Brick Cleaning and Soft Washing in Beaconsfield
Brick cleaning and soft washing in Beaconsfield: black algae and lichen treated on brick retaining walls and copings, then rinsed at low pressure.
Soft Wash Treatment · Buckinghamshire
Penn's flint and brick cottages, painted render and older houses along the ridge were built with materials that a jet would scour. We soft wash them with a low-pressure solution, rinse gently and finish with Chiltern EverGuard™.

Our approach
Many walls in Penn were built long before cement mortar and hard modern renders. Flint panels, handmade brick, lime pointing and painted render are meant to let moisture out and to weather slowly, and a high-pressure jet strips away exactly what holds them together. Soft washing relies on a solution and on time instead, and we confirm at a free site visit that each surface suits it.

Penn homes
Penn sits high in the Chiltern Hills, its houses strung along a ridge with commons, beech woodland and old hedgerows around them. Much of the village core lies within the Penn and Tylers Green conservation area, and the trees that give it character also keep many walls in shade, so algae, moss and lichen settle on the sides that face the woods or the north.
Building materials here are traditional. Flint laid with brick dressings appears on cottages, garden walls and larger houses, some older buildings have timber framing or render, and plain clay tiles are tied to the area's long history of tile making. Later detached homes and modern family houses sit alongside them, so a single lane can hold several quite different walls, each assessed in its own right.
Flint and brick
In a flint wall the mortar does much of the work, and in older buildings that mortar is lime. It is softer than the flint and the brick around it by design, so that moisture escapes through the joints rather than through the stone.
Moss and lichen root into those joints and the brick quoins hold green film, but forcing them off with pressure washes the mortar out with them. With a soft wash, the solution works on the growth while the rinse stays gentle. Where joints are already open or crumbling, we recommend a builder experienced with lime before any cleaning goes ahead.
Cottages and render
Older cottages and some larger houses carry render or paint over brick and timber, and these are often the walls that sit closest to hedges and trees. Shade and slow drying let algae spread across them in a green or grey film.
Before treating, we check that the coating is sound, because a soft wash cleans paint that is well bonded but cannot hold together paint that is already flaking. On sound surfaces the colour usually returns evenly once the growth has been treated and rinsed away.
Conservation area
In a conservation area, and on any listed building, what may be done to the fabric is a matter for the owner and the local planning authority. Cleaning with a low-pressure solution leaves the surface itself intact, which is why it suits these buildings.
We still identify the materials, note any earlier repairs and tell you if something looks as though it needs specialist advice. If a wall would be better left alone, we will say so rather than clean it.
Protection
The final stage of every soft wash is the Chiltern EverGuard™ Treatment, applied to the cleaned surface to work on remaining spores and residual growth. It helps reduce how quickly algae, moss and lichen come back.
Protection typically lasts between 12 and 24 months, depending on the location, the surroundings, the surface and how it is maintained. In a village enclosed by beech woods, the shadiest walls will usually be at the shorter end.
Step by step
Older buildings take more care at every stage. The steps are the same as on any house, but each is slower and more deliberate.
At a free site visit we establish whether a wall is flint, brick, stone, render or timber, check the mortar and coatings, and name the growth on it.
Cottage borders, climbers, lawns, glass and painted joinery are covered or soaked with clean water so the solution only touches the wall being treated.
The solution is applied at low pressure and given time to break down algae, moss and lichen, rather than relying on force to remove them.
The wall is rinsed gently from the top down, with the pressure kept low enough to leave lime joints and soft brick faces undisturbed.
Chiltern EverGuard™ is applied once the surface is clean, and we explain what was done and which older marks may keep fading as they weather.
Know the limits
A soft wash removes organic growth and makes a significant improvement to stained flint, brick and render. It will not, and should not, strip away the weathering that gives an old wall its character.
Why us
Flint, handmade brick, lime mortar and old render are cleaned with a solution and time, never scoured with a jet.
If a wall needs repair first, or would be better left alone, we say so at the site visit rather than clean it anyway.
Borders, climbers and lawns close to old walls are covered or wetted before we start and rinsed again when we finish.
Fully insured operatives, based nearby in Marlow, who explain the work and leave the property tidy.
Nearby
We also look after homes in Tylers Green, Knotty Green, Forty Green, Penn Street, Hazlemere and Holmer Green. Flint, brick and older render appear in many of them too, alongside newer houses.

Questions
Yes, once we have checked the mortar. The solution deals with algae, moss and lichen while a gentle rinse leaves sound lime joints in place. Where pointing is already loose or missing, we recommend repair first.
Usually, yes. A low-pressure solution cleans without altering the surface, which suits older buildings. For a listed property, anything beyond cleaning is for the owner to agree with the local authority, and we will raise it if it applies.
They get little sun and dry slowly after rain, and spores arrive constantly from the trees nearby. Algae, moss and lichen all need moisture first, so the shaded, wooded sides of a house are usually where growth starts and where it returns.
No, not the honest weathering that comes with age, and that is intended. Soft washing removes organic growth and staining. Colour changes and marks set into old brick or flint over a long time are part of the wall and may remain.
Yes, if the paint is sound. Well-bonded paint is cleaned with a low-pressure solution and a gentle rinse. Flaking or powdery paint will not survive any cleaning method intact, so we point it out at the site visit and suggest redecoration where it is needed.
Chiltern EverGuard™ protection typically lasts between 12 and 24 months, depending on the location, the surroundings, the surface and how it is maintained. Walls beside beech woodland or tall hedges tend to sit nearer the shorter end.
