Indian sandstone patio cleaning in Princes Risborough: black spot and algae treated, back steps relaid and repointed, protected with Chiltern EverGuard™.
Patio Cleaning · Buckinghamshire
Gerrards Cross owes much of its character to its trees, and patios beneath them pay for it in leaf stains, green joints and black spot. We clean the paving to suit its stone and treat the growth that the shade encourages.

Where to begin
Most of what discolours a patio here comes from above: leaves that stain as they rot, shade that keeps the stone damp, and debris that fills the joints. We look at the paving and the trees around it at a free site visit, then explain how we would clean the surface and what will help it stay cleaner afterwards.

Gerrards Cross gardens
Gerrards Cross is known for wide, leafy residential roads and spacious family homes, many of them inter-war houses set in long, established gardens. The large Common at the heart of the town and the woodland around it add to a canopy that shades much of the paving for part of every day.
Those trees are a large part of the appeal, and they are also why patios here discolour the way they do. Leaves land, sit and break down, staining pale stone and feeding algae and moss. Paving in deep, all-day shade along a boundary or under a large tree rarely dries out properly between autumn and spring.
Leaf staining
Leaves left lying on paving release tannins as they decay, and on pale sandstone, limestone and light porcelain those tannins leave brown, leaf-shaped shadows. They are a stain rather than growth, and they sit in the surface of porous stone.
Cleaning and treatment lighten most leaf marks considerably, and many disappear entirely. Older, deeper stains on porous stone can leave a faint outline. The simplest prevention is sweeping leaves off before they have had a chance to rot down, particularly on pale paving.
Joints
Leaf fragments wash into the gaps between slabs and rot down with silt into a dark, damp fill. Moss roots in it, weed seeds germinate in it, and the slab edges beside it stay wet.
We clear that material out as part of the clean. Where the jointing beneath has washed out or broken down, the joints are re-sanded so the slabs sit firmly and there is less space for growth to come back. Mortared joints that have cracked are a repair, and we tell you so rather than covering them up.
Black spot
Black spot is a lichen that grows into the pores of natural stone, and other lichens show up as pale, crusty spots on the same paving. Both survive a hard wash, because the organism is held inside the stone.
We use a specialist application alongside controlled cleaning, then apply the Chiltern EverGuard™ Treatment to the clean patio to target live growth left within the material and help reduce how quickly it returns. Chiltern EverGuard™ inhibits regrowth, typically for two to three years, depending on the surface and its environment; under a dense canopy, expect the shorter end.
The process
Nothing is decided on the day. The method, the treatment and the jointing work are agreed at the site visit and set out in the quotation.
We identify the paving, check its joints and edges, note leaf staining and growth, and look at which trees and boundaries shade it. A clear quotation follows.
Loose leaves and debris are removed first, furniture and pots are moved, and borders, lawn edges and doors near the patio are considered before cleaning starts.
The patio is cleaned at the lowest effective pressure for its material, lifting algae, grime and rotted debris from the surface and the joints without scarring the stone.
Black spot and lichen receive a specialist application, and joints that have washed out or broken down are re-sanded so the paving is stable underfoot.
The Chiltern EverGuard™ Treatment is applied to the clean surface, and we explain how leaf clearance and drainage help the result last as long as possible.
Set expectations
A thorough clean gives most patios a significant improvement, and we aim to restore the original appearance where the condition allows. Some things are worth knowing before you book.
Why us
Leaf stains, algae and black spot are different problems, and each is dealt with in its own way rather than with one hard wash.
Rotted leaf litter comes out of the joints, and washed-out jointing is re-sanded, so moss has less to root into afterwards.
Pressure stays at the lowest level that works, so riven sandstone and soft limestone keep their surface and their edges.
Fully insured technicians, access and water supply confirmed in advance, and a clear explanation at the end of what was done.
Nearby
We also clean patios in the surrounding area, including Chalfont St Peter, Chalfont St Giles, Fulmer, Denham, Hedgerley and Stoke Poges. Many gardens there are just as wooded, so leaves and shade shape the work in much the same way.

Questions
Yes, in most cases they lighten considerably and many disappear. Leaf stains are tannins absorbed into porous stone, so very old or deep marks can leave a faint outline. We show you at the site visit which stains we expect to lift fully.
There is no single right time. A clean once the main leaf fall is over clears the winter build-up, while one in spring readies the patio for summer use. Either suits most gardens; what matters more is clearing leaves regularly afterwards.
Pale, crusty spots are usually a different lichen from black spot, and both commonly grow on the same paving. Each roots into the stone rather than sitting on it, so they need treatment as well as cleaning.
Yes. Moss, weeds and rotted leaf litter are cleared from the joints during the clean. Where the jointing has washed out or broken down, we re-sand it, which leaves less space for moss to re-establish.
Yes. We confirm access, parking and water supply at the site visit, so the day itself runs smoothly and nobody is working out logistics on your driveway.
No. It inhibits regrowth, typically for two to three years, depending on the surface and its environment. Leaf staining is a separate issue, and the best defence against it is sweeping leaves away before they rot.
