Patio Cleaning · Buckinghamshire
In Bourne End the side of a house that faces the Thames is often the side that stays damp, and the patio there shows it first. We clean each section to its condition, treat black spot and finish with Chiltern EverGuard™.

Starting point
An open stretch of paving may dry within the hour, while the slabs beside a boundary wall, under a tree or in the lee of the house stay wet into the evening. Growth follows that pattern closely. At a free site visit we map where the damp sits, identify the material and recommend a method that brings every section to the same finish.

By the river
Bourne End lies on the Thames, and many of its homes have gardens running towards the water or set among tall, established trees. Moist air off the river and the shade of that planting keep paving cool and slow to dry, which is why the elevation facing the water is so often the one that greens over first.
The houses vary from riverside properties and older character homes to family houses and newer developments, and their patios vary with them. Sandstone and limestone are common on the older terraces, while recent builds tend to have porcelain or concrete slabs. Each responds to pressure, water and treatment in its own way, so the material is confirmed before the method is set.
Exposure zones
Look closely at most garden terraces near the river and you can see the zones. The paving furthest from the house catches sun and wind and stays fairly clean. The strip along the wall, under the eaves or beside a hedge holds water and turns green. Furniture and pots create their own small sheltered patches.
We clean to those zones, giving the damp sections the time they need rather than running the whole patio at the intensity its worst corner demands. That keeps the finish balanced and avoids overworking stone that was never badly affected.
Black spot
Black spot is a lichen that grows into natural stone. Once loose grime and algae have gone, it often remains as a scatter of dark dots across sandstone. Raising the pressure to chase it marks the stone and still leaves the organism behind.
Our answer is a specialist application that lets the treatment do the work. A second visit is sometimes needed on heavily affected stone, and we raise that at the site visit so the likely result is understood before anything is booked.
Joints
The lines between slabs shape how finished a patio looks and how firmly it sits. Weathering, weeds and earlier cleaning can leave them thin or empty. Where a patio uses sand jointing that has washed out or broken down, we re-sand it once the surface is ready. Mortared joints are handled differently: cracked or loose mortar is a repair, so we identify it rather than blast it away.
Protection
Once cleaning and any joint work are complete, the Chiltern EverGuard™ Treatment is applied. It targets the growth left in the pores of the paving and helps slow the return of moss, algae and black spot.
Protection typically lasts between 12 and 24 months, depending on location, surroundings, surface and maintenance. A terrace in deep shade near the water will usually sit towards the shorter end, an open and sunny one towards the longer. Sweeping off wet leaves through autumn still makes a real difference.
The work
Each patio follows the same sequence. The pressure, the treatment and the time spent in each part of the garden are set at the site visit.
We identify the paving, inspect the joints, staining and drainage, note which parts stay damp and set out realistic expectations. A clear quotation follows.
Movable items are cleared as agreed, and planting, glass and painted surfaces close to the paving are considered and protected where needed.
Each zone is cleaned at the lowest effective pressure for the material, with the rinse water directed away from beds, lawns and drains.
Black spot receives its specialist application, and any washed-out sand joints are refilled once the paving is clean and ready for it.
Chiltern EverGuard™ goes on the clean surface, and we give practical advice on drying time, putting furniture back and keeping fallen leaves off.
Worth knowing
Cleaning removes growth and grime and brings back colour and definition. It does not make a patio that has been down for years look newly laid, and that is rarely the right goal. Natural weathering, historic stains and existing damage can remain, and paving beside the river will see growth return sooner than paving in open sun.
Why us
Damp, shaded sections are treated thoroughly while open paving is cleaned only as hard as it needs, so the finish stays even.
Black spot is dealt with by a specialist application and limestone by a gentler method, rather than one approach for every surface.
We are based a short way upriver in Marlow, so damp Thames-side gardens are conditions we know well.
Fully insured operatives do the work, protect what surrounds the paving and leave the garden tidy when they go.
Nearby
We also look after patios in Wooburn Green, Hedsor, Flackwell Heath, Cookham and Little Marlow. Some of those gardens sit by the river and some on higher ground, so each is assessed on its own setting.

Questions
Damp air off the Thames and the trees along the river keep that side shaded and wet for longer. Algae, moss and lichen establish where surfaces stay damp, so the part of the patio facing the water is usually the part that needs the most work.
No. Pressure is set for each material and its condition. Limestone is softer and paler, so it needs a gentler approach than most concrete slabs, and both are cleaned at the lowest pressure that achieves the result.
Yes. Porcelain cleans readily. The attention goes on even coverage, the slab edges, the joints and a thorough rinse, because residue shows clearly against a dense, uniform surface once it dries.
Yes, where it is sand jointing that has washed out or broken down; we re-sand it once the paving is ready. Mortared joints that have cracked need a repair, so we point them out instead.
No, and that is not usually the aim. Cleaning restores colour and definition and removes growth, but natural weathering, old stains and existing wear can remain. We describe the realistic result before any work begins.
Yes. It is applied once the patio is clean. Protection typically lasts between 12 and 24 months depending on the surface and environment; damp, shaded paving near the river tends towards the shorter end.
Sweep regularly, clear wet leaves before they sit for long, move pots now and then so the slabs beneath can dry, and keep drainage points clear. Shaded paving that dries faster gives algae less chance to settle again.
