Sandstone Patio Cleaning and Repointing in Princes Risborough
Indian sandstone patio cleaning in Princes Risborough: black spot and algae treated, back steps relaid and repointed, protected with Chiltern EverGuard™.
Patio Cleaning · Buckinghamshire
Beaconsfield's larger gardens often hold patios on a generous scale, and the bigger the terrace, the more an uneven clean shows. We work at controlled pressure, treat black spot properly and aim for one consistent finish from slab to slab.
Before we start
On a small patio, a missed strip or a patch cleaned harder than the rest may pass unnoticed. Across a wide terrace in full view of the house, it will not. We plan the clean around the whole area, keep the pressure steady and suited to the stone, and treat growth with the right application rather than chasing it with force.
Beaconsfield homes
Beaconsfield is really two places. The Old Town, with its broad historic streets, has period houses where paving often meets soft brick and long-established planting. The New Town grew up later around the railway station, and its roads are lined with substantial detached homes, many in generous, mature gardens and some on private roads.
Those larger plots frequently carry wide sandstone or limestone terraces, with steps, paths and seating areas leading off them, and porcelain in gardens that have been redone more recently. Woodland around the town and big garden trees keep parts of each terrace in shade for much of the day, and that is where algae and black spot settle first.
Consistency
The surest sign of a rushed patio clean is striping: bands of lighter and darker stone where the cleaning passed unevenly. On riven sandstone, pressure set too high can also leave lines etched into the face. Neither is easy to undo once it is there.
We work methodically, in overlapping passes, at a pressure chosen for the material, and we look along the terrace from different angles as we go. Shaded corners that carry more growth are given treatment rather than a harder jet, so they finish in tone with the open, sunlit areas.
Materials
Bigger terraces in town are mostly laid in one of three materials, and each has its own demands once you are cleaning it at scale.
Black spot
Black spot is a lichen. It grows into the pores of natural stone, so on a big terrace the marks can cover a surprising amount of ground, thickest where shade lingers. Washing lightens the stone around them; it does not remove the organism itself.
We treat it with a specialist application alongside controlled cleaning, then apply the Chiltern EverGuard™ Treatment once the patio is clean to target the live growth still held in the stone. Heavily marked paving may need a second visit, and you will hear that at the site visit, not afterwards.
Afterwards
Where cleaning shows that jointing has washed out or broken down, we re-sand it so the slabs stay firm and weeds have less room. Chiltern EverGuard™ protection typically lasts between 12 and 24 months, depending on shade, the surface and how the patio is kept.
Sweeping leaves away before they break down and keeping drainage channels clear both help it last towards the longer end. On a large terrace, those simple habits make a visible difference to how evenly it weathers again.
The work
Larger patios take longer, but they follow the same sequence. What we plan more carefully is water supply, access and where the work starts and finishes.
We walk the whole terrace, paths and steps with you, identify each material, check the joints and note where shade has let growth build up. A clear quotation follows.
Working in planned sections, we clean at the lowest effective pressure for the stone, keeping passes consistent so the finished patio reads as one surface rather than patches.
Black spot and stubborn lichen receive a specialist application. Joints that have washed out or broken down are re-sanded, so the slabs sit firmly once the work is done.
Once the stone is clean, the Chiltern EverGuard™ Treatment is applied. We look over the terrace together and explain what was done and how best to care for it.
Honest limits
A careful clean gives most terraces a significant improvement in colour and texture. It does not mend paving, and older stone carries marks that are simply part of its age.
Why us
Large terraces are cleaned in planned sections at steady pressure, so the finish is consistent across the whole area rather than patchy.
We identify the stone before agreeing anything, and the method follows from it rather than from a standard machine setting.
Black spot and lichen are dealt with by a specialist application and Chiltern EverGuard™, not by turning up the pressure.
Fully insured, with the work set out in a clear quotation after the site visit and a walk-round with you when the patio is finished.
Nearby
We also clean patios in Seer Green, Jordans, Knotty Green, Forty Green and Wooburn Green. Several of them sit under heavier tree cover than the town itself, so shade-driven algae and black spot tend to be the main concern there.

Questions
Usually, where the stone allows. We clean in planned sections at consistent pressure and treat heavier growth rather than blasting it. Natural sandstone varies from slab to slab anyway, and cleaning brings that variation back rather than hiding it.
Yes, if the pressure is too high or the lance is held too close. It can roughen the riven face, leave lines in the stone and wash out the joints. We set pressure for the material and its condition and rely on treatment where force would do harm.
Yes. Limestone is softer and paler than sandstone, so it is cleaned slowly and at low pressure. Pale stone shows marks readily, which is why we take time over evenness and treat organic staining rather than scrubbing at it.
Not always. It can usually be greatly reduced with a specialist application and controlled cleaning, but long-established marks in porous stone can leave a faint trace. Heavily affected stone may need a second visit, and we tell you that before any work starts.
Yes. Steps, paths and seating areas are usually part of the same paving and are cleaned to match, so the whole area finishes in tone. We agree exactly what is included at the site visit.
It works into porous stone to target spores and remaining growth, helping reduce how quickly algae, moss and black spot come back. Protection typically lasts between 12 and 24 months, depending on shade, the paving and its upkeep.
