighbourhoods such as Emmbrook and Woosehill give way to more recent development, so render, modern brick, timber fencing and composite decking make up a large part of what needs looking after. Green space and mature planting shade many gardens, and shaded surfaces that dry slowly are where growth takes hold.
Modern render
Looking after thin-coat and through-coloured finishes
Many recent homes are finished in thin-coat render, often coloured right through. These finishes are smooth and relatively thin, so they should never be blasted with a concentrated jet, which can mark the surface or open up weak points. A low-pressure solution treats the algae across the face and is then rinsed off gently.
Where we find cracking at corners or around windows, or render that sounds hollow, we point it out. That is a matter for whoever installed the render, not something cleaning can put right.
Timber fencing
Fence panels and posts at the garden edge
Fencing usually stands in the shadiest part of a garden, against hedges and under trees, and it turns green quickly. Pressure can raise the grain, splinter soft timber and push water deep into it. A soft wash treats the growth at low pressure and is rinsed off, leaving the wood far less disturbed.
Weathered timber will still look weathered afterwards. Natural greying and worn stain are part of the wood's age, and a fence that needs re-staining will still need it once it is clean.
Decking
Timber and composite decking
Decking collects algae, debris in the gaps and a slippery film on boards that stay damp, especially close to the house or under trees. Timber and composite boards need different handling, and both are treated at low pressure rather than gouged with a jet.
- Timber: growth treated without raising or splintering the grain
- Composite: surface film lifted without scratching the finish
- Gaps between boards cleared of the debris that holds water
The older centre
Brick and slate around the conservation area
Closer to the Market Place, older brick fronts call for the same low-pressure approach, with extra attention to soft brick and worn pointing. Mortar joints are watched closely, and marks that are not biological are identified rather than treated over and over. Where a property is listed or in the conservation area, we keep strictly to cleaning, and anything that would alter the fabric is left for the owner to take up with the local authority.
Step by step
How a soft wash runs, house to garden
We start with the house and work outwards into the garden, so fencing and decking are cleaned last and stay clean.
- 01
Free site visit
We look at the render, brick, fencing and decking, check for cracks, loose boards and worn finishes, and agree what is included before anything is booked.
- 02
Cover and wet down
Borders, lawns, pots, glass and paintwork are covered or wetted down, and garden furniture is moved clear of the walls and the deck.
- 03
House walls first
Render and brick are treated at low pressure, left to act on the algae and rinsed, working down each elevation in turn.
- 04
Fences and decking
Fencing and decking are treated last, so nothing rinsed from the walls lands on them afterwards. They are then rinsed and the board gaps cleared.
- 05
Chiltern EverGuard™ finish
With every surface clean, the Chiltern EverGuard™ Treatment is applied and we walk round the result with you before we leave.
Know the limits
What a clean can and cannot change
Soft washing brings back the colour that growth was hiding. It does not repair a surface or refinish it.
- Cracked or debonded render needs the installer or a renderer
- Grey, weathered timber stays grey, and worn stain still needs redoing
- Scratches and fading on composite boards remain
- Fences and decks in deep shade will green again soonest

Questions
Soft Wash Treatment in Wokingham: your questions
Is soft washing safe on modern thin-coat render?
Yes, when the render is sound. Low pressure and a gentle rinse suit these smooth, thin finishes far better than a jet. If we see cracks or debonding, we point them out before any work is agreed.
My render is coloured all the way through. Does it need painting after cleaning?
No. With through-coloured render the colour sits in the material itself, so removing the growth usually brings it back without any decoration. Fading caused by sunlight is a separate matter that cleaning will not change.
Can you soft wash a timber fence?
Yes. Fencing is one of the surfaces we treat. Low pressure avoids raising the grain or splintering soft timber, though natural greying and worn stain will remain once the growth has gone.
Do you clean composite decking?
Yes. Composite boards are treated at low pressure to lift the green film without scratching the surface, and the gaps between boards are cleared of the debris that keeps them damp.
Why is my north-facing wall green when the rest of the house is clean?
Because it gets little or no direct sun and dries slowly after rain, and algae establishes wherever moisture lingers. Trees and fencing nearby make it worse. Those walls usually need attention first.
How long does the result last?
That depends on shade, moisture and the surface. The Chiltern EverGuard™ Treatment applied after cleaning helps reduce regrowth, and protection typically lasts between 12 and 24 months, with deeply shaded fences and decks at the shorter end.
Can you clean an older property in the conservation area?
Yes, by careful low-pressure cleaning only. Anything that would alter the fabric of a listed or conservation-area building is for the owner and the local authority to decide, and we keep well within cleaning.
