Soft Wash Treatment · Berkshire
Under Ascot's mature trees, pale render and carefully finished façades take on a green or grey film early, often beside sheltered strips under the eaves. We treat it at low pressure, with glazing and planting looked after throughout.

Our view
On a pale elevation, a thin layer of algae changes the tone of the whole wall before anyone would call it dirty. It is often clearest where a clean sheltered band under the eaves meets the exposed wall below. Blasting the darkest patches leaves a mottled finish; treating the entire affected area at low pressure brings the colour back evenly.

Ascot properties
Ascot has a green, semi-rural character, with mature trees, open green space and established residential areas spread across North Ascot, South Ascot and Sunninghill. Tree canopy over gardens and drives is part of what people value here, and it also means many walls spend much of the day in shade.
Housing ranges from traditional brick, render and tiled roofs to contemporary homes finished in render panels, stone detailing and large areas of glass. Shade slows drying, and slow drying is what lets algae, lichen and dark organic film settle on a façade.
Eaves and projections
Wide eaves, balconies and projecting features keep strips of wall out of the rain and change how quickly each part dries. The result is often a sharp contrast: a pale sheltered band directly beneath the overhang and a greener wall below it, or the reverse where a projection traps damp.
We include the returns, soffit edges and junctions in the plan, so the open wall is not restored while the details around it stay marked. The solution goes on evenly across the whole affected area, which is what avoids a patchy finish.
Mixed materials
Contemporary façades often combine render with brick, stone or timber. Each reacts differently to moisture, to the solution and to rinsing, so the elevation is divided by material rather than treated as one continuous surface.
Glass
Modern homes can have extensive glazing close to the walls being treated, including glass balustrades and full-height panels. The solution should not be left to dry on glass or frames, so we wet, cover and rinse them as the work moves along the elevation.
Treating the house as one working area rather than a wall in isolation is what keeps the glass clear and the frames unmarked. It is also why this kind of façade takes more preparation than its size suggests.
Dwell time
Algae and lichen are living growth, not a stain on the surface. A soft wash is designed to act on that growth, which means it needs time on the wall before it is rinsed. Rushing that stage and making up the difference with pressure is exactly what soft washing exists to avoid.
Once the surface is clean, the Chiltern EverGuard™ Treatment is applied to help reduce how quickly growth returns. Under heavy tree cover we would expect its protection to sit at the shorter end of the usual range.
Stage by stage
Preparation takes a large share of the time on a house with plenty of glass and planting. The sequence below is the same each time.
We identify the render, brick, stone, cladding, paint and glazing, note where growth is heaviest and agree which elevations and details are included.
Windows, balustrades, frames, planting and decorative finishes are wetted, covered or otherwise protected before anything at all is mixed or applied.
The solution is distributed at controlled low pressure across each material zone in turn and given the contact time it needs.
Ledges, returns, lower walls and the junctions between materials are rinsed and finished, with nearby glass rinsed again as we go.
The Chiltern EverGuard™ Treatment is applied to the clean surface, and we explain any weathering, coating wear or non-biological marks that remain.
Good to know
Soft washing removes growth. It does not change the condition of whatever lies underneath it.
Why us
The solution covers the full affected area, not just the darkest patches, so pale render comes back to an even colour.
Large windows, balustrades and frames are wetted, covered and rinsed throughout, never left with solution drying on them.
Render, brick, stone and timber each get their own treatment, with the method changed at every transition.
Fully insured operatives, a plain explanation of the work and a tidy site when we leave, including the garden beneath the walls.
Nearby
We also look after homes in Sunninghill and Sunningdale, Cheapside and Winkfield, and out as far as Virginia Water. Many share the same tree cover and the same mix of older and contemporary houses.

Questions
Yes, where the render is sound. It suits the thin green or grey film that dulls a pale elevation particularly well, because the treatment works across the whole texture rather than only where a jet happens to land.
Yes. We divide it by material so the solution, contact time and rinse can be adjusted at each transition. Stone surrounds and timber panels are handled the same way, as separate zones on the one elevation.
Yes. Glass and frames are wetted, covered or rinsed throughout, depending on how close they sit to the treated wall. The aim is that no solution is ever left to dry on them.
Because the treatment needs time to act on the growth. Relying on that contact time, rather than on pressure, is what lets a soft wash clean render and stone without wearing away their surface.
Usually sooner than on an open site, yes. Shade and leaf drop keep walls damp. The Chiltern EverGuard™ Treatment helps slow regrowth, with protection typically lasting between 12 and 24 months, towards the shorter end under dense canopy.
No. It removes biological growth, but faded, chalky or failing paint is a decorating matter. Cleaning does make the true condition of a coating easier to judge, which helps if repainting is being considered.
Yes, with the right preparation. Beds, lawns and pots near the wall are covered or wetted down before we begin and rinsed afterwards, and application is kept close to the surface being treated.
