Roof Cleaning · Berkshire
Ascot's leafy, semi-rural streets keep many roofs in dappled shade, and broad slopes beneath mature trees collect leaf litter as well as moss. We clear both by hand, clean gently to suit the tile and finish with Chiltern EverGuard™.

Our starting point
On a wide roof, moss and algae tend to form bands and patches rather than an even coat. A tree to one side, a chimney throwing shade or a course that drains slowly can each leave a strip far greener than the rest. We map those patterns at a free site visit and put the effort where the growth is, rather than treating every slope as the worst one.

Ascot roofs
Ascot has a green, semi-rural feel. Mature trees line the residential roads around the town, North Ascot, South Ascot and Sunninghill, and many gardens are wide enough to hold large specimens close to the house. That tree cover is a big part of the area's character, and it is also the main reason roofs here stay damp and collect debris.
Housing ranges from older brick and tile homes to newer properties with modern finishes, and a good number of houses are generously sized, with hipped roofs, valleys, dormers and changes of pitch. More roof means more junctions, and each junction is a place where leaves settle, moss takes hold and water is slow to clear.
Banded growth
Look closely at a broad roof and you can often see where shade falls during the day. Courses under an overhanging branch, beside a chimney or along a valley stay wet longer after rain, and moss spreads along them in bands. A neighbouring stretch with a little more sun can stay comparatively clear.
We treat that pattern as information about the roof. Heavily affected courses get more time and attention; lightly affected areas are handled proportionately. The aim is an even result without putting a whole slope through more work than it needs.
Tree debris
Under mature trees, roofs collect more than moss. Leaves, seed cases and twigs wedge into the channels of profiled tiles and against the upper edge of every course, where they hold water and feed new growth. Deep-profile tiles are especially prone to it, because their troughs give debris somewhere to sit.
Junctions
Every change of plane on a big roof is a joint the weather has to cross. Valleys carry the run-off from two slopes and the debris that comes with it; hips and ridges are bedded or fixed with their own details; dormers add small roofs, cheeks and lead of their own. Moss thrives in the shelter these junctions give.
We clean them as separate areas, working by hand where the detail is fine and keeping water away from laps and flashings. Where a junction is already in poor repair, we tell you before work starts.
Aftercare
Every roof we clean receives the Chiltern EverGuard™ Treatment once the surface is clear. It works into the tile to target spores and leftover growth and helps slow the return of moss and algae.
Under heavy tree cover, protection is more likely to sit towards the shorter end of its typical range of 12 to 24 months, and an open, sunny roof towards the longer. We apply it in settled weather with no frost about, and email to offer a free reassessment as that period draws to an end.
Step by step
Bigger roofs take longer, but the order of work does not change. Each stage is planned around the access, the trees and the junctions we find at the site visit.
We look at every slope and junction from the ground and, where appropriate, with a drone, sharing the live view so you can see the banding and debris for yourself.
A report explains the method we recommend, why we recommend it and how the work will be carried out, with a defined statement of works and a clear quotation.
Operatives work from towers, platforms and poles beside the roof, never on it, lifting leaf litter and moss from the tile channels, valleys and ridges before any cleaning begins.
The roof is cleaned at the lowest effective pressure, or soft washed where that suits better. The Chiltern EverGuard™ Treatment is applied when the weather is settled and frost-free.
All the leaves and moss that reached the eaves are cleared from the gutters and the downpipes checked, then the project lead talks you through the finished roof.
Honest limits
Cleaning and treatment slow regrowth, but they cannot change the setting. Where branches overhang, leaves and spores will keep landing, and those parts of the roof will need attention sooner than the rest.
Why us
Heavily banded courses get the time they need and lightly affected slopes are not over-worked, so the finished roof is even without unnecessary wear.
Leaves and moss come out of the tile channels and valleys by hand first, which leaves far less for water to do afterwards.
Towers, platforms and poles bring operatives close to large roofs without anyone standing on the tiles, however far the slopes stretch.
Fully insured operatives, a briefing before the work begins and a project lead who walks you through the roof and its aftercare at the end.

We also clean roofs in North Ascot, South Ascot and Sunninghill, and further afield in Sunningdale, Cheapside and Winkfield. Tree cover is a common thread across them, so the same careful assessment comes first.

Questions
Strips of growth usually follow shade and drainage. Courses under a branch, beside a chimney or near a valley stay wet longer and moss spreads along them. It is a pattern of exposure rather than a sign that the tiles are failing.
Yes. Leaf litter, twigs and seed cases are lifted from the tile channels, valleys and ridges by hand before cleaning starts, and anything that reaches the eaves is cleared from the gutters afterwards.
Yes, subject to safe access. Junctions are cleaned as separate areas because they combine tile edges, flashings and concentrated debris, and the access plan is agreed at the site visit.
Not indefinitely. Treatment slows regrowth, but leaves and spores keep arriving from nearby branches. Overhung areas typically need attention sooner, and we will suggest a sensible interval once we have seen the roof.
No, not in the sense most people mean. Moss comes off by hand first, then the roof is cleaned at the lowest pressure that works on its covering, or soft washed. High pressure on weathered tiles can strip their surface.
Once most of the leaves have fallen is a sensible time, because the roof then stays clearer for longer afterwards. Moss can be removed through the year; the Chiltern EverGuard™ Treatment simply waits for settled, frost-free weather.
Yes. Natural colour variation, earlier repairs and weathering can show more clearly once the moss and staining are gone. That is the real roof underneath, and we aim to restore its original appearance where the condition allows.
