Roof Cleaningin Wokingham

Wokingham pairs a historic market-town centre with large areas of newer housing, so a roof here may be centuries old or barely weathered. We set the method by the roof's age and condition, then apply Chiltern EverGuard™.

  • Older roofs handled gently
  • Moss taken off by hand
  • Newer roofs kept in order

The principle

A roof's age shapes how it is cleaned as much as its material does

Two clay roofs can need very different handling if one was laid generations ago and the other last decade. Age changes how porous a tile is, how firmly it is fixed and how much the timbers beneath have settled. We weigh all of that at a free site visit, using a drone where it helps, before recommending any method.

Denmark Street, Wokingham

Wokingham roofs

Market Place, Victorian red brick and new neighbourhoods

The historic heart of Wokingham grew up around the Market Place and the streets leading off it, where some of the oldest buildings are timber-framed and were later faced in brick. The town centre and Langborough Road form a conservation area, and the Victorian Gothic Town Hall adds red brick and slate to the mix. Roofs in this part of town can be old, steep and uneven along their ridges.

Beyond the centre, established neighbourhoods give way to more recent development, and regeneration has brought new homes into the town centre itself. Many of these newer roofs are concrete tile. The town keeps plenty of green space and mature planting, so roofs of every age can sit in shade and stay damp for longer.

Older roofs

Historic roofs that have settled over time

On the oldest buildings, roof timbers may have settled, leaving a ridge that dips or courses that no longer run quite straight. Tiles on these roofs are often old clay, with fixings that have done a long job. Moss on them can be thick and well rooted, but it must come off gently.

Moss is removed by hand from access equipment beside the roof, and the clay is then soft washed rather than pressure cleaned. Where a roof shows signs of needing repair, such as slipped tiles or open ridges, we recommend a roofer looks first; cleaning a roof that is already failing helps nobody.

Clay and slate

Character materials in the conservation area

Older clay tiles vary in colour from one to the next, and slate has its own grain and sheen. That variety is part of what gives the town centre its look, and a clean should reveal it, not even it out. Lichen often grips these surfaces tightly; rather than scrubbing at it, we let the treatment loosen it so it fades gradually.

  • Clay: soft washed, with its tonal variation preserved
  • Slate: cleaned with close control and no footfall
  • Lead and mortar details: worked around by hand
  • Defects noted for a roofer, never covered up

Recent homes

Newer roofs are worth looking after early

Recent roofs are not exempt. On a north-facing pitch or beside a tall hedge, a thin green or grey film can settle on concrete tiles while they are still young, and lichen dots soon follow on the exposed faces. Dealt with early, it rarely needs more than a soft wash and treatment, with no heavy moss to remove.

Looking after a roof at that stage keeps its surface tighter and less absorbent, which makes every later clean easier and gentler.

Aftercare

How the Chiltern EverGuard™ Treatment helps

Every roof we clean, old or new, is finished with the Chiltern EverGuard™ Treatment. It soaks into the surface to deal with residual growth and spores that cleaning alone may leave, and it helps reduce the pace at which moss and algae return.

Protection typically lasts 12 to 24 months; an old, porous clay roof under trees may sit at the shorter end. The treatment is applied in settled conditions without frost, and we email to offer a free reassessment as the period closes.

From start to finish

Our five-stage roof cleaning process

Every roof goes through these five stages. The age and condition we record at the first stage set the method used in all the others.

  1. 01

    Assessment and drone footage

At the free site visit we look at the roof's age, covering, fixings and growth, from the ground and by drone where appropriate, and share the live images with you.

  2. 02

    Written report and quotation

We explain the method we recommend for a roof of that age and condition, and why, in a defined statement of works with a clear quotation.

  3. 03

    Gentle hand removal

Operatives work from towers, platforms or poles close to the roof without standing on it, and lift the moss off by hand, taking particular care on old clay.

  4. 04

Cleaning matched to the roof's age

Older roofs are soft washed; sturdier tiles may be cleaned at low pressure. The Chiltern EverGuard™ Treatment follows in settled weather free of frost.

  5. 05

    Gutters and handover

Gutters are cleared of the moss that came down and downpipes checked, then the project lead walks you through the work, the treatment and the aftercare.

Limits

Cleaning cares for a roof, it does not repair it

We aim for a significant improvement and to restore the original appearance where the condition allows. On an old roof that still means some honest unevenness, and on any roof it means the clean is maintenance rather than a fix.

  • Settled timbers and dipping ridges stay as they are
  • Slipped tiles, open ridges and worn lead need a roofer
  • Shaded slopes under mature trees will see growth return soonest

Why us

How we look after roofs of every age

  • Age taken into account

A roof's age and fixings are assessed before the method is chosen, so an old clay roof is never treated like a new concrete one.

  • Off the tiles

We work from access towers, platforms and poles beside the roof, which spares old tiles from foot traffic and gives better control.

  • Honest about condition

If a roof needs a roofer before it needs a clean, we say so plainly at the site visit rather than book the work.

  • Fully insured

Fully insured operatives, a briefing before the work and a project lead who explains the finished roof and its aftercare.

Questions

Roof Cleaning in Wokingham: your questions

Can you clean the roof of a very old building?

Often, yes, after assessment. Old clay and slate roofs are cleaned by hand and soft washed, without anyone standing on them. If the roof shows signs of failing, such as slipped tiles or an open ridge, we recommend a roofer looks at it first.

My roof dips along the ridge. Can it still be cleaned?

Usually, yes. Settled timbers are common on older buildings and are not in themselves a reason to avoid cleaning. We check the tiles and fixings closely, and the method is kept gentle throughout.

Is a soft wash enough for my newer roof?

Often, yes. A young concrete roof with a film of algae and a few lichen spots usually responds well to a soft wash and treatment. Thicker moss, if there is any, is lifted by hand first.

Will cleaning remove the colour variation in old clay tiles?

No, and it should not. Tonal variation between clay tiles is part of their character. Cleaning removes growth and dirt so the real colours show, rather than trying to make every tile match.

Do you work in the town centre conservation area?

Yes. The approach is the same careful one we use on any older roof: hand removal, a soft wash where the material needs it and no foot traffic. Questions about listed status are best put to the council.

How soon will moss come back after cleaning?

It depends on shade, trees and the roof itself. The Chiltern EverGuard™ Treatment typically helps hold regrowth back for 12 to 24 months, after which we email to offer a free reassessment.

Is gutter clearing included in a roof clean?

Yes. The moss we take off the roof gathers at the eaves, so the gutters below the work are cleared and the downpipes checked before we leave, as part of every roof clean.
