Sandstone Patio Cleaning and Repointing in Princes Risborough
Indian sandstone patio cleaning in Princes Risborough: black spot and algae treated, back steps relaid and repointed, protected with Chiltern EverGuard™.
Patio Cleaning · Buckinghamshire
Penn's patios often sit against flint walls, old brick steps and cottage planting under tall beech trees. We clean the paving gently, keep water and treatment away from fragile masonry, and treat the growth rather than forcing it off.

Our starting point
On an older property, paving rarely stands alone. It meets brick steps, flint boundary walls, lime pointing, door thresholds and planting that has been there for decades. A clean that ignores those will cause problems the patio never had. At a free site visit we look at the whole setting before suggesting how the paving should be cleaned.

Penn properties
Penn stands high on a Chiltern ridge, and much of the village falls within the Penn and Tylers Green conservation area. Around the historic core near Holy Trinity Church you find cottages, larger period houses and garden walls built from flint and brick, alongside later family homes set back along wooded lanes.
Beech woodland and big garden trees bring shade and a heavy fall of leaves each autumn, and leaf litter caught in joints breaks down into the damp, rich layer that moss and algae need. Older patios here may be natural stone or brick, while newer ones tend to be sandstone or porcelain, so the method varies from house to house.
Older masonry
Flint walls are bedded in mortar that is often softer than modern cement, and older bricks can be soft-faced. Water driven hard at the base of a wall, or treatment left to run against it, can wash out pointing and mark the brick.
We clean the paving at low pressure, direct the water away from walls and steps, and keep treatments to the stone they are meant for. Where pointing or brickwork is already loose, we mention it before we start rather than discovering it during the clean.
Under the trees
Leaves that sit on paving through the winter stain the surface and feed what grows on it. In the joints they rot down with silt into a soft fill where moss and weeds root easily, and that fill keeps the edges of every slab damp.
Cleaning clears that material out of the joints as well as off the face. Where the jointing has washed out or broken down underneath, we re-sand it so the slabs sit firmly and there is less space for growth to return.
Black spot
Black spot is a lichen, and it roots into the pores of natural stone rather than sitting on top. Turning up the pressure only wears the stone.
Our treatment works in stages. The visible marks are dealt with through controlled cleaning and a specialist application. Once the patio is clean, the Chiltern EverGuard™ Treatment soaks into the porous surface to target the live growth still in the stone and help reduce its return. Protection typically lasts between 12 and 24 months, depending on shade, surroundings, the paving and its care. Heavily marked stone can take a second visit.
On the day
Each stage is planned at the site visit, including where water will drain and which walls and planting need protecting.
We identify the stone, check joints and edges, and look at the walls, steps and planting around it, then explain what can realistically be improved and send a clear quotation.
Pots, furniture and loose items are moved. Borders, thresholds and the base of nearby walls are protected or kept clear, and we plan where the cleaning water will run.
The paving is cleaned at the lowest pressure that achieves the result on that material, with extra care at edges, steps and anywhere old pointing meets the stone.
Black spot gets its specialist application, washed-out joints are re-sanded, and the Chiltern EverGuard™ Treatment goes on once the patio is clean. We then explain the aftercare.
Plain answers
Older paving usually improves significantly, and we aim to restore the original appearance where the condition allows. It will still look its age, and we think that is no bad thing beside a period house.
Cleaning does not repair cracked slabs or loose pointing, and deeply set stains may only fade. Patios beneath beech and other large trees will see growth return sooner than open ones.
Why us
Flint, soft brick and lime pointing are protected from pressure and run-off, so cleaning the patio does not create a repair job elsewhere.
Pressure is kept to the lowest effective level, and treatment does the work on growth that force cannot reach.
Rotted leaf litter is cleared from the joints, and washed-out jointing is re-sanded so the paving is stable underfoot afterwards.
Every job is carried out by fully insured operatives, with the method agreed in advance and explained again at handover.
Nearby
We clean patios in the neighbouring villages too, including Tylers Green, Knotty Green, Forty Green, Winchmore Hill and Penn Street. Most share the same wooded ridge-top setting, so the same care applies.

Questions
Yes. We clean the paving at low pressure, direct water away from the wall and keep treatments off the flint and mortar. If the pointing at the base is already loose, we point it out at the site visit before any cleaning begins.
Usually not, but it depends on its condition. Softer paving is cleaned gently and relies on treatment rather than pressure. Where bricks or slabs are already crumbling, we will say so and suggest a lighter approach or none.
Leaves from nearby trees settle into the joints and rot down into a damp fill that moss roots in easily. Shade then keeps the paving wet. Clearing the joints, re-sanding them and sweeping regularly in autumn all slow it down.
Only where they are needed, and with care. Treatments are applied to the paving rather than sprayed widely, nearby borders are considered before we begin, and we plan where water runs so it is not washed into beds.
Yes, eventually. The Chiltern EverGuard™ Treatment helps reduce regrowth, typically for between 12 and 24 months, but spores keep arriving on the wind. Shaded patios beneath trees tend to see it return sooner.
Yes. Porcelain is dense and responds well to a gentle clean. The work lies in an even finish across large slabs and tidy joints, so the whole patio looks consistent when it is done.
