Soft Wash Treatment · Berkshire
Cookham sits low beside the Thames, and its walls dry slowly: under sills, beside downpipes, behind climbers and along garden boundaries. We follow where the damp lingers and soft wash the growth at low pressure, never by force.

Where it starts
Biological staining first appears where a wall stays wet longest: beneath a projecting sill, beside a downpipe, in a shaded corner or behind dense planting. Small patches then merge into a wider green or grey cast. Washing the most obvious marks leaves the pattern underneath untouched, so we read how the staining developed before we decide how to treat it.

Cookham homes
Cookham lies low beside the Thames, with Cookham Rise and Cookham Dean climbing away from the river. Character homes near the village centre, riverside houses and period cottages share the parish with larger family homes and newer developments, and many sit in mature gardens planted close to the house.
Low ground, river air and established planting keep walls damp after rain, especially on elevations that miss the sun. Older cottages often have soft brick and lime pointing that will not tolerate the pressure a modern concrete drive can take, which is exactly where a low-pressure approach earns its place.
Water paths
Rain rarely runs straight down a wall. Sills, copings and decorative bands push it outwards and then let it drop along the same narrow line, time after time. Those lines stay wet longest and turn darker or greener than the wall around them, particularly on shaded sides.
We treat the feature and the streak below it as one area, because the shape of the building is what made the stain. On older brick that work is done at low pressure, so the soft face and the lime joints are left as they were.
Downpipes
The wall beside a downpipe can be spotless, heavily marked or carry a single thin line of growth, depending on the joints, the clips and where water splashes. A concentrated stain there is often a sign of a leaking joint or an overflowing hopper above.
We look at that pattern before treating it. Cleaning will lift the growth, but if the pipe keeps wetting the wall the green will come back, so we tell you what we saw and suggest the repair is dealt with separately.
Boundaries
Boundary walls face different directions from the house, sit close to soil and shaded paths, and take rain on their tops as well as their faces. That gives dark bands under copings and heavy growth near the base. Where they are part of the agreed work, we treat them as separate jobs rather than copying the method used on the house.
Paint and render
Paint makes masonry easier to look after, but only while it is sound. Older paint can be chalky, flaking or poorly bonded in places, and wetting a wall tends to show those weaknesses up. Textured render, meanwhile, holds airborne dirt and growth in its small recesses, which makes staining look deeper than it is.
At the site visit we check both. A low-pressure solution can reach into render texture without a concentrated jet, but nothing about cleaning will stabilise paint that is already failing, and we would rather say so before the work than after it.
How it runs
The method does not change because a house is old, but the care inside each step does.
We identify the material, the coating, the growth and the water marks, and note the downpipes, sills and planting that explain how the staining has formed.
Climbers, borders, pots and lawns close to the house are covered or wetted down first, along with windows, metalwork and painted joinery.
The solution is applied in a controlled way, with coverage matched to how heavy the growth is, rather than relying on force to do the cleaning.
The treatment is left to work while we keep an eye on the wall, instead of applying more and more of it. Established growth needs time, not strength.
We rinse the wall and the planting, apply the Chiltern EverGuard™ Treatment to the clean surface and tell you what may keep fading after we leave.
Before we start
Cleaning reveals a wall as it really is. Cracks, coating failures, earlier patch repairs and differences between materials can be more visible once a general film of growth has gone.
If a wall needs repointing, rendering, repainting or a leak fixing, those are jobs for the appropriate trade. We keep cleaning and repair clearly separate, so you know exactly what our work covers.
Why us
We are based in Marlow, a few miles upstream, and know how the river and village gardens keep walls damp along this stretch of the Thames.
Soft brick and lime pointing are treated at low pressure with the solution doing the work, so the face and the joints are left intact.
We look at what keeps a wall wet, from a leaking downpipe to a dense climber, and tell you about it plainly.
Fully insured, with planting and paintwork protected first and everything rinsed and tidied before we leave the garden.
Nearby
We also work in Cookham Dean and Cookham Rise, in Bourne End and Wooburn Green across the river, and down towards Furze Platt and Taplow. The riverside setting is much the same, so the same careful method applies.

Questions
Pressure washing relies on force to remove what is on the surface. Soft washing applies a treatment at low pressure and lets it act on the growth itself before the wall is rinsed, which suits render, paint and older brick far better.
Yes, where the marks are growth. We treat the sill and the wall below it together, because the projection is what channels the water and causes the streak in the first place.
Mostly. Much of the improvement is immediate, but deeply rooted lichen and residual staining can keep fading after the visit as rain carries the dead growth away. We tell you which areas to expect that on.
Yes, when the brick and pointing are assessed first. Low pressure and a careful rinse leave soft brick and lime joints alone. If pointing is already loose or missing, we point that out instead of washing over it.
Yes. Brick, rendered or painted boundary walls can be added to the work. We look at the coping, the face and the base separately, because each one weathers in its own way.
There is no fixed interval. Shade, river air, the direction a wall faces and the planting beside it all play a part. The Chiltern EverGuard™ Treatment helps slow regrowth, and its protection typically lasts between 12 and 24 months.
