Roof Cleaning and Moss Removal in Great Missenden
Roof cleaning in Great Missenden — moss and lichen removed from a concrete tile roof from powered access at low pressure, plus Chiltern EverGuard™ protection.
Roof Cleaning · Buckinghamshire
Penn's older roofs are part of its character, and much of their colour comes from age rather than dirt. We separate the two, take the moss off by hand, soft wash old clay gently and leave the patina where it belongs.

Before any water
Moss, algae and lichen are growths that hold moisture and spread. Mellowed colour, softened edges and the variation between one handmade tile and the next are the roof's age, and many owners value them. At a free site visit we show you the difference, often from a drone, and agree what cleaning should remove.

Penn roofs
Penn stands high on a Chiltern ridge, and the Penn and Tylers Green conservation area takes in the old village around Holy Trinity Church, larger houses along the ridge, vernacular cottages and the commons. Flint and brick are everywhere, and plain clay tiles are closely tied to the area's history of tile-making. Some nineteenth-century houses carry Welsh slate instead.
Beech woods press close to many properties. They shade roofs for much of the day, drop leaves and husks into valleys and gutters, and keep the air around them damp. Higher ground catches the wind, so open slopes can dry quickly, while those below the trees stay green. Later houses at the edges of the village add concrete tiles to the mix.
Age or growth
Part of our site visit is simply looking closely with you. Some marks on an old clay roof are living growth that will keep spreading. Others are the tile itself, fired generations ago and weathered since. Cleaning should deal with the first and leave the second alone.
Older clay
Plain clay tiles are small and laid double-lapped, so every part of the roof is covered by more than one layer and there are a great many edges for water to find. Older tiles can also be softer at the surface, and frost may already have started to flake some of them.
Directing pressure at a roof like that can strip the fired face, chip the edges and push water up beneath the laps. Once the moss has been lifted by hand, we soft wash instead: a cleaning solution is applied at low pressure, left to work on the growth and then rinsed away. It takes longer than force, and it treats the roof as the historic covering it is.
Under the beeches
Lichens are sensitive to air pollution, which is why they flourish in rural places with clean air. On Penn's roofs they appear as grey, yellow and orange crusts, often alongside moss in the shade of the woods.
Lichen roots into the surface it grows on and holds moisture there, which can add to the wear on older clay over many winters. It does not wash off easily, so it is loosened by hand where it lifts, softened by the soft wash and then treated so that what remains dies back rather than regrowing from the same spots.
Protection
Every roof we clean receives the Chiltern EverGuard™ Treatment as the final stage, applied in settled, frost-free weather. It is absorbed into the surface and targets the spores and residual growth left after cleaning, helping to reduce how quickly moss, algae and lichen return.
Its protection typically lasts between 12 and 24 months. A roof under beech trees will generally sit nearer the shorter end. As the period draws to a close, we email you to offer a free assessment, so the roof can be looked at again before growth has a chance to re-establish.
Our sequence
Older roofs are never rushed. The stages below stay the same; the pace and the method within them are set by the condition of your roof.
At a free site visit we assess the roof from the ground and by drone where suitable, sharing the live images, and agree with you what is growth and what is age.
A report and a clear quotation set out the method for each covering, the reasons for it and a statement of works, so nothing about the approach is left vague.
Ahead of the work you hear who will be carrying it out and what to expect on the day, with time to ask questions about access, planting or anything else.
From towers, platforms or poles, never from the roof itself, the moss is lifted by hand and the surface is soft washed or cleaned at the lowest effective pressure.
Chiltern EverGuard™ is applied once conditions allow, gutters are cleared of fallen debris, and the project lead walks you round the finished roof and explains the aftercare.
Plain speaking
A cleaned historic roof looks fresher and more even, but it will still look its age, and that is usually what owners want. Lichen held for many years can leave faint marks, and tiles that have weathered unevenly will keep their variation. We restore the original appearance where the condition allows. Where tiles are failing, cleaning is not the answer, and we will say so: that is work for a roofer experienced with traditional materials.
Why us
We remove growth and leave the character of handmade tiles and weathered slate intact, using soft washing where pressure would do harm.
Operatives work from access equipment, as close as practical without walking on fragile clay or slate.
If a roof is too fragile to clean or needs a repair first, we tell you at the visit rather than carry on regardless.
Our operatives are fully insured, and every job ends with a handover explaining what was done and what was applied.
Close by
Our roof cleaning also reaches Tylers Green, Knotty Green, Forty Green, Penn Street, Winchmore Hill and Hazlemere. Several share Penn's wooded setting and older housing, so the same careful assessment applies.

Questions
No. We remove the moss, algae and lichen that are growing on the roof, not the weathering of the tiles themselves. Colour variation and the softened character of old clay stay. We talk this through at the site visit, so you know what to expect before agreeing to anything.
Sometimes. Lichen roots into the surface and keeps it damp, and on softer, older clay that can add to frost wear over many winters. It is also slow to return once treated, so removing it properly tends to be worthwhile on a historic roof.
No, not in the way people usually mean. On older plain tiles we lift moss by hand and soft wash at low pressure. Firmer low-pressure cleaning is kept for sound modern coverings that can take it, and the choice is made at the site visit.
Yes, where the slates and fixings are sound. Slate is thin and can crack under foot, so it is cleaned with close control from access equipment. If we see slipped or broken slates, we note them for a roofer rather than clean over them.
Shade and damp. Trees cut off direct sun for much of the day and keep the air around them moist, and leaves and husks collect in valleys and gutters where they hold water. All of that gives moss and algae the conditions they need.
Typically between 12 and 24 months, and a roof under trees usually sits towards the shorter end. We email as the period draws to a close and offer a free assessment so you can decide whether to treat again.
